Just bought your book now, going to dig deep into the information. My question that I cant seem to find the answer to anywhere on the internet is...if I have multiple clients who need multiple loans a month to flip properties and I broker their loans how do I keep them from going directly to the bank/lender and skipping the middle man (which would be me)? Once they see the closing documents or credit card authorization forms they will know who I deal with and can decide to go directly to them since you don't need to be a licensed broker.

Wouldn't a fee agreement just state how much i'm getting paid or what the costs of the loan will be? Or does it prevent the lender from dealing with my client directly in future deals? Would the agreement be between myself and the bank/lender or between the client and I? This is the one part that confuses me. So, sorry if its a naive question.

Here is the language from one of my fee agreement samples #6 Non-Circumvention: The Borrower agrees and covenants that he will not directly, or indirectly; or in conjunction with any other person, company, partnership or corporation; apply to the lender(s) to whom Broker has submitted his loan application, except through Broker as his exclusive agent, for a period of 36 months; otherwise the Borrower shall be liable to Broker for the loan brokerage commission described above on any loan amount funded.

Great video. I am new to the Loan Broker Industry, as of February this year. I would love to speak with you about finding a private money funding source. I am aligned with a friend of mine that turns about 4+ million a year. One source we frequently use, does not pay any commissions. We use him as a necessity. My other sources pay commissions, but are not able to use the flexible guidelines to match the other lender. We have sent this lender over 2 million in deals this year, with no commission.

i see why you DO WELL...after 35 years of working for THE MAN at Mid Level Management (Hotel,Restaurant,Car Wash Operations.. i started my first business, a marketing/sales organization,(walk in tubs) and I replaced my 100k income from THE MAN..after he let me go because of age and high salary..lololol....but I see that I am controlled by 3rd party internet lead companies..that feed me my prospect base...very hard to grow the business selling residential...I am looking forward to learning more so I can facilitate loans to equipment companies, business owners... in the fields that i have previous experience.

Auto loans are consumer credit which is highly regulated. I would not recommend any type of consumer loans as a "business" loan broker.

My question is, if you can sale cars, can you be a loan broker? I've dealt with you guys for years, I know how it works. There's always an "underwriter" that approves the loans, plus the contracts are VERY confusing. I helped my boss get a 20k loan, and he had to pay back almost 30. Loan Deck is probably the best one of them all.

Yes, you can be a business loan broker no matter what your past experience is. I do no know much about Loan Deck. Many of the new "Fintech" companies have very high rates. Just proof that there is plenty of add value you can provide as a loan broker if you are reasonable with your fees.

Most states do not have any licensing requirements to broker business loans, however, it was brought to my attention that CA does require you to have some sort of lenders license to be legal in CA. You can find out more about their licensing requirements here at www.dbo.ca.gov/Licensees/Finance_Lenders/About.asp. I am currently have shifted 100% of my focus on coaching and do not do deals for my students. But over the past year and a half have helped many students through their first deal including how to find deals, package them, and tell them what banks/funding sources they might want to send it to. My formal coaching class will be launched later this month.

Ryan, I will get with you later this week. Don't let the LLC or the forming of a corporation hold you back from getting started. I would definitely form an LLC but this is a formality in any business start-up. We can talk about it on our call when I get back from vacation.

No license is required in most states for COMMERCIAL loan brokering however, some states do have licensing requirements. I am trying to get a database together state by state on what the requirements are. You will need to do research in this area.

Sorry for the delay in getting back to you. No need for credential in the beginning although the classes will help. For equipment finance there is a CLFP designation. www.elfaonline.org/events/continuing-education-credits/leasing-professional and for commercial real estate finance there is a CMB from www.mba.com

On most equipment finance deals you will build your fee into the monthly payment and add as many points as the lender will allow (while remaining competitive). In most CRE deals you will get a fee agreement signed by the borrower and they will pay your fee. There are variations of this deal by deal and in other types of lending like account receivable finance, and factoring. Hope this helps!
