Thanks for the compliments concerning my wife. Yes, she is non-stop. Today I discovered interior parts of the dishwasher spread all over the kitchen floor. She told me the inside had a funny smell. So instead of just cleaning it, she took it apart to do so. Only woman I know who was thrilled getting her own tools for an anniversary gift. I figured she'd leave mine alone. Now I'm asking to borrow hers.

Congratulations to you for being smart enough to find a truly wonderful wife. My wife has a similar work ethic and I met her while living in the Philippines. Regarding your video... Thank you. I am in the process of a similar issue for a leaking valley. My plan is to do a layover of new architectural shingles over the existing 3 tab shingls after effecting the repair. You answered several questions I had regarding the Black Jack product. I've been using Black Jack roof cement for years but never have used the coating. We live on the Mississippi Gulf Coast and hurricanes are our issue too. Winds come from all directions in a storm. My regards to you and Lilly and I wish for you a blessed life.

this will make my job a lot easier this summer because I was going to replace my entire roof thanks to your video I probably don’t have to I replaced a roof on one of my houses about 10 years ago and I do not want to do it again I give your wife a lot of credit my parents taught me to work hard in life and you’ll get what you want and you don’t have to depend on anybody to get it for you They also taught me in a relationship everything needs to be equal 50-50 by the way you’re talking to your wife in the video I don’t think anything is 50-50 I guess there’s a big difference between American women because we have cast-iron skillet and we use them for a lot more than cooking So tell your wife I said thank you ❤

Coating is also a way to extend steel (as in heavy old corrugated steel) lifetime indefinitely. I despise shingles and would not want them if I were rich. My roof was done with used heavy galvanized in 1965. I asphalt it every decade or so. That buys time and if/when I reroof I'll do it just before I can't DIY it any more.

Sherine, I have absolutely no experience with a cement roof. That is a whole different animal. Badly damaged cement areas may require new cement or other professional type repairs before being sealed. I can tell you that Black Jack makes many different roofing applications. I've also seen where concrete foundation sealants make great roof sealants and visa versa. I suggest going onto Lowe's website, search for "Black Jack Sealants" and see what is available. It would benefit you to learn as much as you can about the different products before making a decision.

Arthatcock, sorry for the delay in answering. Our roof was pretty bad. I'm guessing it dated to about 2006 and was most likely on its last leg. When we rubberized the roof, we were in the middle of other home projects and didn't have the extra money for a new roof. The work we did held up very well and bought us the time we needed. We finally ended up putting a metal roof on the house November 2021. So, I cannot attest to the longevity of the products we used, but they certainly did the job they advertised.

Will, thanks! Last November we finally had enough money to get a metal roof installed. Up until that point, we had no problems. We were able to buy the time we needed. Hard to say how thick the coating was because it went on thin and then soaked into the shingles. However, as you saw on the video, we did put two coats on the worst side of the roof.

Mark, it did what it was supposed to do, but we ended putting a new metal roof on. 10-feet of plywood under the shingles rotted from the previous water damage. We ended up with a valley along one of the edges and at that point didn't have much of a choice. It would have been silly to put in new plywood and just do another patch job. Our roof had enough of those. However, the coating seemed to have worked as we did not encounter any new leaks or reoccurring old leaks. Like we had hoped, the coating bought us enough time to pay for the projects we were working on at the time, and prepare for a new roof.

When you eventually installed metal roofing, did you install furring strips and installed the metal roof on top of the asphalt shingles or did you rip out the asphalt shingles first? I have the same manufactured home and just wondering if there would be an issue with the added weight without removing the shingles. Thanks in advance

We did a roof-over. If I lived up north, I would have done a tear-off. Because we don't get the extra weight of snow, homes here don't seem to have a problem. Metal has been the choice of almost every owner replacing their roofs.

Conditions in Washington State are far more different than here in Florida. So, I can't say. A standard 3-tab roof here has a life expectancy of about 15 to 20 years. If your having issues with your roof (or if your not sure) the best thing you can do is to have it inspected prior to doing anything. A local certified home inspector can do a written 4-point inspection for around $150 (Roof, AC, plumbing and electrical). Otherwise, any good roofing company would be happy to do it for free. You don't have to tell them your intentions. Just tell them you feel it's time for inspection. Know the exact condition of your roof before deciding to do anything.

Mark, we've been on the roof a couple of times the past 5 months. The first time was after 3 days of heavy rain and wind, which was just a few weeks after completing the work. I'm quite happy with the results so far. We haven't had a single issue. NOT ONE! Even after some very windy days, every shingle is still glued down tightly. In December, we were confident enough to repair and paint the damaged areas inside the house which were shown in the video. Everything came out perfectly. Obviously, I would love to just put a new roof on, but truthfully, I'm quite amazed how well all of this material worked out for us.

@@RoyandLily Logically, seems with all the waste plastics and polymers (not including the waste generated from replacing roofs) house sheathing materials should last 100's of years. Seems they can be made from renewable materials more also... though if synthetic or some type of concentrate... why aren't they being sheathed with products that last longer? I personally think waste plastic can be used more in residential since is in some erections sub structures to line foundations using a material that is like a pond liner made from recycled plastic. Seems recycled PET water bottles alone with maybe a second UV coating step would make great shingles.

Thanks Horton! Smart thinking! At the time, we had so much going on that a new roof was not in our budget. We needed to buy time using the Black Jack. You are correct. We did eventually have a metal roof installed. Since then, we've had Ian and Nicole roll through with absolutely no issues. I would not go back to shingles again.

if you paint it with good waterproof products every 5 years (after 20 years from new), it probably will last longer than you. The key is preparation, make sure it's clean and dry.

Thanks for sharing! How's your attic doing humidity wise? Figured I'd check since seems to be the main complaint some have with sealing our asphalt roofs if there's not enough ventilation or isn't conditioned with a dehumidified house. Awesome wife too!

Jafinch78....I live in a manufactured home, and this video was really targeted to people who own the same. Manufactured homes don't have attics. I am not a professional contractor, but I can't see how it could affect homes with an attic. Attics are supposed to be well ventilated anyway. I can't see how sealing a shingled roof would be any worse than if you did a full roof-over with a new layer of shingles.

@@RoyandLily Sealing your roof with the darker color would make your attic hotter and I assume your manufactured home hotter. Did you notice any difference in the hot summer?

@@LuisRojas-uu4om ... That's not true. The darker color will make the roof hotter to the touch, but if the house is properly insulated there will be very little to no conduction (heat transfer to the interior).

If you are referring to the Elasto-Kool 1000 Elastomeric Reflective Roof Coating, you're correct. However, I have not seen any significant difference in my electric bills this summer. The reflective roof coating is just that,,,,,,a reflective roof coating! It's not a rubberized sealant like the rubber 57. Yet, I do agree with you. It would make an excellent second coating if you want to spend the extra $475 for the 6 cans it would take to do a roof my size.

@@RoyandLily well hopefully it’s black color isn’t a big addition electric expense...it’s for dang sure that they don’t need any more of our money then they are already getting. I have a mobile without any real attic space and the black color was really significant in my place... I had to go over the black with the white color. The Home Depot has a foundation paint... it’s main listing is to cover concreet foundation ...but I’ve found that with it’s elastomeric elements (rubberized quality) that’s it’s fantastic for any exterior paint application where a waterproof surface is needed and interior as well... shower ceiling’s... window interiors and sills... It’s a paint so it’s coating square foot coverage is huge and it’s a $50 dollar for a 5 gallon pail product so it’s a couple cans as it goes on easy and it’s a thin coating. I’ve never been much of a fan of the white stuff either so because it’s a “foundation paint” I had it mixed a light tan... on my 24x60 size roof I used 4 cans and we coated the roof almost 3 coats... my third application...coating or painting wasn’t a totally complete layer... more like a little more than 75% was covered... although I could have gone heavier and had two... I was just using a heavy nap roller and laying down a good later of coverage... I didn’t want to not get two coats. It’s held up wonderfully for 3 full seasons and 1/2 the fourth... so I believe if this “paint” was going to fall that it already would have. In my handyman work I’ve used it to go over concrete and stone, brick and wood and vinyl... it’s been on some foundations for 10-12 years and still looks like new. It’s an excellent elastomeric (rubber) paint... it’s rubber quality makes an excellent water tight sealant. In the Florida place I had in closed a little gazebo type building and made an outdoor kitchen and bathroom... all of the bathrooms walls and ceiling were coated with this paint because of it’s waterproof qualities... extremely high humidity situation and never had a single issue... 👍😁.

Figured I'd ask to affirm since seems logical that there'd be a more cost effective option that wasn't setting it's price point and margin to be competitive with roofers, though still significantly profitable. Some of us recovering from being victimized and disabled can use every dollar we can to heal. Plus heal my roof. :-|) Thanks for the insight too. Granted, PlastiDip is way expensive, I've been thinking that or possibly other synthetic rubbers would be way better.

@@chrismorton2741 they are black tar…but they press little light gray stones into their surface… to help reflect the heat of the sun… a black tar roof like a hot mop in the city makes those houses hot as hell in the summer…and it’s probably a tiny help in the winter… white or light gray is king where it’s hot most of the year….

Does this product or do you recommend pressure washing or perhaps chemicals prior to using? my old asphalt shingled roof is on its last leg, but financial hardships is causing me to delay replacing the whole roof till hopefully no later than next year. I plan on doing the same thing you did, but i noticed what appears to be mold growing on some parts of my shingles, they are def dirty as can be living so close to a major roadway. any recommendations?

Our roof was pretty clean before starting. However, we did sweep off loose particles and such prior to starting. If you have moss or such growing, then a pressure wash or even a hose wash might be in order. You can purchase different moss killer from like Home Depot or Lowes. But, a strong concentration of bleach sprayed in the area might be enough to kill whatever it is that is growing. I think it's best to start with a good clean roof if you can manage.

A gallon of moss, mold and mildew cleaner or roof cleaner is around $25 bucks a gallon... you use a gallon pump sprayer and spray it on... it’s definitely worth the $50 bucks if you aren’t really comfortable mixing up your own... ( a Quart of hydrogen peroxide is 99 cents at the dollar store) and that’s the only product that with actually penetrate a wall and kill black mold) nothing stands a chance against cheap hydrogen peroxide and it’s $4 bucks a gallon... at a dollar tree... for $20 bucks you can do a lot of damage to that moss and mold...😂👍. And after the killing you have two elements left over...hydrogen gas and water... 😉👍. You would want to start at the ridge and hose and brush your way down to remove everything that it’s firmly attached to the surface. Cleanliness is next to Godliness when painting or coating anything that’s for certain...the prep work is way more important than the actual application of the material in my thinking... 👍😁

On the top of my garage it's a patio patio it's a concrete garage can I put this on there and walk on it.. And what about dogs does it cure or does it stay sticky like tar

I really can't say. I can tell you I've been up on the roof a couple of times the past year and the sealer has dried hard. It doesn't react like sticky hard tar does. Keep in mind though that this was put on shingles, and the shingles absorbed the Black jack.

I would not recommend putting shingles on that roof. It's should be treated more like a flat roof. While it is the minimum for shingles it's still a bad idea. I appreciate both of you trying to fix it yourself.

That was a very poor repair of a roof that has already reached it’s usable lifespan. The roof needs a complete tear off and replacement. The best option Because the pitch is so low would be undercoated with ice and water shield for underlayment. The new shingles should be applied with a reduced exposure again due to the extremely low pitch. All ventilation pipes require a boot shingles cannot be lain around pipes without a proper boot transition. Another very good option would be a metal roof replacement. This would be a more do it yourself friendly option. This repair will not last and will cost more because of the additional repairs that will be required when it fails again. It will fail again very soon paint is not a good roofing material especially in regions with high winds and rain
