Something I encourage potential buyers to think about. The loans on these homes are now actually worth more than home itself. Amortization is a word you should become extremely familiar with and understand. Nearly 70-80% of your payment goes to interest. So you rent your home from the bank while you live in it and small pieces of that mortgage actually goes to owning your home in the very far future. By the time you pay off the home and interest you spent over a million dollars. Also, now they build homes with forced HOA's, 2% property tax, high Mello-Roos tax, and some are actually locking you in a 5 year lease on solar with option to buy after contract making no savings on electricity. You just paying for the illusion of savings. I want to share a quote I read and it really hit me. "A mortgage is not a loan on your home, Its a loan on your future income secured by your home". Meaning once you sign papers on buying the American Dream. Banks/lenders just enslaved you and secured your income for the next 30 years of your life. And you are the one to take on stress of losing your home if you don't produce from them. That's really something to think hard about. Also, rent is the maximum your intended to pay, while mortgage is the minimum your intended to pay. Just some food for thought. Its a nice home though.

Great information. I also want to add that this is the reason i dont buy these new homes. The Mello Roos tax, the solar lease, the HOA … essentially are all scam because it can be running almost $1000 on top of the mortgage and property tax. Regarding mortgage, you always want to pay extra principal each month because it is your equity. I almost pay off my house in 15 years rather than 30 years. One thing you missed is that the interest is tax deductible so at least the you dont actually pay full interest.

@@mr_smilegaming8842 for sure. Also I missed the solar is non tax deductible because you lease it giving the vendor the benefits over you. Read that again. You're forced to lease the solar and not get a tax break for it.

Hi! The new community will not have a 3 car garage option unfortunately but they do have bigger home options. I do know of another builder close by that has 3 car garages. 5:25 "They typically give you a year to finish it"? Does the HOA mandate that you finish your backyard?

Hi! Yes, it is a mandate from the HOA. If the community has an HOA, they typically want you to have your backyard finished within the first year. You can always reach out to the HOA and ask for an extension. They will most likely give you extra time. I’ve never heard from anyone saying they denied them the extension. Most HOA’s are lenient when it comes to the backyard. Make sure to get whatever you plan on doing in the backyard approved from the HOA. Let me know if you have any other questions. 951-533-9966. Having lived in a community with an Hoa for over 20 years, its a pain in d buxx. They write u up for every little issue, so many rules, needs to approve everything u do external of d house etc. if u dont respond to every citation, it becomes a fine that wont go away till u pay it. Warning… u can lose your house because of your Hoa. Had i known about this, i will never buy a house within an hoa community😂

I live in Hemet which is technically Riverside County. The problem with these new homes is, the housing keeps increasing but there is no new roads or highways built to complement the growing amount of housing. Plus there are no new businesses moving in. And the roads we do have are falling apart. California is not worth living in unfortunately from all the poor leadership.

Hemet suffers from having the lowest ROI home appreciation rate in California. You are better off living in Ontario, CA, Fontana, CA, or downtown Riverside first before moving to Hemet.

kb homes they are built fast, which means lack of true attention, thin walls, thin hollow doors, 3-4 model homes basically look all the same, hoa bullshit complaints ....and well its riverside...a terrible place to live. the air is always bad, freeway traffic, and once you get to having to to the market, etc....you will see whom your dealing with.

California builders always use the most basic materials and basic kitchens and bathrooms compared to the luxury you find in new homes in other states. It's really frustrating but I know that if you want luxury in California you need to pay 2.5 to 4.5 million. ; /

Land and labor are very expensive to build in California. Most people cannot afford to pay 2.5 to 4.5 million, so only basic materials are used to easily sell the homes.
