Hi Monica, It's my first time watching one of your videos. I'm a contractor in California, specifically in the Los Angeles area. However, I'm very familiar with the Palm Springs area, especially Windy Peak. I strongly advise against buying this house unless you plan to tear it down and build a new one. Here's why: The house was previously used as a marijuana grow operation. I can tell because of certain signs, such as the floors being ripped out and replaced with cheap laminate later on. This is a common practice when selling such properties. The return duct grille is completely rusted. In indoor marijuana grows, houses are sealed to prevent neighbors from smelling it. However, the high humidity within the sealed house causes metal, like the return duct grille, to rust. There are patched-up holes throughout the house. Growers typically run pipes through walls, and these patches are evidence of that. The toilet is black, a result of chemicals flushed down during the growing process. The showers are brand new because workers need a clean place to shower due to the high humidity and pollen from the plants. Most of these workers are Russian, Armenian, and Ukrainian women who are accustomed to cleanliness. Now, the reason I strongly discourage buying this house is that it's been infested with dangerous mold. No amount of lime or mediation will fix this. Marijuana grows create a humid and hot environment, perfect for breeding dangerous pathogens. I'm surprised the seller didn't disclose this information.

If you are worried about wind, don’t get rid of trees-they act as a buffer for your property that redirects and slows the wind up and over to make it a really nice space, if anything, plant more-and shrubs, strategically. -an architect

I have property in the area and the trees look like tamarisk trees. They are a good windbreak, and grow well in the area because they can tolerate a lot of sodium in the soil, but they can be a huge nuisance. They grow to be huge, their branches are huge, and they break off constantly and usually unexpectedly. There are much better trees for residential areas.

It’s not JUST the wind, it’s the yearly sandstorms and dust clouds that fill your house and batter your plants and fill the pool. It’s the windiest place out there hence the windmills, PLUS the neighbors can be very sketchy/methy. But hey, it’s affordable , if you don’t mind dusting all the time go for it!

They have been saying windy point was an up and coming neighborhood since I was a kid, and I'm now 73. I got a mobile home in a own your own land park in South Palm Springs for $120.000 back in 2013, and they are now selling for the mid 300s. There are also vacant lots for sale.

It's a hard place to live if you have an old house. Now, the construction techniques are so good that you can pretty much live anywhere comfortably. The problem (and solution) is that there is almost no code enforcement...

Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for...

Honestly speaking about the real estate situation. The industry has driven home prices too high for most families. The solution is for prices to align with family budgets, even if it means a market correction. The wisest thing that should be on everyone mind currently should be to invest in different streams of income that doesn't depend on the govt.

I agree, that's the more reason I prefer my day to day invt decisions being guided by a invt-coach, seeing that their entire skillset is built around going long and short at the same time both employing risk for its asymmetrical upside and laying off risk as a hedge against the inevitable downward turns, coupled with the exclusive information/analysis they have, it's near impossible to not out-perform, been using a invt-coach for over 2years+ and I've netted over 1.5million

Hey Monica - I LIVE in Windy Point! My house was the one in the video that was “kind of fixed up.” - the little white one with the bright orange accents. Yeah, it’s windy here. Sometimes bad. But it’s kind of seasonal… worst in Jan - early May and hardly at all in the summer/fall. Bought my place in 2010. You do NOT want to know what I paid. Ridiculous. But it’s a great how to buy a pool home for all cash (when you don’t have any) and be mortgage free story if you’re interested. We were very innovative, to say the least. I think I bought the cheapest house in Southern California. It was back in 2015. Well, actually it’s a 600 square foot cabin on a .75 acre lot. Located in Landers, close to the Joshua Tree area. At an altitude of 3300 feet, on any given day the temperature is 10 degrees cooler than Palm Springs. It needed a lot of work but I was able to do all the work myself. I think I counted 4 cars passing by today. Great area to escape the rat race. Home Depot and Walmart just 12 miles down a back road. Food and supplies - me be happy!

omg this is hilarious because I stayed at Windy Point for Coachella this year and the first night was HORRIBLE. The wind was so loud none of us could sleep the whole night. It literally sounded like the house was going to blow away. So I personally would not ever buy in Windy Point lmao

Well, it appears that to reduce all that wind noise , in the house, I woulld definitely have double-paned glass windows throughout. Also, I would have extra insulation in the walls to help absorb a lot of the wind noise. I design things for a living and I would definitely perform some experiments to figure out the best solution for the wind noise.

My good friend bought a house years ago outside of Palm Springs near the mountains like this house (maybe closer and higher) She only lasted about a year there. It was spectacular, beautiful, but also incredibly intense to the point of being unnerving at times. A strong wall around the property would be a big help. Some severe weather systems blow out of those mountains, and they can happen real fast. I've hiked up there.

Similar thing happened with one of my high school friends, except up the desert in 29 Palms (he was contracted at the Marines base). His place was renovated when he bought it and was good for just a bachelor pad, but simply commuting to it, the wind, sandstorms, 110 degree heat, and getting anywhere close by was lonely/sketchy. He had an incredibly hard time selling it because of its remoteness.

Great video! For 2023, it’s hard to nail down specific predictions in the housing market because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to stocks.

There is no greater freedom than handing back the key to a airbnb apartment knowing someone else has to maintain it. If you enjoy renovating and decorating then perhaps home ownership is for you. For me, property is another way we get tied down.

@@edward.abraham I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

I know my son lives in Scotland and very few dryers. I got used to it and didn’t mind it. I used to hang my clothes outside when I lived in Florida but you had to be mindful because the sun was so intense it was great for whites but could easily fade colors.

Questions about a house like this: 1. How far away are those mountains. Is there landslide danger? 2. Where does the water come from? Private well? What's the water quality, both bacteria and sulfates? 3. Is there a septic tank? what shape is it in? 4. How many neighbors are drug dealers? (You're only 5 minutes from Palm Springs.) 5. Check the climate year round, not just on three days. 6. Visit on a Saturday night. How many loud parties are going on? 6. Good for you for spotting the bad roof and bad sewer lines. I'm glad you didn't buy this house.

I can see the future in the housing market and the reason I see what I see is that all this are big issues that prevent people from going off-grid. It is only a matter of time before something big happens in the industry and the way people live will be changed forever.

A: 1. Thousands of feet from the mountain; no danger. 2. Water comes from (Desert Water Agency) DWA private wells up Blaisdell Canyon to the south. All the water is tested by DWA and is clean and healthy. No sodium fluoride. 3. Most homes are on septic. (Depends on inspection). 4. Most are not drug dealers. Most are blue collar workers or retirees. Some artists. 5. Windiest time of year is spring. Hot summers, perfect fall and Winter. The wind in the spring can rip your clothes off. 6. Saturday nights are quiet. Not many parties/ rare. The wind keeps them inside in the spring. 7. Roofs can be replaced and sewer lines don't last forever. Most of the local builders have run into all of these problems and more. They are all fixable. The home sold for 250k.

About 40 years ago I lived in Cabazon, which is nearby. It was windy ALL THE TIME. One day I got up and looked across the street and saw my neighbor's house completely covered in tumbleweeds, blocking the garage and front door.

These kinds of things are important to observe uyp front BEFORE making a purchase in that area. But also, all I can see is a piece of land that a windmill can be installed and sell the energy to the power company. I don't know if that is allowed or possible. Or maybe install a smaller windmill to power the entire home?

My family and I use to live on Skyview Drive in Windy point and yes it is strong winds all year long. We moved to Yucca valley and had much better views with mostly all lots being 5 acres.

I was born and raised in the Palm Springs area so I looked this place up.... it's actually considered part of Palm Springs. And yes it's always very windy there because it is situated at the start of the Coachella Valley where the mountains are close together. It's the reason there are so many windmills close by cuz that is the windiest part of the Coachella Valley. I would not have bought that house so it's good that you didn't buy it!

The wind comes from the funnel effect between the San Jacinto Mountain range and the San Gorgonio Mountain Range. It's also a result of prevailing wind direction and elevation change. The wind keeps the area cooler, fresher, and quieter than other parts of the desert. @@ianmangham4570

There are areas of the Coachella Valley that are usually windy and have many sand storms. I have a friend who used to live in that area. When I visited, the wind was so loud, I couldn't sleep at night.

Some sleep better in wind -- imagine being on a ship at sea with the wind blowing through the rigging, it's calming and almost rocks you to sleep. Many prefer some white noise (fans, etc.). In downtown PS there's an airport nearby with plane traffic coming and going 24/7. You don't have that in Windy Point.

The water in Windy Point comes from deep wells west (and uphill) of PS -- there are also springs up the canyon.

Windy Point is in the Banning Pass in the valley between Mt San Jacinto and San Gorgonio Mountains. This valley is around 500 feet above sea level and the surrounding mountains are roughly 10,000 feet. This forms a natural wind tunnel and is the reason windmills were introduced to the area 100 years ago. It is adjacent to the wind farm with 5000 plus windmills. Yes it is windy and prone to sandstorms. The best properties are close to natural wind breaks so do your research and check the weather conditions. I’ve seen sandstorms lat three or more days where you do not want to go outside.

Research is crucial for a location like that. The fact that there wind farms nearby is a great indicator what it's best used for. Living in an area like that must be extremely uncomfortable except for maybe those who can't hear as they would only feel the wind but not hear the noise it generates. But those sandstroms is another thing that would make it a less desirable place to build a home at all. Maybe those homes that are already there bought BEFORE they realized what that wind would create everyday and it was tool late!

Fascinating video. We are buying properties in the nearby area of joshua tree, and we see a very similar pattern. You are competing against people who are bidding up properties way past what they're actually worth. I keep saying I will not compete with a dumb buyer to make a bad purchase. I think you made the right decision. It's also california, where we have the most real estate investors in the country, and tons of people with a crapton of money. They don't care about value, they just toss money into things. Anyway, I look forward to seeing what you purchased!

I live in the valley. It's incredibly windy when the season shifts due to the temperature difference between the top of the mountain and the valley floor. When the mountains are snowcapped (particularly San Jacinto) and the desert is warm it keeps the valley cool. When the wind stops, that's when we start getting heat waves. You learn to appreciate it.

Hi! Enjoyed this. I am an architectural home designer. That first house, I think I would suggest enclose the present carport to be another Bedroom. It already has a roof. Then add a new prefab. metal carport canopy roof cover - to the other side of of house front. Follow the butterfly rooflines. Preserve the cool mid century architectural vibe. Re-paint the home something bright and fun. The more BR’s that are listed on paper, will boost the home sellable value quickly. Carports are easy targets for this. Sell it, and then do it again with another carport style home. Ps site walls will buffer that wind. Hang some some chimes. Cheers!

I think any old mid century should be preserved in close to original if possible. Sometimes converting carports into bedrooms can come back to bite the owner also.

How much does it cost to get the government building permit to change parts in the yard and in the house? Do you pay a fee for this permit in USA, e.g. changing a fence, add a pool, driveway, changing walls into the house, is this with a permit and is it with a permit price per construction project?

good thing about a cheap fixer like that in cali is its so dry so you never have to worry about moisture damage which is what totally destroys abandoned homes everywhere else. dry weather preserved it for your reno. something like this is the only way i would ever consider moving to cali

Dry rot, termites, rodents, cockroaches, and snakes cause lots of damage. This year was amazingly wet with lots of flooding. Moving to Coachella Valley takes a toll on you. It’s like a sand storm in a convection oven.

why remove trees? they help break up the wind, add shade, and look nice. Unless they do have major issues but 2k per tree to remove? those are low multi trunk trees which would be easy to remove buy or rent a chainsaw for far less, then keep the wood for fire pits instead of hauling it away or give it away as fire wood because some neighbors might enjoy having fire pits.

A note on the vacant lots in that neighborhood: You HAVE to be careful to find out if the land you're interested in is unencumbered, or if it's owned by one of the tribes out there. The native land holdings can resemble a patchwork, so do your homework. Also consider how much time you'll want to spend with gale-force, sand-laden HIGH-temperature winds in a place where daytime temps from June through October are in the 90 - 120 degree range (July-September it will cool down into the 80's at night).

I looked at that house 7 years ago and couldn't find a realtor who had any information. There was nothing burned at that time. Very strange area out there at night, and there are some real oddballs living out there..!! Basically you'd be all alone, and I mean alone. I was going to start a Fat Farm with running/walking paths up to the mountains.., and of course it does have a Palm Springs mailing address..(chuckle)..!!

I looked at that house online and liked it but that subdivision failed in the 1960's because of the wind and that it was too far sway from town. Nevertheless, I;ll bet that many of those old MCM homes were designed by the architects that did the subdivisions in town. It was seedy when I lived in the desert but it looks like there's some investment going on as South Palm Springs is becoming unaffordable. I love the breezeblock! Desert Hot Springs needs to pull itself up too...

not far up the I5 you can find communities like Frazier Park, Lebec, Lockwood Valley with similar price range, but don't move there unless you're ok with snow driving in the winter

You would have to pay me to live in Windy Point! My grandmother lived in Palm Springs and I moved there in the 1980's. She moved out of North Palm Springs as it became the worst part of town and moved to the San Andreas Estates out past the Canyon Hotel on the south end of town. Windy Point was (or still is?) where all the high school kids would go to party as it was outside the city limits and there were no police there. If you do buy there and revamp a property your first investment better be a damn good security system. Buying in WIndy Point for prices is like moving to South Central for the cheaper prices.

I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighbourhoods. Then you’ve got Better, average sized homes in nicer neighbourhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Love this! Way cool houses. I looked up the cheapest cities to live in Cali and looked at houses.. ended up in Mexico instead for now.

As a local of the area. Windy point is always windy. Wait until May when the hot weather starts to come in. And you will get hit with 70-80mph guest of wind on the daily.
