Tax benefits for renting are: - Management fees - Interest rate - Depreciation of the house (not including the land) - 2% - One time cost (notary fess, land transfer, land registry, agents fee) - Any renovation As a template, your rental apartment/house is considered an income generating asset, so any cost to keep this running can be deducted to your taxable income.

Yet another useful video. Thank you . imo, if you take into account the tax benefits from mortgage interest rates, depreciation etc, the yield we receive in Germany on a long term is about 6-7 % . And the sale of the property after 10 years is tax free, which you may not get if you are a resident of Germany and buy the property else where. Let me know if you agree or not .

He has to buy a property, Egyptian girls will not marry any man who hasn't got his own apartment, it's like reverse dowry in Egypt, where the boy has to pay for all the expenses for the wedding and he should have a separate house in his name where his parents cannot live and it's a part of their culture where womens are given immense respect.

Hi ! Your channel is fantastic and I am in love with it ! Thanks for your work ! I am here only 3 days but all your videos are interesting ! And full of info! Thanks ! Re the guest - not interesting at all. He was telling GÉNÉRAL info which everybody knows who is living more then 1-2 years in Germany . No exact info, doesn’t remember numbers , no exact replies . I think he has family who helped him to pay for the apartment from Egypt to create family in Germany and he was not doing all the job here . As he was telling a lot of bla bla bla in teary good English but without information filling . Thanks for the channel!

The point is, the law can change very quick regardless of location, even in Romania, that's why it is such a problem to invest in real estate, I don't understand why you didn't put the same money in dividend stocks? that same 4-5 % you'd get from them too without the hustle like in your stories

Hi, The same issue you can also face with stocks. By simply the character of the stocks - they are a lot more volatile than real estate. Imagine the products of the company suddenly turns out that they produced a bad batch - bad headlines - stocks fall - dividend gets a cut. As soon as the dividend get a cut - everything is screwed because it’s a downward spiral for a long time. Also the same company can all of a sudden also decide to not give any dividends out because dividends are never a legal obligation. Getting income from your rental units - thats a legal obligation you sign a proper contract with the tenant for. I am also - quite honestly - not a fan of real estate at all. It comes with its own problems. But I personally think the net worth is ideally divided between 25% stocks and 75% real estate when you are making millions.

@@Brandevise Volatility is an issue, but dividend paying stocks are not that volatile unlike growth stocks. Your Portfolio is heavy on growth stocks ant you have just few of them inside, that is why you have experienced those huge ups and downs. At that same time I had -15% at peak! And Dividends about 5-6% /year. Actually RE has volatility too, but you don't see it because there are no charts for that and that converts into being non-Liquid , because pricing becomes kind of subjective. You as a land lord decide the price, that is true, but as with stocks if something bad happens in region or even to the district, you'll struggle to get tenants which is in essence the same as dividend cuts.

I find lot of similarities ^_^ : I'm an expat as well, I speak fluently 4 languages and I'm learning the 5th one although languages are not my main occupation and my story started in north germany as well, I live near Flensburg..... May be we can grab a coffee, I think it could be a nice exchange of experience :) mfG ;)

Thats definitely a business strategy where you need more experience than owning rental units - and ideally - you’re a good handyman yourself so its easier to make profit in the starting. I’ll definitely talk about this more soon, and id love to see you make a case for flipping so I can cover the points in the video.
