Hi Clint, question if I own my primary home with no mortgage and over 800K equity. Should I have the property on a land trust , create LLC,? What is the best method for asset protection?

You primary residence should be placed in a land trust with a nominee trustee. An LLC will not offer asset protection because it is a business entity. Holding personal assets in a business entity will allow a creditor to pierce its veil. The land trust is merely a smoke screen to remove your name from title.

How does the 1031 exchange apply to taxes, after the process has been completed ? At the time of ending the 1031 exchange, do the taxes from previous 1031 exchanges due at sale or is it only from the last property sold ?

Gains deferred through a 1031 exchange will become taxable when the gains are no longer rolled into replacement real estate.

It means you do not take title to the property. You get a property under contract to purchase then assign the purchase contract to an investor for a fee.

Would you suggest or recommend using a Wyoming LLC to hold your in state LLC that you are wholesaling through? For anonymity purposes, or should you disregard anonymity for wholesale purposes?
