Commercial Real Estate Acquisitions Career Paths // Many real estate investment professionals get into commercial real estate private equity or commercial real estate brokerage because ultimately, at the end of the day, they want to be able to acquire and own their own commercial real estate properties, or be knowledgeable to invest in real estate syndication opportunities when they come up. When these professionals get in the game, they generally look for a career in commercial real estate acquisitions, and that’s a great spot to learn what you need to learn to be successful.
But what does a commercial real estate acquisition career path look like? If you start as a real estate acquisitions analyst and want to be the Chief Investment Officer one day, what does the real estate acquisitions career path look like in between? That’s what we’re going to cover in today’s video.

I'm the opposite. Unfortunately I've been with a low volume brokerage for 7 years. Didnt learn much. Not very confident in going to a semi box or big box shop. At 38 years old Im jaded to the industry through the experience at a lazy brokerage. Is their a chance I can start as a entry level analyst and work my way up at my age or should I leave CRE altogether? Thats where I'm at right now.

Thank you for another top quality video. Currently in the lending side as an analyst, I’m looking for opportunities to move to the equity side to build up more experience. Although I do enjoy my day-to-day job, my goal is to end up as an entrepreneur. Knowing this, I’d like to start my own firm, possibly in my late 20s or early 30s with 5-10 years of experience. Considering the amount of capital, experience and contacts needed in doing so, how realistic would you say this is? Have you seen any succesfully set up a firm in their 20s/30s? Many thanks in advance.

Jack, great question and this is absolutely realistic. I've seen this done many, many times. Two examples just for reference - I worked for a company founded by guys that were 31 and 32 and each had less than 5 years of experience. They now have over $800 million AUM. I have another friend who started a company with another guy when they were both 28. Each had 6 years of dedicated experience in CRE, so even though they were young, they knew what they were doing. They've bought over $400 million of real estate in the last 3 years, and have brought on institutional equity partners. It is definitely possible - get really, really into the product type you want to be in, really work to understand the location(s) you want to invest, and go for it. It only gets harder as you get older and life responsibilities tend to start creeping in. Good luck!

How was the interview process ? Any Argus tests ?

@@lukebradley7879 I did not take any Argus test. It was a 30-hour long of interview. 3 of them asked me about my past experiences, best practices, numbers game. It took them more than a week to decide before hiring me. And today is my 5th day with them. Very good bosses. Real estate industry is really big, man.

In your opinion, which educational background (undergrad) would be most effective for a career in real estate acquisitions? I am studying accounting and finance.

I'd say you're in a perfect spot. Acquisitions is a very finance-heavy role, and knowing accounting will be a huge leg up as well. Keep doing what you're doing.

Hi. Im looking to break into CRE. Im 30 with 8 years of sales experience. First 4 years of my career I was a residential real estate agent and the last 4 years Ive been working on sales for a debt settlement company. I dont know if Im too old or if my background might work against me. What would you suggest i do. Im in NYC and thinking about a MSRE at Baruch cause of the cost. Any suggestions?

You're definitely not too old, and your real estate/finance related background will be helpful. The MSRE will likely make the transition much easier with a built-in network and some time to make the switch. I think that could be a great idea if you feel good about the program. Good luck!

I was also thinking about taking your courses with the monthly subscription to brush up on financial modelling (havent done any since college). What are the odds of landing ANY job in CRE without an MSRE and no prior related experience?

@@gianfrancocuello Depends on the shop and your prior experience level regarding analyst/associate positions after an MSRE, but usually you can set yourself up for an associate role. Landing a job in CRE without experience or a graduate degree is definitely possible, but with 8 years of experience in your field already, you may need to take a pay cut to get in at the analyst level depending on what you're making now. You'll also need to hustle with networking and informational interviews. But it can definitely be done.

Would you say being on the acquisition side pays the most? Considering your compensation can be variable due to commission and when you get really skilled you can always start your business like what you mentioned in the video?

If you're on the principal side, generally yes. Transactional roles will usually pay the most on the principal side. So is the entrpenuer a commercial sales associate with a real estate license working for say Remax or any company as a 1040 employee.

Hey Leo, the entrepreneur I'm referring to in this video is the syndicator that raises equity capital from investors to buy properties on their behalf. This person owns their own company and is an owner rather than a broker.

@@BreakIntoCRE So then they don't need a real estate license? How do they make the transaction happen buy buying to commercial property as an LLC? Then they probably pay a commission for not being a broker.

@@BreakIntoCRE What are your thoughts on getting a Masters in Real Estate compared to and MBA with a concentration in another field. I'm interested in commercial real estate appraisal. Also other areas with the Masters in Real Estate.

@@leomartinez1213 nope, a real estate license isn't required to buy property. An property can be purchased by an LLC without the managing member being a real estate broker. In most cases they won't be paying a commission, either. This is generally the sole responsibility of the seller in CRE.

@@leomartinez1213 I made another video on Masters in RE and MBAs that I think you might find helpful - link here: kzbin.info/www/bejne/mJO4fmSMaLOrj7c If you want to be a real estate appraiser, you may want to consider skipping the MBA/Masters and going straight to getting the MAI designation. That would be a more direct route and would save you quite a bit of money if you know that's what you want to do.

Hi there, I have a degree in Poly Sci and 6 years of working experience in purchasing/supply chain. I also have my real estate broker’s license. Do you think I have a shot in this field? I’m trying to switch career paths! I would love to apply for my MS in real estate but it’s just too expensive.

You definitely have a shot. An MS in real estate or MBA could make your transition easier, but I don't think it's absolutely necessary if the financial commitment doesn't make sense for you right now. I'd recommend studying up on the technical skills and going on as many informational interviews as possible with CRE professionals who are working in a role you'd like to work in. Will take persistence to get your foot in the door, but it's definitely possible. Good luck!

its not so much the $ you would make as an analyst - the money comes in time due to the highly lucrative potential that your skillset can bring in on your own future acquisitions - so its more: focus on skill and the money will follow.
