Just completed a sealcoating project on a new driveway. Some tips included in this video. Nice easy project anyone can do!

This is how you make a video... bro made us watch every single inch of his driveway
@BrianWingard3 ай бұрын
Thanks for watching. I usually try to do a little overkill with the videos so if a person who never did something before they can see the process and if someone is just coming for a refresher they can fly through to find what can help them out.

@@BrianWingard Would you show us how your driveway looks now ( a year later ) ?
@kristopherhasenbuhler53934 ай бұрын
I like how his driveway is trimmed off with railroad ties! Id like to see them sealed with a colorful deck sealer! That would really make his hard work from this video POP!

Thanks for watching! I love that idea. I never thought of sealing them but will have to now. You are right, it will really make them pop.

W did this brand wear? Thanks!🎉
@BrianWingard3 ай бұрын
Still looks the same. I had another one I did 4 years ago and just starting to show wear. It really comes down to how much you drive on it and how much you turn your wheels on it also. Thanks for watching!

How thick can you make it 2 coats recommended I have a lot of cracks and defects I want to hide
@BrianWingard4 ай бұрын
Thanks for watching. It may only be about a 1/16th-1/8th thick. It needs to go on in thin coats because if you apply it overly thick it will crack as it drys. It is best to fix the cracks and defects first with other products. I have a playlist that goes over all of them. kzbin.info/www/bejne/garLaWasnsppipo

How long before you can drive on it? Do you think a 1” nap roller would be good to use?
@BrianWingard4 ай бұрын
Thanks for watching. I usually wait 24 hours before driving. I would not use a nap roller. You will be there all day with that. A squeegee works a ton better and a lot faster.

What do you charge a client like this job with labor and materials?
@BrianWingard4 ай бұрын
Thanks for watching. Most of the times I am just working on my own properties. I flip and rent houses so I learned a lot of tricks through the years and like to share and help others. Typically though just to give you a rough idea. A bucket varies in price so that may be around 25 a bucket and the driveway in the video I think I used six. A squeegee is around 20. I used an old brush to cut in close to the railroad ties. As far as paying someone I know a lot of people are around 1.50 a square foot and that inclues materials. So on average a single car driveway is 10x20 so 200 square feet so rough ballpark around 300ish but I would probably be around 125-150 in labor depending on how much prep work was involved. This is just a rough guess to give you an idea.

How big of a crack does that cover up in driveway? Do you first need to get all the cracks out with an asphalt patch before you do the seal coat? Thanks
@BrianWingard Жыл бұрын
Thanks for watching. The sealer is mainly just to seal. I have some other videos showing how to fix the cracks. Usually like in the other video you can fill a crack up to an inch and anything larger you want to use asphalt. The sealer then goes on after so it seals it and no water can get back down into the fixed area. Most cracks happen when water freezes and thaws and that will make the crack larger over time.

I’m more interested in your insights about rental properties than I am about carp fishing. Are you a full-time landlord? do you flip-flop properties?
@BrianWingard Жыл бұрын
Thanks for watching! I am a full time landlord now. I flip the house but then rent it instead of selling it. You make more money that way long term plus a lot of tax benefits. I will be doing more rental type videos in the future. Any questions please feel free to ask.

How many feet is you driveway?😊
@BrianWingard3 ай бұрын
Rough ballpark it is about 600 square feet. The front is 12-30 roughly and the side is 10 x 20 roughly. Basically a 2.5 car driveway. Thanks for watching!

Square feet per 5 gal pail?
@BrianWingard4 ай бұрын
Thanks for watching. On the bucket it says around 200 square feet per gallon but there is a lot of variables. If it is newere pavement it will not have as many imperfections for the sealer to go into so you get more square footage. Obviously if there is a lot of cracks and such then it uses a lot more. I try to average around 300-350 square feet per 5 gallon bucket. I think this is a more realistic number.

Is it better to use roller or squagy
@BrianWingard4 ай бұрын
@@tesfayberhe9931 Thanks for watching. I prefer to use a squeegee. I think it goes a lot faster and it will put on a little bit thicker of a coat so it lasts longer and fills in cracks easier.
