Great Video, as a mortgage and bridging loans advisor I can say this is a spot on introduction . Some lenders can look up-to 80% of day one for larger loans aswell as covering 100% of works cost also! Only point I would add is bridging can fund purchases within 30 days where traditional mortgage lenders can’t making it great for auction purchases

Very interesting video Justin, but perhaps a continuation video would be possible, where by you shared your calculations on how you arrived at your £50-60k “cash in” figure?

Certainly! I’ve done some in the past, but I’m definitely due a refresh and updated video. Thanks Andrew

@@JustinWilkins That’d be fantastic, as being brand new to bridging myself, it’d be extremely helpful to see another investor calculate their numbers, in order to double check my own. I’ll also take a look through your older videos and try to find the ones you did previously. Thank you.

Good evening Justin just watched your bridging loan video absolutely fantastic,great amount of information.My one very simple question to you is,my wife and i want to get into property flipping,however we only have £20,000 to play with ,and we dont have any family or friends that would help us make up the shortfall required ,as in your example on the white board. So what would you recommend we should do to achieve our goal of getting our first property to flip. Amazing channel by the way . Kind regards Stephen and kim

Thanks Stephen and Kim. Glad you enjoyed the video. You have a few options available to you; - find a joint venture partner (someone willing to go 50/50 with you) - save up until you have at least £40,000+ (this is the long and slow route) - try flipping your first residential house - if you haven’t bought a home yet, you could buy a house, live in it, refurb it and then sell for a profit (there is no tax paid on this option) - source properties for other investors and charge a £3k fee, do that until you have enough capital There is a few options. But overall I would say that everyone can get access to money. It’s everywhere. By learning about property in depth, and going to events, networking, you will be able to find a partner or someone to raise money from to complete your project. Hope that helps!

Thanks Justin, clear enough! I would just clarify whether bridging goes for a spv as well as for sole proprietor?
@JustinWilkins6 ай бұрын
Either, but most commonly used by investors with companies in recent years. Investing in personal name is decreasing rapidly

Good video young man. Have you used bridging to fund any of your own projects?

Honoured to still be called young 😂 yes I’ve used bridging on 6 purchases so far
