I too invest in real estate. I started small and lived in the basement and rented out the top of the house. I lived for free for two years. I invested the money into my second rental. I house hacked my first two rentals.

I met my RE partner in my late 40's. I started building my long term property investment learning how to be in the vacation rentals business.Broke with my partner. I rented out my properties and traveled all over Europe until I sold one property and found Montenegro to purchase an apartment. i manager my US rental property online. I file taxes in the US. My driving force was too eventually to be in the mediterranean in a small country. I live in Montenegro, easy to obtain residency, great location with great people, airports close, climate, medical, dental, even eye care. Food is not expensive or transportation, property tax is low, also utilities.

Growing up in Eastern Europe during communism as a child, I had no idea what all these financial vehicles were, because we only used cash. I had no idea what check book, credit/debit card, bonds/stocks were etc. I only was taught by my parents to save money. Investing was never taught. When I moved to Western Europe and then USA in my 20s, I also thought that all I can do is save my money from my jobs. I finally started reading on internet and getting financial books from the local library in my mid 30s. But even then, I still didn't understand quite the power of passive income, but at least started investing in stocks and put money away. Daphna, you're so correct saying that money gives you freedom and choices. I still work full time in a stressful job, but it the job pays well, and I'm putting majority of my paycheck money away for investing into stock market. My older coworkers often complain that they wish to work from home, or not to work etc. I wonder, don't they have any investments/savings anything to lean onto? If I quit my job today, at least I have enough money invested that I could live off my savings until full retirement pension/social security starts kicking in. I don't have rental property and I wish to have buy something years ago when the prices were reasonable. I still feel young and hope to live long time, so I'm doing right everything I can to invest my money, while I can.

Back in the 90's, I saved and invested on a monthly basis into a dynamic investment fund and then in 2000 there was the Dot-Com crash and I lost 95% of everything. In the Noughties, I inherited some money and invested in property and then in 2008 there was the Great Recession and once again I was completely wiped out. My brother put all of his inheritance into bank shares - he lost 98%. Sometimes life blind-sides you. You have to have the right idea at the right time in the right place. In other words, be damn lucky ! I hope you never have to go through what I went through Daphna and I wish you luck !

I went through the Dot Com bubble and 2008. In the DotCom I was fortunate to realize what a bubble was and got out of most of my stock. Maybe it was luck. In 2008 I had saved enough money, but again I was lucky. I woke up on 9 March 2008 and my gut feeling said buy. I did so for a week and it so happened that was the bottom of the market. So again I was lucky. But I knew what to buy. I bought banks as they were so low. Anyway sometimes Luck plays a role in investing or trading.

Another thing that people don't get to learn is Tax systems and how when you are running your own business you can make things work to your advantage. I have four houses that I rent and live on a small farm. A lot of my general running expenses i can transfer to my farm as a self employed person. A portion of my Vehicle/electricity/internet/land taxes/home office and so on help me to reduce my tax burden from my rental income on top of the direct expenses associated with the rental properties directly. Be creative and express to your accountant what you desire and are doing.

Hi I must be doing something wrong. I have small townhouse and rental property and still working part time. I’m 59 solo and my rental income puts me in higher tax bracket. Now tenants moved out left the property in bad shape. Have to renovate taking money from my line of credit 😮 My accountant tells me there is nothing she can do Now basically I’m paying for two houses 😕

Where I am if I was having to clean up after a tenant....such as painting and carpentry e.t.c, I can write these expenses off in the current financial year as Maintenance.This will also increase the value of the property there buy allowing you to raise the rent a little. Save this extra rental to reduce your debt. I've switched to using a property manager because im hopeless with not being friends with long term tenants.

Just to add to what you have you can also buy into monthly paying dividends etf’s. The idea is to add to your existing etf’s or add/diversify into other etf’s so you end up with multiple income streams.

It's interesting to hear how you prepared yourself for early retirement, thank you for sharing your story. I think anything we fear can cause us to avoid doing it. I guess I've seen others who invest in Real Estate and to be honest, they appear to work harder than I do! There are constant headaches that she deals with; rental repairs, bad tenants, evictions, Property taxes, Real Estate Law changes, move outs leaving your rental vacant for a period of time, disasters in your rentals such as water leaks, natural disasters.....you get the idea! I see my friend dealing with such incredible stress with her rentals, I'm not sure how you do it and stay so sweet and happy in life! However and whatever you're doing to deal with it, it's working! I am not sure I would have the courage to have Real Estate rentals. I'm struggling just to maintain the home I own that I live in full time! For me, maybe one day I'll rent out my house, but I may not even do that. I will likely just sell it and move abroad with the proceeds and buy a cute shack on the shore of India and enjoy my retirement years. I'm the same age as you, and with the Govt admitting that the Social Security fund will be broke by 2033, I must make alternate retirement plans that do NOT include me staying here! I know that Social Security is going to cut benefits in the future just as my generation begins to retire. It's a raw deal for my generation as we paid into it all our working lives to the tune of over 12% of Gross income! So you can imagine I am not happy with the mis-management of the Social Security fund. Fortunately I did start al alternate private retirement fund (we call it a 401K here in the U.S.) and my small military disability pension that will help. In addition, moving abroad to a cheaper Country should secure my retirement financial needs. My goal is to retire early in 6 years, just before they cut the Social Security benefits so that hopefully it will lock in my benefit amount and they hopefully won't be able to touch it! Good job! I invest in blue chip stocks in UK USA Australia and I am just diversifying into India. I have bought a few horrible shares in the past but last year I was happy with the 7.9% return and even managed managed an increase of 5.5% on share value. I think if we could stop the wars and have a couple of peaceful years I might be very well placed! Take care and enjoy!

It’s why major corporations have concentrated on owning the housing supply, snapping up homes like crazy for years. There are risks to owning rental property, many of which can be mitigated by choosing the right residents and partner to help you navigate the challenges such as unpaid rent, unexpected costs and high workload. A common fear of first-time landlords is bad tenants. When you put your home on the rental market, it becomes vulnerable to the people that live there. There’s always a risk of getting a tenant that is a drain on your finances and sanity. If they violate the lease or conduct criminal activity, you could face a scenario where you need to evict them.

You can look at REITS or real estate Peer to Peer lending. I use P2P real estate investing and will use the passive income to relocate to Thailand next year where i will look at buying a property to fix and let out.
