I’ve watched a lot of your videos and enjoy your fact filled presentations. One thing I can’t get a straight answer on is the current population and population at build out. Please provide. We left The Villages because the promised build out in 2005 was about 35,000 to 40,000 and we all know what has happened. Don’t want to experience that again!

Zillow shows Pending. Staging: WAY too many things on the kitchen counters. Makes kitchen look tired, old and cluttered. The type of decor on top of upper kitchen cabinets belongs at table height, not on cabinets. Pack it all away for the next home. The rest of the house really looks great!

@lowcountrylifestyles A listed home needs to appear "available" for a new life, not saturated with someone elses. The kitchen looks like the owner is there to stay. I'm an amateur, but expose to pics of high-end homes for decades has given me an eye (and a stomach) for what looks out-of-place and cheap. Being in my 50's gives me the confidence to speak up. Some people just have it already. Decor should look purposeful, natural and located in an sensible spot not forced just to fill space. It's OK for resale homes to look lived-in with heirloom pieces, but it will look best when you copy the formula of model homes. When in doubt, less is more. Ironically, I just did an emergency staging for a neighbor who needed to sell after a divorce and had nothing nice and all blank walls. We used stuff from my house. The seller hated my old-money Hamptons style (from thrift stores) but the listing agent LOVED it and it showed well. The house closed today and I want to hear what the buyers thought.
