@oscarm.1417 Hunting Island in Beaufort is usually a little less crowded. The beach at Palmetto Dunes is also a quieter area. Definitely hard to find a public beach access that isn't as crowded during the summer months.

@@lowcountrylifestyles Love it, built two houses in here. Great multi generational community, small enough to really get to know the folks in your community. Two great golf courses and a POA thats committed to continual improvement. Best part, I can take my golf cart out the back gate and be on Fish Haul beach in 3 minutes. We are one of the few golf cart communities on the island.

I’ve watched a lot of your videos and enjoy your fact filled presentations. One thing I can’t get a straight answer on is the current population and population at build out. Please provide. We left The Villages because the promised build out in 2005 was about 35,000 to 40,000 and we all know what has happened. Don’t want to experience that again!

My interest was peaked when Cathy said that pensions aren't taxed in SC. That's mostly not correct. Social Security benefits are not taxed. Retirement income is mostly taxed. Aged 65 and older can deduct $10,000 in retirement income deductions from pensions, 401(k)s, IRAs, and other retirement accounts. Cars are taxed yearly as personal property. Unless you're registering one old car, the tax will be significant. Depending on your lust for cars, your wallet will be hurt. Those are the main reasons why SC has dropped in standings for me.

One of the things I love most about the area is the amount of trees and all the fantastic landscaping around Hilton Head. So much nicer than commercialized beach strips with no trees etc.

S.FL is terribly expensive, homeowners/auto insurance premiums are astronomical! S.FL people are rude and pretentious. No charm or welcome in peoples hearts.

My primary home is in NJ. My wife and I built a house in Horry county in 2021. 4bd/2ba on a half acre lot. We payed $215,000 with an interest rate of 3%. We only had to put down 15%.Our payment with property taxes is about $1400 a month. My NJ is worth around $600,000 and is payed off, we just pay utilities and property taxes. Property taxes in NJ are obscene, ours are currently $850 monthly 😡. This HEMC sounds too good to be true, there’s always a catch. But if it does work for some people, god bless! 👍🏼
