Very clean work . Wish i would find a constructor like you to hand over my building project in my country. I'm a Gambia by the way. One question i want to ask. For building a standard 4bedroom bungalow, which type of block would u advise to be used, 5 inches or 6 inches hallow blocks?Thank you, waiting for your answer.

Greetings! Thanks for the compliment, I think 5" Solid Blocks will be fine for the sackof the doors and windows installation. But if you think the location has potential in the future and you might convert the bungalow into a storey building in the Future then better use 6" solid blocks ...hope this helps

You can also use 6" solid for the outer walls and use 5" Hollow for the inside walls

Always coming through for us . Thank you . Mine is 6bedroom and it looks like we are spending the same money. Just that the contractor or foreman charge me 30000 for the building the house and wall without plastering.

@@phyllisasante2442 Most of the them overcharged. 30000 ghc, they are making at 50-70%. With work, it is almost impossible to Ghana each year and family members can't be trusted. It is not easy building a house from distance.

You are right.....and it’s very sad we can’t trust the same people crying for change and development in the country......we are ready to develop the country but are they willing to be honest?? Hmmm

@gigo, my foreman is charging 13000 for laying of blocks till flow....is it OK? Its a three bedrooms on a 60 by 60 land

Depending on the sizes of blocks Hollow or Solid (5" or 6" ) and the distance they have to carry the blocks before they lay them on each other all counts in the charges but an average for laying 100 blocks is GHS 270ghc so let's say they have to walk quite a distance to get the blocks and also using 6" Solid Blocks 300ghc for laying 100 blocks is Oké So with this you can do the Maths which will be between 5,400 to 6,000. But please do ask your Foreman about his charges maybe he has a better explanation 🙏🏾 Thanks for watching my videos and I wish you all the Best 🙌🏾

A bit misleading! It must be noted that the cost of building such a house in Ghana depends greatly on the Location. Material prices n Labour rates vary greatly from area to area, n sometimes even in the same town or city. Suppliers also hv varied prices.

You have a point, material prices and labour charges can vary based on location..... but this video is based on how much I paid in that time frame and I can't say for other locations and that's not Misleading

Impressive.. What area of Ghana is this building taking place? I understand the cost varies depending on the location. Erecting a 4 room house in Accra Central would be more expensive than in the suburbs of Accra.

Yess Sir, I got a rough estimate which is around 60k to 70k Ghana cedis .am yet to get the full details to share with you guys and am also checking on the “trassaco decking” to compare the 2 that’s why it’s I haven’t posted yet but it’s coming for sure

Yess please when the documents are ready they will give a Receipt in a form of certificate

@@Gigo , how do we know we are actually paying the correct amount and it goes to the Ghana government? I am building in Koforidua, I paid a penalty fee just to start building immediately. They also want 7000 GHS with and they say no receipt therefore I refuse to pay. Do you have any advise for me?

@@Gigo , About 4 and a half years ago I paid for a permit. I went to collect it in 2020 and they tell me to start all the process again and that they can not find my documents. Which I do not believe. I do have the receipt showing that I submitted the required information and my building plan. I also have the receipt showing that I paid a penalty fee for wanting to start the construction immediately without waiting for the official permit. Now they want me to start all over. They are claiming my documents are missing. I have the receipts and a receipt from the band showing a payment to the Municipality of New Juaben, Koforidua.

@@Gigo , Did they give you any official receipt showing that you paid that amount? They told me that they will give me a certificate 4 years ago when everything is ready. Now they tell me to start all over again. Terrible, they give Ghana a very bad name.

Hmmm 🤔 they need to give you a note from the penalty fee . Have you bought the building permit forms? If not please do so , it comes with a receipt. You can keep that and the penalty note on site to prove to anyone who comes around to ask for building permit. Then you can pay the 7000ghc and they will start the process for you but you need a notice from them to continue with the building

It’s a permit which allows you to build or put up a structure in the community from the assembly they also give the house numbers or address

I'm confused. How can bargain on a building permit. Is it a first place that it is fix by the municipality .

Since the cost of the permit depends on the size of the building, the officer who issues the permit is allowed to use his discretion. It is legit to appeal (beg) to get a lower appraisal and lower permit cost.

@@niibiquaye Yes I know that depends of building, land size etc, but you can't negotiate the price. The officer cutting down the price means the client gave bribe.

I had to bargain mine 3 times. The corruption in Ghana is so bad. We hassle in America for small money, we go home to build and everybody wants to dupe you. Right from the airport. Ghana smh. The mindset of some of our people is bad...very bad.

@@terrelmensa4373 Can't you report the officer for extortion. I remember the first time I went to Ghana in 2011, all the airport will try to exhort and be begging for money. They will be like where my credit Christmas gift or give me something small for water. But now it reduced by maybe 80% because most travellers refused to give them money.

man you guys build houses real scary in Ghana. No steel in the walls, and no caging of your rebar columns. I dont think i would want to live in that house. No disrespect my friend but that's terrifying especially if its two stories or more. Especially since you are using solid blocks that are so weak and crumbly.

Thanks for the comment and showing your concern.......but all the stuff you did mentioned are in place. There are 16 columns (3 meters intervals) straight from the trenches(foundation) to the top holding the block in place and they all have caging rebar which we use the binding wires to put them together....its my bad I didn't show all those details in the video....I have taken notice of it now ...on the next floor I will do my best to show you guys more details.
