It’s a balance do your research: cost per item then choose your labour to do one room if he’s good then renegotiate the cost and stipulate time to complete if not 10% reduction on lateness.

Use common sense, dont trust anyone, ask for receipts, for each work get updates, if u r abroad do surprise visitation.

First of the client doesn't understand the building process even if they are at the site 24hrs and they still get shoddy jobs , the key is to have a contractor who supervises his job properly and keeps his wormen on their toes

That's a silly question. Where do you want to live? You look for land in the area you want to build. That would be your preference. He can't tell you where to build..you are the one who will live there

@@eileenwatt8283trust me there’s never a silly question 😊. I already own 3 properties in Jamaica mam….in St Ann, Portmore and another in Bull Bay…. As an investor we do tend to network and ask others what their recommendations and opinions are. 😅 That’s how business owners move. As he said each one help one. Please keep your unsolicited advice to yourself.

Where in Jamaica do said building contractors go to school, register, or study construction cost to provide accurate cost to compare to quantity surveyor reports??? A building contractor is a profession, so how you have a profession without an education program and expect good results?

@eileenwatt8283 No such truth to this statement, Utech do not have a course for building contractor to learn the business of contracting. Some of the most recognized and successful contractor did no such course at utech

How can you charge $25,000 per sq ft to deck a concrete for a 113 sqm roof. Smh. That's a scam. According to them, it doest include the casting, that's 2.825,000. That's price gouging. References sometimes are skeptical. There's hardly any certified tradesmen, Not simple as it sounds. There's a great concern about the prices so called contractors are advertising. They prey on the vulnerable who doesn't understand mathematical calculations. Your missing alot of issues. You mentioned abot pictures and videos, these current builds resent prove of showing there work ethic requested by the client. Then, some have tge habits of ignoring what the clients wants.
