Pond on top. Connect to a rock-lined stream through the wooded valley. Add airbnb cabins along the valley stream. Listen to the babbling stream at night.

Here is my advice, just stay in the city, buy a house in a HOA that ocerlooks pond. If you're going to try and turn the country into the city, you're in for a rude awakening, especially in the mountains. You only get so much flat land, and that should all be cleared and turned into pasture. Valleys are a waste of land that can not be used by humans or livestock, so that's the best option for ponds. The only trees that should remain are mature hardwoods and select evergreens for wind block. All invasive plants, bushes, and trees, should be removed. Best animals to begin with are goats, they will do the majority of land clearing for you. After you get it cleared, you can really see what you're working with, and can plan from there. If you don't want to follow these steps, you're just wasting time and money, you should cut and run now. If you're looking for a hunting property? Haha acre pond on the flat, the rest gets turned into a food plot. You're going to need thickets primarily on the West side of the property, food plots and water in the central property zone, with your shooting houses/stands, set up on the East side of things. Kentucky winds blow mostly from the West/South West. If you just want play properly? But a couple acre's next to federal land, they have trails already and you didn't have to maintain shlt, just enjoy it. Or....... Stay your city asses in the City. You have options😂
