Thanks so much for purchasing the guide and the kind words mate. I appreciate the feedback! I'm glad that you've found it to be good value! There has been literally hundreds of hours of research that has gone into creating and writing it along with the many many days trawling the streets of Bali finding reliable suppliers. Hopefully you get great use out of it! And yep the leasehold/freehold scenario is so complicated. I've explained it in as basic yet thorough a way as I could in the guide without going into too much irrelevant info but I think that people should always be seeking independent, expert advice for such an important part of the process. The laws could change tomorrow without me knowing or they government could decide to interperet them differently. Always safe to make sure the experts are in on that phase.

Hey mate thanks for watching! As I've mentioned in the video the best thing to do is to create your own unique design. It won't only help with your profitability but it won't cut into others who have the same design. I'd highly recommend not trying to directly copy anyone elses design including ours. We've also since found that the amount of glass we have used creates a greenhouse effect which has meant we've needed to spend a lot of money over the last few weeks on extra air-conditioning and window films to combat it.

Another great video Rory, I really appreciate the time you take to present your story and how things work in Bali. One question if you don't mind - from an Aussie investment perspective, would it be better to own the villa outright or have a mortgage and claim deductions?

Great question and probably one that is going to vary depending on your circumstances. You should get advice on what is best directly from your accountant. You can claim deductions for foreign investments on your Australian tax return however it's a little more complicated than just your standard deductions. The short answer is that for us it's better to have it attached to our mortgage on our australian house and then claim some deductions in Australia while keeping the majority of the income totally seperate and keep it in the business in indonesia. but yeah... get advice from your accountant on what would be best for you.

I don’t disagree. The problem would be making them stand up to the pressures that the tropics throw at it long term and being able to attract customers at the same time. There’s some amazing bamboo villas out there now.

Loved the video, very well presented information! Q. What was your method to find land for sale? A real estate app? FB groups?? IG ads & accounts? A real estate agent? Just driving around and looking for sale signs?? word of mouth?? Or a combination of all? Can you list some recommendations if it is a certain FB group or IG account or agent you found your land through etc? Is it feasible to buy land while still living in Australia with just a couple of trips to bali or do you think moving over is the best way to source the land and team?

My preferred method was using community facebook groups! You can absolutely source the land while you are still in Aus but honestly there were a lot of blocks that looked great via message but I found issues with when I inspected in person so I'd either use someone you trust to view the land in person or make a quick trip over to see the land. How do you go about the investment side and taxes for income here in aus? Its not something you have really covered in all your videos on how it affects your salary and taxes and the outgoing expenses put into place for the property management.... we dont need to know the exact numbers they can be ficticous but it would be nice to understand this peice from an investment side as someone wanting to invest in property in bali

I can't give financial advice for obvious reasons but my broad understanding is you will pay tax in Indonesia and then if you move the money to Australia you will also pay tax in Aus according to your nominal tax rate but then the Indonesian tax you've paid is taken off your Australian tax bill as there is a tax treaty between the two countries. As for outgoings. It's treated the same as if it was an Aus investment. You're only taxed on profit after expenses. Definitely speak to both a Balinese and Australian accountant to get a more detailed overview.

There can be! It honestly just depends how you set the business up and whether you need to take the money now as income or whether you want to hold it in Indonesia to continue investing. As for claiming deductions like flights etc... The advice that I have received is that it's difficult to prove that it's a business expense. You'd need to check with your accountant.

There are certain property titles or rights a foreign individual can indeed buy and own in Bali, namely leasehold and right to use titles. The acquisition of freehold titles is reserved to Indonesian citizens only. Full stop!23 Jun 2023
