Does a 10a have to be built on stumps or does it have to be completely freestanding or can the bearers be placed on concrete blocks and if so is there requirements around this part of the project?

Hi Rob, I would say that they would have to be freestanding as if they were attached they would probably fall under the classification of the rest of the building unless they constituted greater then 10% of the total floor area. The method of construction is not going to matter to the classification of the building.

Where I live there are ground level villas & townhouses, the only exception is three ground floor villas are situated under the balconies of the three townhouses above. Is this site classified as Class 1 or 2?

Hi , If they are only under the balcony I would think that they would still classify as Class 1. Is this in Australia, if not these classifications wont apply.

Buildsum thats ok it was more for educational purposes as I’m studying a tafe unit about applying ncc to low rise buildings and was just seeing if you had lessons on cross checking plans ..... that’s ok ... very good channel I always watch it

Hi John. Could you please provide any link or information how to inspect a timber frame at a frame stage.I mean what are the things to look for like tiedowns, wall bracing, etc etc.I know most of them should be in engg drawings but I am looking more of a checklist which may be missed during an inspection stage.

Hi Mate, I guess you could given that larger houses are sometimes converted into a boarding house or guest houses however it is more about the use of the building and the relationship between the occupants. Remember, the different classes have different construction requirements that need to be adhered to.

Yeah right. I guess the point I am trying to understand is, (I believe) Single leap is classified as a Class 3, however, I have resided in the same room for 3 years. I can see how it could be deemed "workers quarters" but they aren't really short term, are they?

Hi Mate, Yes Single leap would be Class 3. The description of Class 3 actually says, " place of long-term or transient living for a number of unrelated people".

Nice vid. So does a retirement home complex fall into (1a,2,3), or (9c). Is it 9c only if special equiptment is needed or is it specialised personnel facilities etc ? This is baffling me.

dan themas, Building can have multi building classifications. eg. Multi unit apartments can be Class 2 and class 7a classifications.

Hi Luke, thanks for your comment, in this case, you would have to have multiple classifications in the one building. In this case, the apartment would be Class 4 with the rest of the building being Class 5 as you say. Hope this helps

Gday Will we finally get a proper class for TINY HOMES so we can build a 1 story 1 car park 1 bin 1 bedroom tiny home on a normal block of land without the "need" for ANOTHER 1 story 3 bedroom home built

Hi Charlie, Tiny homes are certainly becoming popular. I would think that they would still come under the Class 1 classification regardless of the size.
