I’m utterly gobsmacked by what you’ve been through both financially and emotionally. It seems there’s a lot of University graduates making a bloody good living from the ‘green agenda’ who’ve never lived on the land. Looking for newt pee across a kilometre span seems utterly ridiculous. If they stopped draining wetlands to build houses we might have a few more. As a kid, in the eighties, a lot of people had garden ponds and they were all full of newts. These ponds created a network for the species and they thrived. Heaven forbid your lake actually attracts newts, what with it being filled with water! Honestly, I admire your conviction and resilience. Fingers crossed for you🤞🏻

Great insight Ben. You can see why some just wing it but you are doing it right. I’ve got a natural pond in my garden and would love to have my own private fishing pond in a paddock next to our garden. Even though it would be a private venture it’s the planning that is putting me off at the moment. I’m in the middle of a house extension and had a similar series of issues over a bat survey. The lady who came almost immediate found evidence of bats in our loft (very old cottage) so that as you can imagine started the ball rolling. Red tape, lotsa gotchas and lotsa fees! Eventually got the go ahead but the final p’take, after thousands of pounds fir surveys, a final charge of £500 just for the piece of paper that says I can go ahead!

I'm not building anything as cool as a lake but am in the process of buying another house. I sooo can relate to all the freeking time wasted in the too and frow filling forms and weeks WaIting to hear. Oh and as to mention, the e mails to chase where you get out of office notifications. I'm a builder and have to deal / wait for many, not all of these silly VERY costly surveys. Keep going, don't stop. You've done so well, I've followed you from the start. Intact, I almost want to come to your lake to fish, but I'm a salt water angler....at the moment. Don't stop your great work.

Wow, South Oxon must be very different from Kent. Here iIn Kent all those things you mention that may prevent your lake's building plans from going ahead are actually in existence in countless forms, yet they manage to build huge housing estates. I cannot fathom how they manage to overcome all the regulations and preventions!

Brilliant update Ben,it really doesn’t surprise me how ridiculous the process is in this country in order to get things done. Having to to get multiple surveys done in order to just to get another survey is absolutely insane 🤯 I have seen how many hoops and challenges Jeremy Clarkson has had to jump through with his farm. I bet the UK Govt didn’t have to wait this long to get the green light for the whole HS2 process 🤷♂️ (Backhanders 💰💰💰) Massive respect for your patience and i think most of us would have given up and gone for a ready made lake without all this faff 🤣 Looking forward to the next update and hopefully the next video will be finally getting the first spade (Digger bucket) into the ground 🤞

I really do feel your pain!! Ive built a log cabin on my land…. Taken 18 months to get it all passed! I know its not a business i.e not bringing local value but my god!!! It was smaller than the garage i had existed! Fair play mate! Fishing is my hobby and this is my dream…. But France….. absolutely not here!!!

And the sad thing is you could go through all that, spend best part of 20k and some toss pots on the local Council could still knock it back. From personal experience all these surveys and thier results have a direct connection to how deep your pockets are and WHO you know. You are bang on saying its a system that's fundamentally flawed (corrupt). Best of luck with this mate I really hope you get it as an avid angler I may even visit!

Wow, I got planning for my lake no problem, I didn’t get any surveys at all! Apart from the topographic survey. I separated the lodges and lake and did two different applications for them. I did a lot of the planning work myself

i feel for you on the planning but , i had it all when i did similar ,but for horse stables, i had to put up about 6 bird boxes, but they wanted the make, dimensions , the hight i was putting them up and want birds they were for, then it had to go back to tech drawer to redo on the plan, it is a licence to print money, me about £3000 in total, it will all be worth it in the end. good luck!!!

Always had this idea in my head. Loads of land all over the uk it is just boggie due to having a natural spring all year round. Witch is nightmare for farmers. But be ideal to build a fishery. And could prevent flooding haha

I have a mate who had an option to buy a piece of land to put a semi-pro football club stadium, houses, flats and business units. One of the things he had to was a 'wildlife feasability study'. This took 5 months and cost (wait for it) £103k (yep). By this time he was £145k and a year into it, the Council then refused his application. He gave up on that piece of land, it's now overgrown and hideous. Councils are crooks, the lot of them.

Hi from the USA. Looked into a trout farm in way north NY state back in the late 80's but it seemed more of an expensive hobby farm, not really big enough to go commercial without more investment than I could swing. Good luck.

Hey mate. Fishing was/is my passion. I also study wildlife. I would love to be involved in a wildlife board for your lake to give fisherman some advice and education on what they would see. Been to a few fisheries woth incorrect information and it's such a shame.

Shit, you really went belt & braces with this. Looking at doing similar on a 10-acre plot I'm in the process of buying that backs onto our smallholding. A neighbour a mile or so away dug a small pond for a 6-chalet glamping setup and their planning application (that we were planning on cribbing off for our own) was nowhere near as in-depth as the lengths you went to here. If you had to do it all again are there any superfluous steps of this process that you think could be safely omitted or that could be done yourself to save a few quid? ---- NB. Found your channel after you mentioned your fishing lake project on the recent Colin Furse interview.

Do you have any plans to expand the fishery once the first pool is completed and bringing in a limited income? If so, would you have to go through this madness once again, or would you then have the required paperwork to expand? I wish you all the best, and look forward to your next instalment.

I think the answer to that is 50/50 you would be putting in for expansion: so the trees, access and ecological stuff wouldn’t come into challenge. I think it would be about the suitability of the project to the area

Carp are about £500 each for a 15lb-20lb size fish youd want at least 50 carp at 20lb in a lake for it to be a attractive carp lake, looking at 25 grand for fish as well what a rip of game it is
