As far as blinds, I do have a video somewhere near the beginning of this channel about how to hang blinds. It's one of the simplest jobs you can do and each set can get done in a matter of minutes. I almost never cut my own unless I have to, but I don't recommend it unless you've purchased a professional cutting machine. If you're already at home depot purchasing them, just have home depot cut them as well. I never hang pictures. Property management companies don't pay handymen to hang pictures, home owners or tenants do, but I only work for property managers. If I did hang them I'd just use the picture hangers that they sell at home depot and make sure that they're rated for the weight of the picture getting hung. In the future I'll be doing how to videos for every job we do, but that will be a while, after I finish sharing all of the business side of the business.

Excellent advice as usually. Fool me once or twice, shame on you. Fool me again, shame on me! Staying tactful in such situations and never desperate is critical and I keep working on that! ... Oh yeah, blame nonpayment on the tenants, make me spend hours for investigations and estimates, ask for freebies "while you are here" and make me late for other appointments. Some clients can be exasperating, but detect it early and then keep them at a safe distance!

Yeah it looks like I selected the wrong audio channels before publishing. This will all be resolved when I build out my studio but for now audio is better overall, but still occasionally not great.

I do have a question; in this and other videos, you mentioned that you generally keep away from homeowners and focus on property management companies. For the most part, I understand the focus on property management companies...however, I don't fully understand why one would avoid homeowners specifically.

I'll probably do a video about this today after I sit down and make a thorough list. The short answer is because home owners are less likely to understand the value you bring than another business. For a home owner, it's just a small easy job. For a property manager it's the difference between a tenant who continues to rent and a tenant who moves out to find a better property management company.

You can give them a 1099-C, basically they will have to pay taxes on the debt owed and you can write it off as bad debt.

Personally I've never had good luck with property management companies. They are all ultra-tightwads AND they treat you like you're a freaking maintenance man or janitor on their payroll. I've literally never had a good experience with them. Even working with long distance landlords can be tricky.

That's interesting. I've had only one out of a couple dozen be that way. The rest I dropped because we didn't fit perfectly, but none of them were horrible. I find that the more experience they have and the more homes they have, the better they are. It's been the small ones that had lots of time on their hands that have been worst.
