So after completing an EICR recently for my local estate agents the landlord has decided not to pay me that I was apparently "trying to rob him"
Anyway see yourself in the video and give it a good watch all the way through, then give me your opinion

Randomly stumbled across this video. If it’s one thing I’ve learned in the trade it’s, take pictures, save emails, and document everything. This guy clearly knows what he is talking about and has everything documented... well done 👍

Hi Nick, love the videos. I would definitely take the guy to small claims court if the estate agent won't pay you. Also increase your EICR price to the estate agent by £10. You'll get your money back and be more profitable.

Send him a letter before action the small claims court, he’ll pay before it gets there. He’s just calling your bluff and winning at the moment

I'd submit to the small claims court, purely on principle. If the agents and customer see you slide on getting paid, you'll never see the end of it. Pursuing the matter looks more professional and shows your work was completely honest. As soon as the non-paying customer (con-man) sees the claim, he'll pay up. It'll never reach court.

Also to make my position clear the claim would be against the letting agent, he instructed your services so your contract is with him, their problem if the landlord doesn’t pay them

@@davidolear business is more complicated than that, right or wrong the letting agent is feeding him a lot of work and sometimes it's better to take a small hit and move on. Would be different if materials were involved though.

I been there. I remember one time, I installed a high end security system in customers home with cameras and alarm system which he refused to pay. Then, he told Los angels police that i was trespassing his property. He had several pit pulls in the house, so, i took a lose.. I didn’t write a contracts, I had no documentation or agreement. Get it all in writing. Second job. I was paid for equipment and had security system all work but final payment never came.. I saw him as a friend. Well, I learned my lesson. Get everything in writing and agreement. I am in Downey California , we finally have some cold its 40 degrees. I know for you guys this is short day, we wear our coats 🧥 and dying…. I plan to visit Europe one day, hope to see you … Downey California

About 26 years ago I went into my local corner shop and the owner asked me to look at a flashing light in a fridge unit at the back of the store. The tube needed replacing (4' 40W fat tube) and I said I'd sort it the next day. Next day I replaced the lamp and the starter switch, but replaced it with a 36W slimline tube instead of a fat one. The owner wasn't there, so I said I'd come back. Three visits later I finally caught up with him. He asked me what I'd done and I told him. He asked how much and I said £3 (basically the price of the lamp). He told me it was too much lol He said something to his son, in his native tongue, and his son shrugged, so I assume he'd asked if I had changed it or not. He grudgingly opened the till and handed me £3. In the 100m between the shop and my home, my blood began to boil because he'd doubted my integrity over £3. I still had the old tube in my van, so I took it back to the shop, walked to the rear of the store, swapped the lamps, went back to the counter, slammed the £3 on the counter and said "You can stuff your £3!" and never went in the shop again. A valuable lesson was very much learned that day.

As Derek said it would be worth a call to the local authority, they may investigate it they may not. I have experience as a tenant of being in a property with no RCD's and a Landlady who felt it was the tenant who should pay if I wanted it checked, it takes all sorts. But you are doing the right thing, they will fail before you do!

The whole EICR testing has been a nightmare for all concerned . As an agent in the middle of it it’s been just as hard as we have found no continuity between the electricians . The opinions seem to vary massively on C2-C3 . We had one flat come back As unsatisfactory because it had no RCD protection on any circuits . It’s a first floor flat and had a private entrance . Our electrician also said what if they plug in an extension lead and take it down the stairs to hoover there car or cut the garden ! This was an electrician we recommended and we trust. He also said that there was evidence that the lights had been replaced in the bathroom and again had no RCD protection. He said the best solution was to put a new metal board in . The landlady then asked for a second opinion and her electrician said that his C2should be C3 and he would give a satisfactory EICR for £150. However he did say that she should have RCD protection. He was very obliging and knowledgable and I asked him about the private entrance of the flat and the extension cable possibility. He said you access under normal use and that would not be normal use I then had to spend an hour on the phone talking to the landlady explaining that she ignored the advice even if she did get a Satisfactory EICR if something happened at the property then I’m sure that she would still be liable if she ignored the C3 . She then contacted me to say her electrician has sorted it out and the solution was to put one RCD on the tales between the meter and the board and this is only costing her £150 so therefore my recommend Electrician who wanted to charge her £600 didn’t know what he was talking about and she refused to pay for his EICR. Here we are as an agent stuck right in the middle of it all. What do we do? We’ve instructed the electrician in good faith and because of a varying opinions within the same profession it is now cause the issue for us. In my opinion it really should’ve just had a new board. The guidelines I have read are No RCD protection is a C3 so in this case would give a satisfactory EICR. Is that safe for a rented property when you don’t know who will be living there in the next 5 Years ? Could be someone venerable , young ,old , anyone of them could decide to un jam their toaster with a knife 🤔 This seems go totally against what the government were trying to achieve in the first place of improved safety . Anyway sorry for the long rambling comment I just wanted you to see it from an agent’s point of view you and so you can see what we are encountering.

The problem here is landlords having bloody agents to manage their assets. A good landlord will have a good sparky and none of this would crop up.

I've got all mine done and after many years in this business I've found a serious common trait. The problem is you'll get one spark do it one way, then another spark comes in says it's not right and amends it, then another spark down the line claims the last spark didn't do 'XYZ' when he should have, and the cycle continues on and on year after year. I've yet to see after 30 years any tradesmen not bitch about the last persons work, despite whether it's a national registered company or not. It's almost in built in their personality to slag off any work done before them. One man's visual inspection is a fail in the eyes of another, and visa versa. The only people that lose out in the end is the customer, as they continue to pay for the work to be done right and told it is, until the next person comes along and says its not. So frustrating.

I am a profesional gardener, quoted for a job, and did 8 days worth of work, the job kept evolving so the original quote went out of the window, waste removal was an issue and mounting up as the chap said he was going to deal with it. he paid 4 days which I had to chase quite a lot for, but the next 4 days he didn't, long story short, it went to court in my favour, but over a year later I am still owed £800, his company has a really bad review and his neighbours said he has done this many times. I even know of another gardener who had problems (after the fact)

Your contract is with estate agent as they appointed you. The estate agents get a fair chunk of money from the landlord.

I don't think you should let the agent off the hook here. They engaged you on the instruction of their client, so they should pay. Their contract with the landlord allows them to deduct the cost of work from the rent.

I'd be interested to know the "origin" of the landlord. Not that I'm an electrician, but I got to the point where there were a certain group I stopped quoting or doing work for. It was too much hassle and generally a waste of time.

I have a zero tolerance policy on late payers, I’d sue for £5 because if word got around that you can knock me if it’s a small job and I won’t bother to chase it up that could badly damage my business. I do hundreds of of little jobs every year, they’re my bread and butter and I expect to get paid on every one. In all my years I’ve only failed to get paid once and since the. I’ve followed a simple five step format that guarantees payment one way or another. 1) written quotation and terms n conditions preferably sent via email. 2) receive written acceptance of quotation. 3) reply with invoice for deposit and notice of right to cancel 4) turn up when agreed and do exactly what was quoted for to a high standard 5) send balancing invoice within 24 hours of completion. In 8 years going it alone I’ve been paid in full all but once, and that was in my first few months of trading and the last time I made a verbal agreement.

Send the report to the council and let them check to see if the house has since been retested

Ya dead right mate. We recently had a similar but smaller issue direct with a customer. He tried to avoid paying an outstanding balance after his purchase was delivered. We gave him benefit of doubt on delivery, he wasnt present, missus said he'll be down in next day or two. I happen to have known him for 15 years, so trusted it would be sorted without issue. 3 months later after a partial payment, we finally got the last £70 out of him where he marched into shop stony faced, said 'here's that 70 I owe you' chucked it on counter and stormed out. It was only 70 but it was principle of the deal and the trust. He now wont get any work done by us or be able to purchase anything else. Its infuriating! I know your anger! 👍 Just remember, You good job! You've got so many respected sparks to back up your competence too.

The only thing i would say is the way i was taught is that if the DB is installed behind something which requires a tool to access (meter key) then it is a C3 and not a C2, i would be tempted to C2 it as well though since it does require access by the public to read the meters.. its a hard one but you probably did make the right call (This is for the IP rating relating to fingers by the way)

Unfortunately there are landlords out there that will always take advantage of the situation. Thankfully they seem to be in decline and with the new legal requirement that rented property now need to be checked every 5 years, hopefully the standard of the installations in these properties will be at minimal satisfactory and safe for the paying tenants to live in. You wouldn’t rent a car with bald tyres or no mot would you! I’ve had this before several times but thankfully not that often. We ended up taking one such client to court just to prove a point. No we didn’t make any money from it, the costs including the interest were awarded to us and the majority of it went on legal representation. But I can tell you whole hearted, proving our point and the client having to pay the invoice, legal costs and interest made it worth the while IMO. Hopefully dishonest clients will think twice when trying to get out of paying honest hard working trades people. Hope you get it sorted Nick 🤞

Your approach to work is excellent and quite thorough. Keep doing what you do and cut them loose. Quality work will ALWAYS win in the long run with better, repeat customers.

In that situation I would have repaired the consumer unit, which could be easily done with sealant, nuts and bolts,and plastic strips of pvc trunking lid. I would then issue an unsatisfactory visual only DEICR and walk away. I would also refuse to work with the Estate Agent again as they would know the type of Landlord he or she is. I would also advise the Estate Agent that it is Company policy to take the matter of non payment to the Small Claims Court regardless of the amount of money owed, you never know the bluff might work. I do work for a number of Estate Agents and my contract is always with them, not the Landlord, so it is up to them to pay me and claim the money back from the Landlord, either through deduction from the rent money or direct payment.

Had to watch the video although things are a bit different, mostly terminology, here in Canada. I'm an Electrician/Millwright myself. A couple things struck me; 1) You are well reserved in your demeanor (moreso that I would have been) 2) You are studious to a fault, as a tradesman should be, good onya! 3) I would not have even considered leaving your bill unpaid. I have big hands like Shrek but you...Jeeze those look like a couple of roundmouth spades. Lol. Wouldn't want them coming at me with intent! LOL. Sorry this has happened to you and hope the situation might resolve itself in the future. Cheers Mate!!

We had the exact same I'd love to share it was hilarious. We never issue reports to the landlord/lady they go to the estate agents but our agreements are that they don't get shared until bill has been paid. It is the report they are paying for and its the only certificate you can hold back until you receive payment. We also never disclose too much info until being paid, it makes you vulnerable to not being paid because they aren't happy with the result. Also a landlord/lady is risking everything they have moving new people in knowing that the property is deemed unsafe. If there are existing tenants the 28days is reasonable not an excuse to get new in sooner. You did the report you will get paid. Take that person to small claims you can do it online you won't lose the case. The evidence provided from your video shows that they are not paying because they are not happy with the result and so is not an excuse not to pay. There are alot of landlords that don't care they just want it to say satisfactory reports. This person hasn't shown no care to the family moving into the property, this will go against them in your case. You have nothing to worry about go for it I would like you said its principle and there will be one less that gets away with it.

I ran my own building business for 35 years i spent more time chasing money than working i call them professional non payers in my experience this guy is banking on you not taking any action so he will then do the same thing to someone else i like you just let some of these go but realised that you can't keep doing that so in the end I went after everyone that didn't pay some i won others I didn't but I think it got around i would not let it drop

After being in business for 49 years you do get non-payers. It's just part of business risk. We rent equipment and occasionally it goes walkabout and you never see it again. The trick is to make sure you are covered for it. So every time you do a job you add a couple of ££ on and it goes into the fund. Small claims works and can be used as a bit of a shock that you mean business. Took a guy to the small claims court for £16 he owed me. He rang me and said I must be joking so I suggested he paid what he owed + the court costs or I would see him at the court. He just thought that no one would chase anyone for £16 but it's just the principal of the matter sometimes. The guy who did my Electrical Safety Check sent me a link so I could download it. After I had paid. Might be worth a consideration.

I tested a house once and did the remedial works on request of the customer - sent the report and invoiced him. He was selling the house with a local agent. 2 months later and no payment he refused to pay - I went to the agent and threatened to put a charge on the property so he couldn’t sell it. He paid straight away. My golden rule is no payment no cert - everyone pays up front. If they say no we don’t do it. Agree with the other comments - the estate agent should pay you and they chase the landlord. Get some T&C’s written up and insist on payment before release of cert

For ECIR always ask for payment upfront. Chances are you will be delivering bad news, which no landlord home owner wants to hear, let alone pay for.

The rust on the Wylex MCB is standard as their a bit crap, that’s caused by the condensation in the meter box. Tell the DNO that there is a Distribution Board in their meter box. £140 for a EICR is way to cheap.

I thought the door was either missing at some point it left open flapping for ages letting everything inside get wet. Your right that's too cheap, and it all contributes to under selling the industry, where I am estate agents expect to pay £50 or £60 and there's idiots doing them. Although they will pay a plumber £100 to test one appliance, for 20mins work.

The scary truth is that either the landlords 'own' electrician has bodged the report and the tenant's living within the property have a good chance of having a fatal shock in the event of a fault. Or the landlords illegally rented out the property without a satisfactory report.

Landlords don’t like parting with cash and often turn into professional plumbers and electricians when told they have issues on their properties, I don’t bother giving a lot of them my time nowadays after a few non payments over the years. The richer they are the tighter they become.

I as a customer, always follow this rule , you get what you pay for, pay cheap your left wondering, pay for a quality recommended by word of mouth from friends/family service and sleep well at night, luckily I know a pro plumber, pro Electrician & a Pro carpenter, if I need anyone else to do work on my home they know good people .I'm sorry you met someone who is a bad person ps I've watered that down.

As a small business owner I feel your pain.. I have customers calling me begging me to fit them in to repair their roof asap and then I have to chance them for weeks for my money.. it's driving me nuts

Pop in and see the tenant , explain your findings and make sure the 'Other Electrician ' has not changed your sticker to say a date as opposed to remedials required .

Iv played with electrics for years and years the health and safety is always changing but anything electric is getting easier and easier to learn. I no people that cant change a plug fitting or even a simple light fitting unbelievable knowledge saves money lol

Estate agents can be crafty in the way they deal with you as a contractor and will get you in on behalf of the landlord. Plus would you want to upset the relationship with the estate agents for 1 job worth a small amount compared to the amount of work you get from them. It isn't worth the loss but should take it as a learning curve and put things in place to prevent from losing out again.

I've only ever had issues with payments on 3 occasions. Every time a middleman. Never had a direct customer complained nor refused to pay only ever when agents involved.

With regard to the consumer unit, the fact that you have a number of defects with different components these would raise the rating of the defect code. I wouldn’t have hesitated to send them a letter asking for full payment, then escalate it if required. We had a solicitor who would send a standard letter that used to cost £2.50, that sorted 99% of problems. The 1% always settled before it went to court, the majority of these were big retail companies. In all cases the client also paid the solicitors bill.

Unfortunately some customers just don't want to pay for upgrade work when all the lights and power are working!!! So frustrating.. Rise above it and remember you are a better person than him.

Just stumbled across your video , I’m not in that industry but I feel your pain.... I applaud you in how well you handle this situation ,I admire people who put pride in their work versus the a**ho*s who did the work in the first place ( and you give them a generous review ) as for the estate agent ... a famous person once said ... a smuck ! Some day the tables will turn 👍

That is very true ........ you are working for the letting agent, they authorised you to do the work ......... they pay you, it is then upto them to get there money of the landlord, the landlord authorised the letting agents to carry out the work....... your contract is with the letting agent, but as you said ... you get a lot of work off them, is it worth pursuing the money? I was caught out with this, cost me £1300.00 quid, they only do it once ........ now all work is in writting, including any authorised extras, before the work is carried out, with a clause in it, non payment will be put through the small claims court after 30 days + 1 week .........

100% he’s got some cowboy sparks in, filled the board with silicone £10 re clipped the loose cables £20, changed class 1 fittings to plastic £50 and re tested. Absolutely typical. I feel your pain your being genuine with a very honest report but rogue landlord doesn’t care mate

Hi Nick Ask for a copy of the EICR from the Estate Agent from the electrician who then carried out the EICR after you, also a copy of Remedial/Minor Works or Installation Cert The Estate Agent will have copies to be able to rent out the Property. All the best

I’m sure you know by now...ALWAYS ask who is responsible for payment before starting any job and have it in writing if necessary in the form of a ‘request form’ ie. an agreed job sheet that has a signature/ official stamp.

We used to have a little black book of all the landlords we would never quote for, this book was updated through other builders/electricians word of mouth in the area (before the internet), it sounds to me that this guy tries it on every time, and has probably got away with not paying a lot of trades!

The estate agent should pay as they are the ones ordering the work. Then they deduct it off his rent.

Like quite a few people have said, is your contact not with the estate agent. It's up to them to apply their uplift and be reimbursed by the landlord. Your effectively the subcontractor and you have done your job as instructed by your client. Don't forget to take that estate agent off your "Christmas Card List"

I always remember working in Spain with a carpenter. Someone refused to pay him so he smashed the guy in the face with an Estwing hammer. The guy lost his jaw and almost all his teeth in one swipe. The carpenter was completely unfazed by it. It shook me up for the rest of the day.

From my experience of dealing with some landlords, he was probably trying to avoid paying the money. Not all landlords are like that, but many are.

Not sure if it's by law or not but the letting agent I use keeps a float to pay invoices due and then tops it up from the rent collected from the tenant, agent would be my first port of call anyway as other have said if they contracted you they're liable for the invoice

Mate I had the same the other day when a customer told me I was inexperienced when I condemned the electrics in their commercial property, was worst I've seen in 20 years. They got someone else in to verbally tell them its ok for another year till they rewire it. I was fuming.

I know how you feel Nick, I'm a gas engineer and we try vetting landlords, if there a tight arse steer clear, hard when you get so much work via this route. Blank the bar**ards!! Inform like this good video . Take as many to court as you can get time to do Best of luck.

Hi Nick have had the same problem with letting agents I hate them think they are all a load of lazy Bs. Every thought of setting up a pay before for the EICR. I work for my son doing EICR and he makes most of them pay before I do the report. I do not do the remedial work I just tell them what is wrong. That way most of the time they do not thing I'm trying to rip them off, I just do not see the point of trying to put things right for landlords as the always thing you are trying to rip them off, plus they always wont to pay a little as possible. Its time landlords were may more accountable they tend to get away with to much. I have done EICR for landlords who have never even seen there property. Hope you get your money.

Legally your contract is with the landlord….or their agent. You can choose to sue either of them or both.

I'd question do you need to work for letting agents? We are inundated with EICR requests at the moment, since we applied to become a recommended contractor on the government website, its free if you are an approved contractor with the NICEIC. Break it down, estate agent pays you peanuts for quantity of work, they charge the LL a lot more. LL are now skipping the middle man and going straight to the contractor. Do you want to be rushing EICR's because there's no money on it. Your contract (verbal) is with the estate agent THEY OWE YOU THAT MONEY. Nick, anyone can be a busy fool but decent sparks and even better buisness men can earn what they are worth. You guys are awesome and have a great set up... Do you need to work for estate agents ?

All that anguish over 140 quid!!!??? The longer you’re in business the more of these you will have and for thousands of pounds in some cases, depending on the client threats nor court cases will resolve.

Fuseboard shouldn't be in the meter box. I'd be calling UKPN or the supplier and they'll send out a letter to move.

Where I live you just go round and speak to some guys in the estate and they turn up with some guns at the guys house and recommend paying in full or bad things happen! Not the best way to deal with problems but 100% pay up rate 😁

I’m sure it’s good the letting agency give you so much work, but in my mind if they hire you they pay you. I rent out a flat and any fault plumbing/ gas heating wise, it’s just sorted and I’m sent the bill to pay the agent.

I’m with the other subscribers bill the estate agent, they were the ones who contacted you to do the work. If there not willing to pay take them to the small claims court, then black list both of them.

Not clear from the video exactly with whom the contract for the work was actually with: the property owner, or the estate agent? If the estate agent was literally acting as an 'agent' for the landlord but without responsibility for the settlement of debts incurred on the landlord's behalf, then the threat of court action could be pointless. However, from the video's reference to the logging of emails etc and correspondence it seems the property owner asked the letting agent to hire an electrician on his/her behalf. It gets complicated at Court level as to the precise nature of the relationship between the estate agent and the property owner: a contract for a service was sought by the property owner, and the request passed to the estate agent. So, in Law, who was the other party to the contract for service from the electrician? Was it the estate agent? Was it the property owner? All those so glibly chanting away on here about "go to Court" clearly know nothing about civil Law and would do well to stop parading their ignorance in the guise of wise help. A Court case is only an avenue to pursue when the identity of the alleged debtor is known without ambiguity or dispute. The video is in fact a very helpful reminder to all trades people of the importance of clarity in their business dealings -- including the fact that no, absolutely no, should matters relating to a contract ever be discussed, approved, negotiated or acted upon with a third party (as has occurred here: for though the estate agent has played a pivotal role in all this it'd be the luck of the draw on the day of a Court hearing if a judge decided that liability for settlement of claim rested with him/her. Or not. Judges aren't infallible at small claims courts level, and appealing against an unsound judgment can be costly and exhausting. Moral of the story: unless you know for certain who it is that you're legally entitled to sue, (the 'legally' bit is crucial) don't even think of going anywhere near a small claims court.

been burned like that in the past long time ago some people just want $ 1000.00 fix for nothing or they are out to f you from the start. I don't start a job without all money for materials and at least 30 % of expected labor. love the channel still got to find out out how the copper smelting is going

It’s actually illegal for a letting agent not to pay you after you do work instructed by them. Your contract was with the agent not the landlord. Even if the landlord doesn’t pay them , that’s not really your problem.

I wonder what race of people the landlord belongs to. Name and shame the estate agency if the refuse to pay. The contract is between you and the estate agent, not the landlord.

Nowadays with all this faster paying methods I don't know why builders and people like that don't have a system where by they do an hour or so work and then the customer pays for that hours work and so on until all the work is done and all the money is paid. For sure it wouldn't need to be one hour could be two or whatever, then at the end everyone is happy. If you don't want to pay then the work stops. Simple no pay no work then it would be up to the customer to ensure the money is paid up or the workers walk and they would need to rebook but first pay per what is owed.

Your fuse board issue is condensation had it loads of times it’s a fail of unsatisfactory installation and environmental issues put anew db in and a tube heater that meets requirements

Hi Nick, Feel your pain on this one. Ultimately the person who instructed or commissioned the work are the party that you are working for and therefore invoicing. If you bill through the estate agents then they are accepting liability for sub contracting you and thus are responsible for your invoice (ignoring good will etc but this is business and unless you are setting up the Bundy Charity Foundation need your money). I hear what you are saying regarding its only £140, but where do you stop?

As a landlord, tell me why sparks are doing EICR's and grading perfectly sound 17th edition CU's as C2 and not C3..........wouldn't be the money would it??

Assuming the DB has been installed correctly and it complies with the Regs at the time of install and shows no signs of burning then it should be a C3. In this particular case it didn't comply with the Ingress protection for the environment that it was installed in and also had accessible live parts from below were the tails came in to the DB.

Personally to cover yourself under H&S as it's an act or omission. I'd send a letter to the land lord / estate agent specifying that you conducted the test, when conducted the property has failed the test as such the property is still in an unsafe state and requires immediate remedial work that must be completed before (insert the date of your test +28 days ) and must not be occupied until the remediation work has been completed and been tested to be safe and incompliance with the current safety regulations. Please reply to [insert your email / address here] to advise if remediation work has been conducted along with a new test to ensure the electrical equipment is safe for the property or that the property is vacant and will remain so until the repairs are conducted and tested to ensure compliance. Please note that the property must remain vacant until it is proven safe, due to the previous correspondence with intent to allow tenancy of new occupants on [date when they moved in]. As I have received no advisement of remedial work carried out I must conduct my due diligence to uphold the health and safety regulations and therefore without advisement of remedial work being conducted I will be advising the local council to investigate a potential health and safety breach due to the electrical conditions within the property. Please reply within 14 working days with notice of repairs and successful test conducted or advise that you understand this noticed that has been provided and acknowledge that the property is, has and will be vacant until the property is made safe for tenants, failure to respond will result in my complaint being raised to the local council to ensure the safety and well being of anyone who can be affected by these acts or omissions. Basically what this does is as the professional you are raising a potential H&S issue that is the responsibility of either or both the land lord and the estate agent so you might be saving the estate agents backside with writing it, regardless of the money there is a health and safety issue there that needs to be rectified.

I hope everything goes well and you are getting the duly money. next time...put forward at least 60% advanced payment. rest before the signing of Compliance paper/ test/ or what ever apply for the appliance test . Useful is to have a written history, such as quotations and offers, with a valid date and signature. Advance payment is a good thing. Good luck mate.

You said it right mate you give them cheap prices for them to deal with a headache you shouldn’t be dealing with a customer nor his stupidity so get back to the state agent tell them to pay you on that fact of the matter I wouldn’t badmouth the customer I wouldn’t say anything to them if I were you don’t waste your time mate go back to The state agent and I’m telling you you will have a lot more of them trust me that’s the just The real world having said that keep up the good work all the best

As the board is outside just get Adam to go round a few times and keep turning the power off and he will soon get fed up of paying call out charges 🤣🤣 eye for a eye 🤣🤣 On a serious note mate your estate agent should be paying you for instructing you to carry out the report but walk away as it will only bring you down but will in the end give a very good life lesson buddy 👊

Many non payers over the years and customers were very dishonest as well. I always had photos so I’m glad I did it’s amazing how much scum is out there. This is why I don’t get involved in anything other than what I’m there for. I tried to help people at times but always got screwed in the end. Pictures and videos are very helpful but we shouldn’t need to do this if we are all honest people.

Why should be worried about your reputetion ? If youhave NICEIC / SELECT aproval and you write report you can get you installation re-ases by them as I think its standard support they provide and then you covered. No any electrician register with them can condem your report as nonsence or not be trutfull. Any attemt to shade you reputation would fail as it would also challange integrity of accreditation by NICEIC / SELECT. A way to play this game too :P But would not also failed Inspection report invalidate Rental agreement ( safety of occupancy ) and the insurance for the property ?

First reaction, Small claims court. Second reaction, Agent instructed so chase him direct. Final - relationships matter , 100 EICRs worth maintaining business so leave it! Discuss with agent who should report to Council, you or him.

Tell him that you carried out the works in accordance with the standard and you will see him in court. Furthermore you will register this debt with the credit reference agencies, within three further days of non payment. And ask your scheme provider for help...that’s what you pay your subs for!

Credit where it’s due fella, not putting your name to unsafe work should be your focus, you did it right, landlord is obviously happy to have some cowboy from free ads do a Sunday scotching job, rather than paying for skilled work. Not your fault, you can’t help everyone 🤷‍♂️👍

perhaps in the future you get the client sigh to say thy are happy with your quote , before you do the the job or from the state agent , then if the client refuses to pay the agent pays you then its up to them to get the money off the client

If there is a fee for the quote then they must have agreed to pay for the quote, just because they don't accept the quote for the job doesn't mean they don't have to pay for the quote.
