Before you buy a older home it is imperative to have that property scanned for a buried Oil Tank so you don't get caught paying for the cleanup of the contaminated soils. I've seen these cleanup cost tens of thousands of dollars to unsuspecting buyers. It can empty a bank account in a hurry.

Realtors should be required to pay you too scan every house they sell in that area that they even think was built in that era. But I think we all know realtors are less than concerned with a buyer and their best interest.

Also why the fuck would a realtor have to pay for the inspection? The buyer needs to pay for it.

Let's be honest, even if the realtor was required to get the scan done, they'd just pass that cost on to the buyer. @V.Vega, many first time home buyers would have no clue that's something they should even ask about. Mandating that a scan be done (regardless of who pays for it.) would not only prevent people being trapped into paying for something they had no way of knowing to avoid, but it would also get the tanks out of the ground sooner, resulting in less contamination overall.

When all else failed, that's basically how we used to find the oil fill connection in the winter with snow on the ground. Of course 40 years ago the metal detectors were not as sensitive, and they were much larger. BTW, as late as 1995 we had no requirement to do soil testing on a tank removal, provided the tank was "dry on the outside" when the town inspector came by to have a look. That was a pretty good incentive to be proactive with tank removal because it meant a one day job.

Good work... did never think of a metaldetector to look for this.... In our little city they are looking at every house to make sure the tank is out of the ground, or filled with sand (I think) ... In our street some have the tank removed out of their ground and some have them sucked and filled with sand...

The RealButcher the oil tanks rust out and leak into the soil contaminating it. The contaminated soil is more the concern than filling them up.

I am from the US and have never even heard of Oil Tanks, is it a Canadian thing from decades ago?

We have them in the us. I see them all the time. Usually only houses from the 1960s and older have them. Look down the sides of old houses, they're usually on a big metal stand.

Homes can have an oil burning furnace. Basically "off-road diesel". You'd have a truck come and fill the tank and use that to heat your home.
