Once you are certified, if the area where your office is located in becomes a non-hubzone area does your certificate stay valid for the term of the lease for the rented space or longer?

Nope 🙅‍♂️. It updates annually. It's basically playing the lotto. Sometimes you're in and sometimes you're out. Fall below 35% employees in hub zone areas and you're out. Your area loses its hub zone status, you're out. 😢
