How can maintenance, tax on rental income, management fees, legal fees and stamp duty not be included here? That would completely remove the £7200 profit over that time period. All you’re left with is debt, lost time/stress and opportunity cost. Then if you ever want/need your money out you are heavily taxed again.. cash flow is obviously important if you never sell your properties. If you have £30,000, put £20,000 in a tax free Global index funds and enjoy the compound interest until BTL starts being financially viable again and enjoy watching bargain house prices appearing in the next few years with money growing risk free at 10% and easily accessible at anytime tax free. Or if you want risk 75% leverage your cash on the S&P 500, it’s a 30% return with zero effort and the same level of risk as buying 75% leveraged interest only property in an impending housing crash with worse interest rates in decades.

@@johndoe5715 I’m not, I don’t leverage. But if your risk appetite is high, like a 75% BTL in a bear market, you can leverage the S&P 500. It’s up 11.20% in the past 12 months. So with the 3X S&P 500 Vanguard EFT that’s over 30% for example. You definitely shouldn’t do this. It’s mad to leverage in this market in any asset class. Over-leveraging has and will always cause market crashes and rightly wipe out ppl who are greedy enough to use it..

Take another 20% out (if you're lucky) then another 10% for agent fees (if you're lucky) Then maintainence costs The majority of BTLs are not generating positive cash flow at 6.5% rates. Why do this when you can get 5.5% return in a ISA with no risk? I am going to wait for rates to get below 3% before i do BTL again. My current one is fixed at 1.8% until 2027. Hoping rates are below 4% then

Your 5.5% strategy is not zero risk at all because you are guaranteeing losing your money in real terms whilst inflation is still 6-8%. If BTLs don't work for you then stocks are another investment tool that doesn't guarantee you losing your purchasing power. Locking in 5.5% now is losing your money over time. If the tax is an issue, limited companies offer many advantages such as mortgage write-offs and not dealing with pesky income tax!

@@sparkymmilarky I completely agree if you’re looking to live off the cashflow of the property as a dividend then that makes sense. But most property investors re-invest any cashflow and are in it for the long term capital gains which is we’re LTD co. are better for most. I personally wouldn’t call losing purchasing power good. Holding cash except for an emergency fund or day to day purchases really doesn’t make any sense unless you’re aiming to be poorer in the long term.

Should one repay the interest only mortgage? If you dont then Isnt there a risk that when you come to renew your mortgage in 2 years , the lender may give you a higher rate then before and now you cannot make profit from the rentals? While if you were to keep paying the mortgage down each year its better as you still make some profit? Especially nowadays as the interest rates are high and will remain at highlevels for a good few years and never going back to 2% level?isnt it better to keep your loan amount lower to make some profit from rental income?

A sales man will always find a way to sell his product (or services in this case) now combined returns is what story is been spun. Think I would have more respect if you just said BTL is super hard right now, prices are dropping so your combined return is rubbish as its wont happen in the next few years) and to just either be patient or look for the bargains that are appearing and be smart with what you buy. Your inflation part of the video was spot on however

It's not selling anything... the whole video is about the impact of inflation... also... combined return is my simple way of communicating. In investment it's called IRR. Which is quite complex for the average viewing to digest without a 1 hour video... but its how you acknowledge the full investment. BTL isn't hard right now, unless you are approaching it will short term thinking

your figures are not quite correct you haven't allowed for the tax burden- now you don't get tax relief on the loan the rent would be in a loss situation and you have no allowance for fees or maintenance figures or empty periods - in fact with the situation you described the landlord would be paying each month to own the property as rent would not cover it and this is why landlords are selling up.

So it only works for people who don't need cashflow and who can buy 12 properties at a time and who dont mind waiting for 20 years... I'm buying £70k properties for £59k that after an uplift are worth £95k and bring in £850pm but I'm still flipping those because of lack of cash flow...

People want to know the answer of the video in real life - not some artificial, lab experiment - no fees, no taxes, etc. One of the comments below explains why BTL is not worth it.
