Tell me about the the buy down. Does the seller actually pay for that?

They are, yes! Terms are sometimes more important than the list price. For 2.25% of the purchase price, the buyer can get a 2/1 buy down. I just got a buyer a 5.8% rate locked when it was over 7% recently. When I have listings we talk about this.
