This is the content I've been waiting for! Traveling around the country is nice, but watching your adventures settling in a new city is more fun! I honestly wouldnt mind a month of you just vlogging your daily life in BGC. All the content creators in the Philippines seem to be doing the same old, same old 'aesthetic' island life these days... I love how you're not following the trend, Mergim! I'm looking forward to following your journey 🤗

BGC is so expensive that even some well-off friends do not recommend buying there! It’s all about what you can afford. Best of luck on house hunting.

Has nothing to do with being wealthy or not, it’s a bad investment. A one bedroom sells for up to 20 million, but you can’t rent it out for more than 40k at the most, bare. That’s 41 years (!) to recoup your investment!!

@@kenmcleod8618 Foreign nationals may buy condominiums units in Philippine condos (shares in condominium corporations) as long as not more than 40% of the units in a project are acquired by foreigners (Republic Act 4726, otherwise known as the Condominium Act)

You might want to get in touch with other foreign vloggers who have decided to move to the Philippines on how they did it. There’s Mike of Making it happen vlog and the British couple George and his wife Lucy of the Juicy vlog. They actually became good friends here and have bought their condos in BGC. I think Mike also set up his own business here.

I hate people who suggest to vloggers to contact other vloggers for assistance or colab. Dont you think the other party will like it. Theyre busy with their lives and being contacted by other vloggers may be a threat to them as theyre competitors. just fontbassume that one vlogger does not watch other competitors vlogs as thats very elementary! Its likely they know more than you do!

*_It is perfectly normal for foreigners to contact other foreigners to see if they encountered any issues while doing real-estate transactions, particularly for foreigners. Much the same way if you're a Filipino who wants to buy real-estate in the UK--wouldn't it make sense to check with other Pinoys who did the same??_* Mergim knows what to do, he's not a kid, he'll ask for help if needs it._* 😎😎😎😎

Juicy's agents sells upscale and highend condos. Their subs is more than a 100K so they were able to afford a condo.

If you want to rent condo there's a lot in Makati Area not to much expensive like in BGC.. You can check Cityland Gil Puyat Makati.I think they have 10 to 15K for a month.They have long terms 6 to 1 year also.We are always watching your vlogs.

Hello to you, I live in the BGC area. If you do a rent to buy scheme the bank will reduce your monthly payments considerably for about 4 years to say 25k php, but after that you will have to come upto scratch and your monthly payments will be way higher. The 25k php is only a deferred payment, you will pay the difference down the line. After those 4 years if you can't make the payments you will lose your condo and that happens a lot, condos being bank re-possessed. Take a lot of things into consideration and be careful. Hope this helps.

Well in most cases foreigners have extra cash, buying condo in BGC is investment you can rent and visit Philippines twice a year Airbnb can do the rest, young professionals travelers is good way to describe it.

i hope seda bgc gives you a good deal. You will save a lot of $ just because their breakfast buffets are amazing (and normally included in price), the gym is CLEAN and the aircon blows COLD, the pool is awesome, and the staff-well, just look at them! They are the best, most professional staff we have encountered!

Everyone falls in love with the Philippines. It may not be a wealthy but the Philippines has different vibes. Philippines is very diverse in cultures and areas. 7100 islands more than 100 dialects. Beautiful filipinas. What else could you ask for. Filipinos are friendly loving caring people. I've been to many countries in the world but Philippines is the best.

340,000 Aussie dollars for a one bedroom in that location seems like excellent value. The only thing that I was surprised at was the low budget quality of the kitchen and also the stand alone wardrobe instead of having built in which looks cheap and nasty also. The bathroom actually looked nice though. I'm assuming foreigners can purchase and 100% own property in their name only. In Thailand I believe a Thai national must own 51%. What is the situation in the Philippines?

60% of the units must be Filipino owned. The other 40% can be purchased by foreigners

@@stevens8785 Foreigners can purchase condos but not land/properties. From my own experience when I was looking at condos and houses they are not good quality. They use the cheapest materials and you’re right looks ugly. It’s not worth buying for the price they’re selling it for. I had my house built where I bought good quality materials for less money than the condos Mergim showed us.

Christmas season starts in September in the Philippines because many people work overseas and are only able to return home for a short time each year, which may not be in December. The family will celebrate Christmas at the time that the overseas worker is able to return home.

Why not consider Newport City. Where Resort World Manila is. And across NAIA terminal 3. 20-25K for 1 BR is easy. You have not been there yet. You’ll love it!

The price of the condo’s now are way high compare to three years ago, before you can still find around 50 to 70k USD for a single room condo unit.

I've looked into a few the last few weeks and decided to stay away. They're asking for way too much, especially SMDC; and if you look into how these look after five to six years and how many signs "apologize for the inconveniences while management takes care X or Y gets repaired" it's quite telling.

The view is very different from the hotel one you shown in your last episode, the latter is the one that is worth yearning for .. You'll probably be sick of BGC after a few months so may be a good idea to just rent for 2 - 3 mths at some glamorous place with a good view to live it up while it lasts .. Manila condos are hard to sell at fair prices if i recall so better dig deep n be very sure that you are staying in for the long haul before considering anything .. Reputation of the developer is super important here as many places are badly maintained after the first two "honeymoon" years .. so will need to do the legwork to visit 8 -10 year old projects previously done by them to have a feel of their maintenance standards n see how responsible they truthfully are ..

Very good advice. Also try to ride their elevator to see how much it has degraded, and how long you have to wait to get to/from the ground floor. I've always chosen the 2nd or 3rd floor after I lived on the upper floors for several years. I just got tired of waiting and riding crowded elevators.

Just launched my 🇵🇭 video series and was also approached to buy a condo in Manila. I wonder if renting isn’t less hassle. Could imagine that selling could be difficult, unless it’s a really attractive condo?

If your condo unit is in bgc, then it is always attractive. The location of the condo unit is important. Look at the neighborhood. If it is located in a depressed area, then don't expect it to be attractive.

Maybe you can try condo across the Pasig River in the side of Pasig City. Just a bridge away from BGC. It’s DMCI or you can try Vertis North CBD in Quezon City. Once subway is finished, it will be just 30mins away.

The convenience of all the shops around your UPTOWN Condo fantastic. I saw the eventual unit you decided on. The space is kinda tight but for your lifestyle and planned duration of stay, it’s a steal.The unit rented for P55K/month with that fantastic view,too, was so good…

Try to get in touch with juicy vlog a couple vlogger from UK and they recently arrived in the Phil's. and they have a condo here in the Phil's. That was purchased a yr ago .so you have àn idea on how to go about it.

Buying these condos is generally a bad idea. The prices are highly inflated with no equity and most investors just use management companies to rent the units through Airbnb or Bookings. Some do Facebook marketplace. When you factor in $40-$50 a night, commissions, cleaning fees, management fees, it’s a very low rate of return. Better you use your money for something else.

Be careful of the lease length period for condos there as some are relatively short. They might not be as long as the typical lease length period you'd get for flats or apartments in London of around 125 years

Option 1 get a pre-selling which has turnover 2023 or early 2024 so you get a good price. and rent for the meantime. Option 2 find a rent to own outside BGC

Hello Mergim ... just try to RENT per month for a condo unit ... anyways you will just be here for 5 to a year perhaps ...there are some condo owners who are very considerate in negotiating condo units like less than 20K / month .... makati are or in BGC ares too .. you can reach out to them thru your vlog ....🤩

Just the right vlog I needed. We are going on vacation next year to visit family and friends after 10 years! and possibly look for a condo around BGC to buy. We might be moving back in 5 years so my son can go to school there.

my daughter is one of the occupant in that condo... Of all the condos that she lives in this one has the nicest staff... And in my opinion very sturdy building... You'll be comfortable there.

As a foreigner the best way to buy is cash, otherwise you'll get fleeced on the interest rates and fees associated with financing. Rent-to-Own is a misnomer, especially if it's a pre-construction unit.

there are some foriegner vlogger who purchased a condo unit in the philippines... i think u can ask some advices from them... the juicy vlog is also from u.k.. and they've already owned condo unit in bgc.. also making it happen vlog.. they can help u out for sure...enjoy staying in the philippines.. be safe..

i just saw this vid 😅 i came from the Juicy Vlog channel. you got yourself a new subscriber Mergim👍 you can also try to talk to George and Lucy or Making It Happen Vlog's Mike or Nelly more as they know the Philippine real estate market from a foreigners' perspective pretty well by now, might help you with navigating requirements from foreigners that sometimes local real estate agents forget to discuss or wouldnt know too well given that most customers are still local Filipinos.

THREE prices: 1. NEW from Developer, 2. Secondhand from the market, where buyer arranges finance, 3. CASH buyers price, which can be closed fast. WHICH do you think is cheapest? And by how much? Not exact amounts, but experienced people may have developed some "Rules of Thumb". (haha. ASK, and I might tell.)

Rent to own scheme is the same as paying your monthly ammortization at a given o r certain term e.g. 36 or 72 months, its a sort of marketing strategy actually.

If you’re born in the Philippines no problem to buy a property where its cheap and build your own home like I did. I bought it when it was still cheaper (12k pesos per sq/m) in 2016. The price now is 35k and going up due to Ayala building a mall/residences in Kawit, Cavite

Just lucky to buy some condo units when the price has not gone up so crazy yet. Got 1-br condo with a parking slot at Trion for 5.2M. It would be about 10M-12M on today’s current price. Was able to buy two 1-Br units at Avida for P2.9M each. A parking slot was 850k then. The unit is around 9M now which I will not be able to afford today. By the way, the two units I bought from Avida were converted to one single 3-Br condo unit. My only regret is that I did not buy one more parking slot during that time.

Find somewhere outside of bgc nearby cities its more cheaper because bgc is in business district .Go to Pasig, Taguig area ,condo rooms are cheaper and affordable.

Welcome to BGC. It’s a good time to invest in BGC because of the rate and now price is a little lower because of 2 years pandemic . I can retire now in 30+ age ,because of I bought not only 1 condon in BGC several years ago. The rental income enough for me live a comfortable life in BGC.

First time I've heard of BGC prices. Wow. Seems to be 2-3x as expensive as the adjacent cities of Pasig and Mandaluyong. Although that was 5 - 7 years ago when I was looking for a condo. Condo living can vary a lot depending on the type of neighborhood it's located in. BGC is more of a luxury, skyscraper, high-street lifestyle. A friend of mine decided to move out of a similar neighborhood in Eastwood City (less fancy than BGC) -- because he and his wife got tired of the commercial vibe of the place. As soon as you step out of the gate it's all restaurants, bars, coffee shops, skyscrapers and crowds of office workers. One of my favorite places that I lived in (rented) was a condo inside a residential area. That one had a different vibe from condos in a commercial district. Instead of cars honking, I hear kids playing. When I step outside, I see a sari-sari store, a barber shop and a school; and they're right next to someone's house. It felt like a real neighborhood. I can still walk to the commercial side occasionally but only when I need to.

Do u know that BGC has potable water from their faucets? They have filtered water from their own water tanks, the only place in the Philippines to have it plus as u can see there's no electrical wires hanging outside or electric posts? Coz everything is underground too. Plus jeepneys aren't allowed inside BGC.

@@spriteythesillyhuskytv9267 Yes, but those are just conveniences and aesthetics. I suppose it depends on one's priorities. Water is cheap here, and you can filter your own faucet. I don't even notice if my neighborhood has overhead wires. Probably does, I just developed a blind spot for it. Yeah jeepneys are noisy and pollute too much, I've never lived in a place where jeepneys are allowed. Except in the neighborhood where I grew up, but even then our house was a block away from the main road so its not so bad.

@@rogerx9298 im in real estate, and prices here in BGC can go double when ur downpayment is done. That doesn't happen in the areas u mentioned in my almost 20years experience selling condo in Metro Manila, Makati, BGC. My friends who are in real estate can sell this condos after 10-15 years with 3-4times it's costs. Location is very important, since this is also an investment specially to foreigners, u have to consider their ROI or return on investment, these areas has high reselling value, fast reselling rate than any other metro Manila condos. When buying condos u have to consider everything not just only d price or convenience but it's value in d real world. In d long run the buyer is d one who will have a burden of reselling it or renting it out specially if the location isn't like d demand in BGC, MOA or Makati. My friends in real estate also do reselling In Ayala, MOA, BGC & u could already see the difference.

If i just have money i will also buy a condo or a house for investments. The Philippine economy is no other way but to go up. New graduates every year, skilled and english fluent, it's every Int'l company basic needs, businesses will all be directed to the Philippine economy. Buy a condo now and make 3-5x profit in a few years.

Very cool. Owning a permanent home in Southeast Asia is a blessing. But don't go for prebuilt. Buy existing on the market. And don't do rent to own or such. Just save and buy it when you can afford it.

Making it Happen vlog has bought 1 unit 1 bedroom in BGC beside the Venice Mall ..it's for rent .. They have their sakes agent too to help you lfind unit for sale

Timing is wrong to buy now in the Philippines..8 years ago a 2 bedroom back then was 5 million to 6 million peso . Location is everything in the Philippines…avoid traffic with having everything outside your door ! I paid 3.3 million peso for 2 bedroom in 2015… with DMCI in pasig near megamall… But it didn’t open until 2020 ….that’s why I got it cheap ! Now worth 11 million . I’m renting it out now for 35,000 per month … I bought another 2 bedroom for 3.3 million near mall of Asia …now it’s worth 9 million
