We are going through exactly the same thing here with property. Distance is important to us too but we may have just found a place that ticks all our boxes - including distance. Don't stress about it, something even more perfect will come along which will tick ALL the boxes.

Ol dog here. Great job breaking it all down. Hrs travel gets old quick. Especially if you're driving into the sun morning and evening. Roos if it gets dark. Klms equal replacement and / or maintenance. I've been buying real estate for 20 years. Buy at or near a top of market period means if you have to get out for some reason before the next jump in value, you can end up getting less than you paid. Even if you intend to stay on a property for life, sh1t happens, so you need an exit strategy. Jono

One thing to check out is the cost of rates- as we are now in the Gladstone region, our total Rates (which include Trickle Feed water supply @ 1.3lt/min + garbage collection) is around $6300/yr (or $5400 if paid on time). No sewerage, septic only. We got a shock last year when the rates bill rocked up- trying ro get the remainder paid off before rates bill this year. Also find what size the biggest solar you can do on single phase (or 3 Phase if needwd)

Keep in mind that people could camp on the property, as opposed to cabins etc. If you have the infrastructure for a few sites, you could also make a few bob on Hipcamp

Solid advice guys, you will know the place, it will speak to both of you in some ways. For me it was walking down the long driveway and having wildlife jumping all around and then connecting with the owners who became family.

Nice one mate. I'm sure we'll find a suitable place. We do have one place in mind but it's at the top end of our budget & we'd have nothing left over to fix a few issues. Owners were great & spent a lot of time running us through all the different nooks & crannies of the property. We'll be going over that place in the next video.

Exciting to come along on the ride with you to look for a homestead. Thanks for sharing. I'm sure you realize that existing infrastructure isn't everything but it's a lot. When you can move in and get down to business instead of having to put up buildings and fences, it's a huge time saver. Especially in these crazy times. My 2 cents; The ponds on this property looked to shallow to me and would require cleaning in a couple of years when they are grown over. Thanks again.

Good boundary fences are a must but don't mind mending or building them My first paid job as a boy was heling our neighbour build stock fences. We've seen a few great places we would love but there just wouldn't be enough left over after buying to put into the infrastructure we need to kick off our plans. We're looking at the possibility of crowd funding the extras but need to work out a more in depth business plan first. Cheers mate.

We have property at Captain creek, 40 mins north of Rosedale 25k. Out from agnes water. I would have loved coming to your courses. But you made the right decision, not just financially but it really is a long drive in a family medical situation. I know I've had to do it many times. And your correct people just won't travel that far. Good luck hope you find your dream a little closer to gympie.

Wow, that's a really good price. I did my degree at UNE and drove to Armidale twice a year for residential schools. 5 and a half to 6 hours drive is pretty much a whole day taken up. It takes a lot out of you.

I can't get over how the area you are looking for properties in is exactly the same as mine was! There are so many nice places at Gin Gin, but it was just too far from Brisbane for me in the end. Re the back to grid system getting $30/month credit, hopefully that agreement will pass along to the new buyer. Wouldn't surprise me if they try to get you onto a new feed-in tariff that pays you basically nothing. In the past when I have gotten a home loan, the bank has said I have to do something (like pay off a credit card) before the loan settles, but I've been able to negotiate with them and they were ok with me promising to pay it off within a month after the loan settled. Given how you can buy off-the-shelf off-grid solar systems, I wonder whether your bank might be willing to agree to give you a loan for a property that does not have power connected, as long as you promise to install an off-grid power system within a certain timeframe? I'm just thinking it might open up a few more properties. When I bought my land recently the bank said I needed flood insurance for a rental property I used as security, but I wasn't able to get that because it was in a suburb that flooded in 2011 and 2022. But I was able to explain to them that it was on a hill, nowhere near the flood waters either time, and they were able to waive that requirement completely. So you can definitely negotiate those conditions, you aren't necessarily stuck with their requirements. Re the verbal offer I wouldn't worry about it too much. No agent I've ever bought through has ever gotten excited at a verbal offer, they don't take you seriously until you sign the contract. Some of them still even take people through on inspections they'd already booked, even after the contract has been signed, before the cooling off period expires. So I think your "mistake" is a pretty common one.

Hey Berkeloid. They're on the base tariff so I think it would still cover the base usage we would have for the house. Not sure if the cool rooms were running though. We've started to look for just land as well as we've found a few that are cheaper but in areas that a removal house could be shipped to with no issues. 👍 That has widened our options quite a bit actually. I felt bad re the offer as we made it directly to the owner & I know they're looking to move on to the new property they have an eye on. Suggest, draw circles from parents place at eg 100km, 200km, etc and work from there. You could end up west of Brisbane, in a smallish town but only 1 1/2 hrs from parents.

We are looking to move north and onto a larger property too. I'd buy that place if it had more bedrooms, tempting even as it is because you could add an extension. We don't have travel constraints and just need a Starlink or Sky Muster connection for our business, but with 5 kids and the need for 2 home offices we need a lot of space. Mind you a couple of shipping container "tiny homes" would be a quick upgrade option.

Fully fitted out 40 foot container "granny flats" are about $80K delivered so we need to add one or two of those to the total cost though. Must find the time to go up that way and check it out...

Travel time is so important. I recently had a scare with my mum, I was only an hour away and it wasn't life or death but still an ambulance ride. The time sitting in the car really was not pleasant

Never buy property from the heart always use the head especially if your going to be using the area to grow produce of any kind,.. we had a long history of using DDT and other unsavory chemicals in agri-control

We did a few drives out there & like the country Tammy. Unfortunately, there's more tourist traveling up the coast. Keeping the jade perch out that way could be an issue as well when it comes to winter temps. Great hunting around Nanango though. 👍

You should look at Lockyer Valley...it's about an hour inland from Brisbane....its where we bought an investment property (5 acres) which we are just about to move into....it's the food hub of Queensland....

My parents have a property at kyogle that suits exactly what you are after easily run 10 head even though drought shed toilet power dams 100 acres. Has trees and cleared land fully fenced. Not to far from Brisbane

The prices closer to Brisbane for the size we want is too high or the property is in flood zones we've found Gerowyn. I still check on what available locally just in case something pops up. Found a great plot last weekend but it's just out of our price range unfortunately.

In harlin , which we have a 3 year plan to join to kit homes together and go fully off grid with solar and battery’s . Supporting our selves with livestock and Aquaponics ect and also enlarge my fish breeding business once we are out there

For most people, my place is too big because it is twixt lifestyle and full income producing. But for you, it would be too small apparently. I have 16ac organic property with some existing income for sale 30mins south of Gympie which would put it comfortably 2hrs north of Brisbane. I know people say it is an hour drive but for real it is an hour drive just to Caloundra from here so 2hrs to Bris. Then another hour to wherever in Brisbane means all up a 3hr drive already from here. So don't get caught up in the hype about distance. Always add an extra 1-2hrs to what people say. But lifestyle places are selling like hotcakes. Income producing properties are selling less fast but still too fast for many who need to organise finances since most need the banks involvement. It's madness for sure.

Trying to stay near the population on the coast for the type of courses we want to run TBG. Also trying to stay away from the mines & gas fields if we can. We could go an hour out of Toowoomba if we found a suitable place. I'm still checking those locations as well as you never know what might pop up.

Hey Rob, I have a question not related to this video. I have been following you for a couple years now, and I have built an aquaponics system, it is a 330 gallon ibc fish tank and a 75 gall ibc grow bed filled with hydroton clay pebbels. It also has a 250 gallon sump tank. It is a gravity fed system. For the filtration side of it has a 60 gallon radial flow settler and a 60 gallon moving bed biofilm reactor with 4 cubic feet of k1 media. I can't get it to cycle. I did a fish in cycle and I started trying to cycle it back August and I just can't get it to cycle. During winter I fed my bluegill (20 of them) twice a week, and l tested my system has had a high ammonia and nitrite levels. So I have to wait several says for them to come down. They always come down in time, though. My fish are hungry because I haven't fed them in two weeks. Is there anything that I can do to get it to cycle faster and decrease the ammonia and nitrite levels? Thanks for the help!

4.5 hrs drive from Bundaberg? im sure those areas have regional airport running regular flights to Brisbane . but majorit of population clustered around brisbane and sunshine coast. so you guys will get more potential customers if you live near as you guys pointed out..

Also having over 100 acres is a pain to manage, All the weeds of the world plus more. I would have like to clear sadly as when I bought the Labor government at the time needed the greens and locked down clearing so have loads of wattle and all high risk bush fire material, can't open up the land to allow grass to grow properly other than loads of weeds and thus can't even feed 2 horses on the property in trying times. I had 30 cows at one time but constant weekly searching and buying any feed took the toll back before 2006 plus all the bureaucracy of just doing some calf fattening send to market finished that side project. Also check the fencing if its a large property even 100+ acres is a big ordeal to fence if it's not in good order. Also that larger dam with all the lilies in the middle means its not that deep 2-3m if that. Ideally the dam should have clear water in the middle. If the water is muddy that also means its very fresh water as not a lot of salt causing the tiny mud particles (negatively charged and thus stay in suspension) from accumulating and then sinking due to gravity. Also get water quality checks of the bore and ponds (iron, salt etc)

'I know dam Greenies. They treat us like idiots. I remember in the 50's-80's you could clear your block/back burn, clear trees from your house to prevent bush fires. My sister called/faxed/wrote a letter and ask the council in Sydney to remove a 40ft gum leaning directly centering over her house, they said no. She even offered to replace the tree with another native on her property. So she said when it hits my house I'll send you the bill to rebuild. Next week it was approved to cut down. 🌲

The property with 6kw solar and $30-$40 credit on the bill what feed in tarrif do they get nearly sounds like they are getting the 50c feed in tarrif which will be lost when ownership changes ?

The feed in tariff is only lost if the system changes.

Doesn't last too if it's Ergon they usually have feed in limits and the feed in rate on the open market is about 9c/KWhr at the moment.

They are receiving the same as the previous owners so it must transfer. It will be something we check out though. Worse case is we buy batteries & tell the power company to go jump. ;)

LOL, we just sold our property in Rosedale on Mineral Road, 50m up the road. We also sold because its too far from home to maintain. I would have regretted it massively if you bought that one and we would not have been neighbours.

Do not give clear details about how to find your property. I know most of your viewer base is sane, but it's never 100%. Look at what happened to Pure Living for Life / KERF: a band of internet stalkers tracked down their property and continually escalated their harassment of the couple
