@@floralwallpaper5553 Then move to a more affordable area. That's what realistically you'd have to do. I live in Florida, I'm very well aware of high costs of living but again, not impossible. I couldn't afford to buy a house in South Florida when I was that young so I bought a house in an area that was more affordable for me immediately. I think people mix up the terms "improbable" and "impossible" just to be honest. If you limit yourself, that's on you, I won't do that and it shows because I own my home and have for 10 years (without a mortgage btw). I saved for 5 years (16-21 years old) and ended up being able to by my house outright on my own. I worked 90 hours a week AND was in college for the last 3 years of that as well. I worked while in high school, too. Now I'm at a point in my life where my husband and I have started saving for another home, a bigger place for us and our 2 boy's. Will it take us a few years? Absolutely, but we'll save and do it all over again. I'll make anything possible for my kids to have a better home 😌

That part about a verification inspection 3 days before closing is important. When we bought (not in the US), there was a lawn in the small yard when we first saw the house, then the owner got some dogs and by the time we moved in there was NO lawn. We were kind of innocent... Glad you have good people on your team, Freddie!

Congratulations Freddie! Me and my fiancé bought our house in January 2020 and we moved in May/June 2020. With the pandemic situation it was already a challenge, but there was also some document issues. They wanted docs from 6 years before and they wanted originals. It was so stressful. I got to the point where our broker said he couldn't believe I was so relaxed about the situation, but I just stopped caring at a certain point and accepted I had done everything I could. We finally had everything sorted and it's such a great feeling. Well done! Enjoy your new home.

Escrow is also factored into your mortgage. It's checked once a year and if it comes up short you have to pay to balance it or your payment increases.

We opened escrow on July 16, 2021 and it was a roller coaster of a ride until we closed 40 days later. This is making me feel all the feels from that time. Escrow is not for the faint of heart 😂

"turnkey" doesn't mean they made good choices haha. especially people that choose to make houses all grey - mine did that, too, but I'm countering it with colorful furniture and décor so I can put my money into my garden first (specifically my goal of replacing my entire front lawn with a ground cover that doesn't need mowed or a ton of maintenance since my front yard is one big slope). I never thought I'd even get this far, and unless there's big shifts in the market I probably won't be buying another house for a very long time, so I've got a while to make changes.

I've heard of a bunch of people say that they entered escrow on the west coast and never knew what it meant. I'm on the east coast and have purchased two homes, and that's not a thing here. Obviously there's a time period between when offer is accepted and closing, but the funds have never gone to a third party holding account.

We were about to give up because we were getting outbid by ridiculous amount and we were looking at homes day and night in any spare time we had. We were exhausted, we had many sleepless night, we were getting discouraged and then bam💥 - offer accepted! It’s been 3 months and we’re still making this home out own… it doesn’t happen overnight as I thought. Lol it’s definitely a learning process but a rewarding one after spending years working on your credit and finances to make this happen. I’m so happy for you!!!

Congrats Freddie the house looks great! It seems like the process is easier in Australia. We make a 20% deposit and then the seller and buyer agree on a closing period which is usually 1, 2 or 3 months (mine was 2). If the seller doesn't have or find a new place to live in that time then too bad! That wouldn't be fair on the buyer as you've made an agreement and it still goes ahead. Although I have heard of things falling through and then people can lose their deposit. P.S. I'm glad you're changing the floors haha.
