@@NigwardTheSquid Step 1: Find out what's important to the seller so when all the other buyers are just throwing money around, we are being highly focused and intentional. Step 2: They see us as people and are much more likely to work with us, even if they net less (which I have pulled off for my buyers multiple times :) )

We have bought and sold in (johnson county) KS, North west side of CO springs, and planning to sell in TX (waiting till we see how elections go on the when). I will email details on each location.

how do you find the CC&Rs for a property would it be on the listing or do you have to ask for it .?

@@mattg8787 That's something that is either available on the listing or as a part of the due diligence process. Once you receive, it you have 3 days to review. Is there something specifically you want to check for?

Insulation in the house and checking to see if the house is on a flood plain are important.

A consideration in Florida (at least for me) is distance to the ocean or other body of water. Hurricanes and flooding are a big concern to me. A good way to judge that is by what evacuation zone the structure is located. Living on ocean front property might be a dream, but if you have a category 5 hurricane pointed at you it becomes a nightmare fast.

One other thing about buying a home in Alaska is that the sale does not become official until the sale is recorded after closing which is normally the NEXT business day. So if you close on a Friday, you officially don't own the home until after the sale is recorded on Monday. If Monday is a holiday, then Tuesday. If there is an earthquake between closing and recording, things can get delayed even more. You can get the sale recorded on the day of closing, but you have to push for it. In closing, Alaska is probably the most beautiful place I have ever lived.

Yup, that's a good point. I've heard of people showing up with movers on Friday, not realizing they don't get ownership until Monday because they signed Friday 😬

How do you go about purchasing a home in alaska when your moving from the lower 48? Say we used you as a realtor. Would we base our budget off our current jobs income? Or how does that work? We are really hoping to move our family to Alaska and wanting to figure as much out as possible so we can do this move as sufficient as we can.

Frugal River Life The best thing to do is to discuss the financing for the house with a loan officer who can answer those questions better than I can. As for the budgeting, I really focus on using the Alaska expenses and the Alaska income to budget for that. Don’t listen to this guy. Most people come up from the lower 48 can absolutely not handle it. This guy doesn’t care so long as he sells houses. If you are not independently well off or have a good job waiting for you in Anchorage, you should not move there. Alaska is a hard place. As I said, this joker doesn’t give a damn whether you make it or not, he just wants to sell you a house. Be careful. Remember this as well, things go bad you can’t just pack up and drive to another state, that and the crime rate in Anchorage is high. Lots of criminals in that city.

@@bjlecorno8468 , he’s a realtor, I would hope that selling someone something that they are seeking is his driving force. I hear him provide plenty of cautions and considerations, and the buyers welfare is not his or anyone else’s responsibility.

Is property tax based on the purchase value or does it variable each year? What's about school tax? TIA

It's based off of the assessed value. AK is a non disclosure state so that tax man is taking a guess about your home's value, and the school tax and property tax kinda rolled in together. They pass a lot of bonds up here.

Depends on where it is. If it's off the grid a bit, not much. Closer to a town/city and it will cost more.
