After retiring from San Francisco i moved to metropolitan Sacramento bought a four bedroom house in the golf course area, high end fitness center, walking trails, tennis courts, swimming pools, billiards,bocce balls mini library, etc. Cost is $498k. I have a bigger backyard and not to mention we have cover bands playing every other Friday. This place is heaven

The only thing amazing about Sacramento is it’s cheaper and hotter than the Bay Area. It’s still California, with all its exorbitant income taxes, property taxes, Sanctuary taxes. It’s never ending, but Carmel by the Sea is nice, but you need at least 5 million for a starter home.

Even taking into account it is in a fairly nice subdivision, the house of course is overpriced. Most likely the house and lot cost the owner around 15M pesos and he trying to flip it for 24M pesos to make a profit. For that price I would expect an outdoor pool and some upgrades on the interior design. Personally, I would never purchase a home in the Philippines. The prices are so inflated. Better to build your home and save millions of pesos.

This is an exclusive subdivision located adjacent to a suburban mall lots of private schools and restaurants so the location is key and is calculated into this price. Lots of other places in the Philippines land will be much less expensive.

Next house showing: where you can add a water filter system, show the electrical panel and the roof area for future solar panels, where to add a generator and demonstrate the water pressure. Otherwise it was a nice showing and a beautiful house

@@Bitcoin21M-z4g No expat can't own property but a house like that in FL would cost you an arm and a leg and then on top of that everything is expensive. And you will never own the land property tax out the wazoo.

What the housing cost in another country is 100% irrelevant. I also live in Florida and you also have to take into consideration what the average pay is in the Philippines, which is around $10 a day. So the houses should be much much cheaper but in many cases...they are not. Filipino's also build right up to the property line and two or three story houses are built more for a status symbol than functionality in many cases.

But in Florida you are also paying for excellent schools, hospitals, roadways and other infrastructure as well as diverse topographic views within a days drive. Ad in the convenience of every store and service imaginable minutes away. Oh and clean beaches, a rarity here in the PH. Of course there are downsides also, it's all relative. If I could afford a $400k house and didn't have my Filipina, I'd have stayed in Florida.

Love the look of the place. Might be a bit of a greenhouse without air-conditioning and the open plan will make it hotter. The price at 24 million, going to take some time to sell. Thanks but im out.

An old house with very backward lay out for 24 million pesos or almost half million dollars doesn't make sense.For that amount you can buy a brand new house and lot and you can choose the design you want. Or neither nor You think you have that amount lol!

In real estate it’s location location location and this house is in an absolutely top rated subdivision walking distance to restaurants, commercial vendors and SM Mall and it’s extremely quiet and private. That’s a plus.

All my research says Pozzi is an Italian company going back to the late 1800's. They manufacture more than bath fixtures. I've read their toilets are still manufactured in Italy, however, I'm not sure about other products. But of course like damn near every other company on the planet, I'm sure some of their products come from China. But remember, just because it says "made in China" doesn't mean it sucks. It all comes down to the foriegn company maintaining strict quality control over the Chinese manufacturer. Think Apple and hundreds of other quality products and parts. That said, I'm awaiting two Pozzi bathroom sinks that come with lighted mirrors. The same mirror Wilcon has in their public restroom. It's only a couple of years old and it's already losing the "silvering" (is that a word?), on the back. So at least the mirror is suspect. I don't have unrealistic expectations but for $400 the set-up, (glass top series), is far nicer looking and higher quality than most of the Chinese crap at Home Depot or Lowes, and at a better price point.

​@FlyMeToThePhilippines see my comment above. Want to know about durability? Next time you are in Wilcon or another establishment, check out the restroom fixtures and ask how long it's been in there. Keep in mind it's being used 100x more than your home CR and cared for 100x less!! I've been doing this and find the actual Pozzi fixtures holding up well. The mirrors not so much, but I'm sure they are constantly wet and dirty. The faucets are the buyers choice so you get what you pay for, just like in the west. In the USA, if you buy a faucet, for example, the big box store and one from a specialty plumbing supplier, the model number will be off by one digit or letter and a big price difference. Why? Because every manufacturer makes a thinner walled, cheaper gasketed, less pure brass, etc, version for the lower end market.

@ I have 2 pozzi toilet pots, about 8000 each, dont know if they can be inported and then sold fore that price, maybe pozzi is an old italian name that the chineze bought and are now producing under that name, pozzi is not bad ( my mirrors are still good after 2 years ) regular cleaning helps a lott ( dont scrub) my expirience with Wilcon is that the after service is not good, I had really bad white tile groud ( while showering it came out ) I contacted them but no refund ore excuse after ordering there fore about 250000, I was not amused, wall paint was not as the colour on the chart, answer from customer service: you need to put 4 layers to get the good colour, thats bull shit , so in general, maintain your pozzi bathroom things regular and you are oké

Yeah - no. lost me with someone else telling me what I can and can not do on my own property. HOA or similarities will always be a NO for me. My home is my castle. One of the best lay outs for a house I have seen yet in the Philippines but I would pass due to location. Have a great day.

@@FlyMeToThePhilippines No, because I don't care about roosters or noise. 23 years in the US navy proved that noise is adaptable (shipboard machinery and 24 hours a day operation). Yes, I had people tell me what I can and can not do while living in the berthing compartment during long deployments but it was not my home. I have lived in cities with around the clock planes, trains, automobiles, sirens, etc and adapted to noise. I currently live in rural Missouri (with hens and roosters) and don't care of the noise. I would not agree with the rules of an HOA style living. My home is my castle and if my neighbors wants 25 roosters at his castle, then my friend is free to have 25 roosters. Freedom means more than some controlling element (people) on any day. Take care.

Foreigners can't own land in the Philippines....there are ways around that though. Buying a condo is one way because you don't own the land, you only own the actual condo unit. You can also get a long term lease ( 25-50 years ) on land and build a house. The best thing for most expats is to rent....cheaper and the most flexibility. JMHO

Hey I need help!!!! Please🙏 Does anyone know a RME, I believe it's called here for a master electrician?? I'm well versed in western 120v and am actually a QMED in Maritime, but the level of... I'm getting from the guy doing my wiring is baffling. He literally made a Grounding and Neutral bar fro left-over scrap Parlins. He actually learned this in a seminar I sent him to with Marsco. I have hundreds of hours of training in the Navy, Army, and Civilian sector on every possible engineering discipline, including electrical. But this 240V, 2 wire shit is ridiculous. And explaining it to a Phillipino through a Filipina that doesn't speak electricity-ise is causing many problems. That said please don't you trolls tell me to fire everyone. Doesn't work that way here. I need to find a way for my worker to save face.. so, since I only allow them to work mon-fri (full 6 day pay) I need an RME here on a Sat and Sun. I'd pay full daily wages including the travel time. Oh and the wife will of course cook fantastic "snacks", more like meals! I think she's secretly an Italian Momma!! Seriously please, anyone know an expert electrician that can also source parts (problem I'm having), please let me know. Thanks

Very expensive at ₽24,000,000 £317,000. One could buy land at Alta Vista Golf & Country Club, Pardo, Cebu City, Philippines for ₽21,000,000 £277,305 Lot 6 block 8. Lot area 751 sqm. And build cost is around ₽26,499.92 £350 per sqm. Total cost should be 400 sqm home for ₽10,600,000 £140,000 plus land ₽21,000,000 £277,305 = ₽31,598,292 £417,305 Far larger for ₽7,572,541 £100,000 more in a very desirable area.

Before building a house in the PH. Know the legalities for foreigners. Many Filipinas only made foreigners their investment to take them out of poverty and can love bomb you... Foreigners cannot own land but they can Lease the land for 50 years and extend up to 25 years more. Renewable after making another 50 years contract but price would be higher by then. Meanwhile, a foreigner can 100% own a condominium unit. Know your rights.

I don't think you would find it in any place you would want to live. I am from Texas and have been doing real estate all my life and that quality and price do not exist in Texas in the year 2024.

A lot in the top subdivision, walking distance from a suburban. Mall is going to Command top price for the land.

Gee, even if I was Dr. Evil and had “One Million Dollars” I wouldn’t be spending half of it on a house where I have 2nd story balcony 4 feet away. You could build your own for 1/4 the price overlooking Apo Island. 😊

Guys I posted otherwise. Please help me find an electrician that actually knows what hes doing.. to western 3 or 4 wire standards. I will pay full daily rate plus travel expenses. I'm not confident that my current construction crew is up to the western standards of safety. So thanks.

Too big and over priced because the plot is small in comparison to the house for an elderly man and a girlfriend. Why would you tie up all that cash when your life expectancy is not that long? Spend your money and enjoy it, or someone else will.

I’ve built a few houses here in the Philippines and none of them turned out to be a mistake. Well one did oh well. Just remember don’t sacrifice on location. You know this more than anybody. I don’t have to tell you something you don’t know.

I am not marrying a Filipina just so I can buy a house in the Phillywilly. I snowbird between Cebu City and Florida. My condo at Mandani Bay cost more than your house. Retired at 39. Single and FREE keeps my money near me.

Real Estate in the Phils is as overinflated as it is in the US. A correction is inevitable and a lot of people are gonna get hurt.

@@azhardav The cost per sqm here has gone up from P3k to P12-15K in the past 4 years. That's a 300%-400% increase. There is a vast difference between being able to afford something and realizing it's not worth the price. I can buy more land back home in the US for cheaper and I'll own it outright. Just because I think beyond the price doesn't mean I can't afford it. It means I don't waste the money I have.

The big problem is... We can't own it, and I personally wouldn't invest any money in something I can't have complete control over.. yes I understand it can be leased.. if it doesn't work out with your wife or girlfriend or her family... Things could get very messy.... Better off to rent... And keep your cash in a solid investment

Foreigners can not own land or FREEHOLD solely in their name 60/40% and you the foreigner will pay 100% and only own 40% and yes the crafty Pinay girl owns 60% and put ZERO money in, and when the relationship goes wrong and it usually does, try and get your 40% back…NO-CHANCE…. lived there on and off since 1987….Guys step back please……Sana-all simple lang, do not be BASTOS/STUPID, foreign men, ingat ka…

It’s interesting. The majority of my friends who’ve been here for many years and are happily married, do invest in land and a house and usually it represents no more than 1/3 of their total assets.

Yes many expats bought properties with agreements from a good lawyer since marriage with someone might last forever or not. So if marriage went off, properties must be divided accordingly. At least the foreigners are still having their rights in a fair way. If you have enough funds and can get a nice land to build its better and find a good contractor that you can discuss your budget , materials you prefer to have, since ready built homes are really expensive. You must watch KZbin videos of contractors and how they built for references. The house has a siimple design but the property price is also too much.
