Hi, I recently bought a tenanted house via auction. The tenant is not responding to my messages and the legal pack contains some concerning clauses. The property does not have a valid electric certificate and the gas certificate is expired. I am not sure how the previous owner managed to get rental payments without these certificates. I bought the property to move into but now feel cheated as the previous owner and their solicitors are not responding. I would appreciate your advice on the following: * Do I need to serve a section 21 or section 8 notice to the tenant? Here are the clauses in the contract: * The buyer is not entitled to request the original tenancy agreements or other related documentation on completion. * The buyer is responsible for paying any rent that is due under the tenancy agreement at the time of completion. * The buyer indemnifies the seller against all liabilities, costs, and claims arising from the tenancy agreement. * The seller does not guarantee that the tenancy deposit has been protected in accordance with the law. * The buyer is responsible for refunding the tenancy deposit to the tenant, regardless of whether it has been protected. * The buyer is not entitled to any reduction in the purchase price for the tenancy deposit.
