Great work. The downstairs living rooms grey floors do not go with the rooms though, don't like the look. A warmer wood color would've matched. Kitchen looks fantastic.

Really like the video both! One thing that would be great is to also add the financials with the mortgage and the solicitors. It would be good to know how much deposit you put down, what mortgage you got and how much it would be. I’m sure others would want to know too!

That wouldn’t really help anyone at the moment, as over the last year mortgage rates, have jumped considerably from 1 year ago, over here also you can choose a fixed rate over 2 yrs,5 yrs 10yrs, which changes the price, which can sometimes be difficult to transfer to other properties if your circumstances change and you want to move, and also depends on your deposit and income.

Well done! Don't usually like carpets in rentals, because they get dirty easily, and have to be cleaned after the tenant moves out, but being that they're on the second floor, I can see the need to keep the noise level down. Very reasonable costs, especially on the hob and oven.

I think it's so admirable of you to share the budget info. It's so helpful to understand that detail, especially as someone who is interested in following a similar path. Fyi and not to detract from your lovely project in any way, when I do such a refurb on a property that we own, I always prefer to do a full gas ch system and plumbing refurb as well as a full rewire and I prefer to do that for total peace of mind based upon the fact we don't sell but are looking to keep our properties for the longterm. The way you've gone about your project is extremely sensible and shows you've got a lot of learning already. Onwards and upwards. Well done to you both!!! 👏

Very nice one small thing though, Jusy my style I would have kept original wood floor in 1st reception room, sanding it and refinishing it would have given a lot of character.

I think the place looks great overall, and you've done a lot with your money! The only thing I would have done differently is that I would have painted the doors a neutral light gray. It would fit better with the floors, and it would cover up some of the flaws in the wood of the doors.

@@cathylarkins9949 Oh, I know, but a few of the doors looked like they had minor scratches and bumps, that sort of thing. I know a lot of folks really like the natural wood look, and I don't mind it. I was more thinking of how the doors coordinate with the floors. I suppose sanding them and adding a greyish stain that still shows the grain would also work. :)

A full bathroom needs storage so a pedestal sink wasn't the best choice. A shelf back sink or one that has a flat surround is helpful. If possible, a second flush-mount medicine cabinet in the wall on the right (upstairs) would be very useful, too.

i love your videos! and love how you re young and investing in property like this. Personally however i wish you had kept some of the original flooring in the reception are which looked gorgeous and the bathroom. They just needed a bit of tlc and restoration. but thats my opinion. either way well done.

Thanks for the info. I think you said you set up as a property company. I wonder if on one of your blogs you could say why you did this for example the tax advantages such as full mortgage interest relief, paying yourselves a small salary and taking profits as dividends etc. Then the need for paperwork with companies house. Then how future capital gains will be taxed knowing your capital costs are only relieved when you sell. I think people think the gross income is what you get. Also talk about your tenants taking advantage of the rent a room scheme to reduce their rental costs. Thanks again for the video and your openness.

Very nicely done! I am surprised at the rather low costs of labor you got to install everything. It was a great idea to buy discontinued products. I have done three major renovations of the houses I lived in in the US. I don’t think things are more expensive here but you got so much done for £12,000. Good job!

Well done!, you both have worked well on your investment property and turned it in to a lovely place to rent out. You are both really nice people and have a great head for business. Your You Tube channel is really good and me and my partner love looking around the expensive properties you show case. Great work guys!. If I could make one suggestion on your rental property renovation work and this is no criticism at all just probably a difficult thing for you to imagine how to do it but its always a good idea (if you can) to try and move the boiler to somewhere out of the way if it has been situated somewhere awkward. I can see from the original pictures it is in the same position in the kitchen as you walk through. This may be a bit expensive to get moved but would be worth it in the end. All in all, a really good investment for you both.Congratulations!!

Hi James, thankyou :) we cleaned it out, freshened it up & put a dehumidifier down there to stop any damp/musty smell, but left it empty so maybe the tenant can use it as laundry room or general storage :)

People may say that you'd save more money by ripping out the old stuff yourselves and doing a few tip runs, however, that's difficult if you're working full time and have a deadline.
