THE best channel about Vancouver/Greater Vancouver for sure! I like your vids, not that I am able to buy anything in Vancouver as a Dutch but IF I had a big truckload of spendable money I would. I am trying to understand the big differences in living costs between Canada in general and the Netherlands both top tier developed countries with one major difference: space and size. I guess Vancouver is a special situation because there are almost no possibilities to expand as well as a city, so extremely high priced houses and condo's. Same goes for Amsterdam here, incredible expensive these days. I always advice people looking for much nicer and smaller places away from our capital city, still plenty of opportunities!

Thank you so much @napke8571! I spent quite a bit of time in Amsterdam as a youth. It's been about 30 years since I was there, but I remember it as an incredibly vibrant, beautiful city! I hope to visit there again one day...and hopefully you'll get the chance to move here to Vancouver. And yes, you are right there are cheaper opportunities further outside of Vancouver. High demand and limited supply results in high prices at the core as you eloquently put it.

abolutely second the call to inspect your parking space.. as it is also a good way to check the basement structure of th e building. We once viewed a condo in a smaller apartment building which was older already. The parking garage had tarps over some parking spots as the ceiling had several cracks and potential leaks...

Excellent discussion of issues that are often not considered but are very important. It's challenging to evaluate the effects of future legislation in Vancouver since it seems to change every six months. Recently, the government is leaning toward protecting tenants, though every act has unforeseen consequences. I keep reading that hundreds of condos are sitting empty, perhaps because buyers/landlords are now more wary or because pre-sale buyers are stuck with an asset worth less than they'd planned. Also, for people like me who last lived in a condo or apartment 50 years ago, the issues you mentioned were things I would never have considered. Good job!

I don't like high rises and prefer low rises. My friend in Yaletown was on P4 and we were always waiting and waiting at the elevator. What a nightmare! I love the north side as it is much cooler. My neighbor across me is boiling in the summer.

We have looked at low rises. I like how it's quick to get into the unit and out. My wife had a high rise in Toronto when I met her... I never liked living there despite all the amenities. What are other considerations we should keep in mind Johnny?

@@OrdinaryFilmmaker how the neighborhood is going to change are they going to tear the building down next to you and you’re going to be stuck with years of construction! Will they want to sell your building in a few years when you’re living in it? A couple things I found when I was looking for my condo.

I pay $1500 a month for a 640 sqft one bedroom apt in the west side of Denman in the West End with a 9th floor view of English Bay. Can’t justify leaving and going into deep deep mortgage debt in Vancouver for a million dollar shoebox.

@@LivingInVancouver-BC Yeah with all the money I save I have been maximizing TFSAs and RRSPs year after year. Many people I know are house rich but money poor. Stocks and bonds allow far more diversification than having all your eggs in one basket (or home). Buying and selling stocks and bonds are far easier than buying and selling properties. I do mine in a click of a mouse. Properties takes lawyers and inspectors and real estate agents. 10 folded my oil stocks in 2 years from 2020-2022. Try doing that with a property. I may have enough extra cash from savvy investing to buy a place outright cash no mortgage in the years to come. If so I will phone you

Parking stalls are becoming smaller. Some of them barely fit a mid-sized SUV and the most annoying is when they have pillars on one or both sides that stick out.

By over-protecting tenants without any significant counter-balancing measures to protect owners, the BC Government’s efforts to stabilize rent for tenants will very likely backfire: Investors will stop buying properties rental while existing owners will try to sell off their investment properties whenever they can. Let’s wait three years and we’ll very likely see the rental housing stock dwindle further, with rent continuing to rise, to the detriment of NOT those bad tenants, but those tenants who work hard and still find difficulty accessing rentals at affordable rent 😢
