I've been in Vegas for 28 years. My house cost $95,000. Paid off and upgraded to my standards. Very happy. I can't imagine having to pay off a $815,000 house at 7%....crazy!

I’m a mortgage broker in Southern California and can tell you that rates are below 6% right now on a 30 year mortgage with minimal to no closing costs depending on your credit score, loan amount and equity. You can refinance every 6 months and do a no closing cost loan. My only additional advice is to amortize into a shorter term when you refinance so you don’t have to start the term over again. For example, I recently advised one of my clients who purchased a home in May @ 7.375% to refi into a 29 year loan. They would pay no closing costs, save about $300 per month and cut 6 months off their principal. Don’t wait a few years to refi. Do it when you can save .5% or more and pay no closing costs. You may still have to pay any prorated interest, taxes and insurance if they are due. Happy you finally got into a home and I love your renovations!!! Congratulations!

Yep; former loan processor here, as well as former insurance agent so I've seen several sides of buying (and insuring correctly) a house. And I renovated the kitchen in the house I used to own in Sacramento! :grin: What @samanthan.2620 said is what I was thinking about when Ruby was discussing the interest rate for their mortgage: definitely refinance when the rates get lower, and using @samanthan.2620's suggestion of looking at refi'ing when the interest rate drops half a percent compared to what you currently have. All that aside, thank you so much for sharing your dream house journey with us! Your kitchen and primary bathroom are just stunning. You and Mr. Ruby have exquisite taste!

A lot of people don't know that you can do no closing cost refinances, yet they all seem to know about paying to bring down the rate. I refinanced my mortgage 5 times, all at no closing cost to me, back in the 2005 timeframe. During a declining interest rate environment, just keep refinancing down 0.5+% without paying for it, and just focus on paying down your mortgage.

@@seekingbalance7314 There is technically a cost for doing a no closing cost loan cause you are essentially paying a higher rate to get lender credits to offset the closing costs. But it’s worth it to go with the higher rate if that rate is still much lower than your current rate. When rates are trending down, you can refi every 6 months and let the lender pay your closing costs. I’ve been doing mortgages a long time and I can say that many people who paid points did not get their money’s worth.

Same here. Started around the same time, and Ruby was one of the reasons Vegas was the first place I visited when I felt comfortable flying again. Been back four times since Nov. 2021 and going in 7 more days! My mother's joining me this time and I'm taking her to the "secret spot" Ruby revealed (three or four years ago): the upstairs 'private' dining spot at La Macaron, at the Venetian. You REALLY DO have it all to yourself pretty much every time!

Ive been watching your channel for several years now, since about 2019 I want to say after our first trip (of many) to Vegas. I hated leaving, and finding your channel allowed me to live vicariously through your adventures in that amazing city. We've taken your advice and tried some things you recommended and its just been fun watching your channel grow and see you both step into this amazing season. We're fellow (though youre now former!) Wisconsinites that love the escape to the desert so theres just been a kindred spirit vibe with you guys. We recently went through a new home build and its exactly as you said, expect (and budget for) the unexpected, and be as involved as your sanity allows. You made some very similar decisions to us, and I remember telling my parter and our builder that I wanted the feeling of a hotel after so many great experiences in the luxury hotels on the strip. And when my partners parents came to visit for a week, and I had their hall bath all set up, she commented, unprompted, that it was like a hotel! It really made everything come full circle and feel right. Congrats to you both on this accomplishment! P.S. - I have the same Palo Santo & Sage Bath and Body Works foaming soap in our bathrooms! Its my favorite soap scent, and I couldnt help but feel giddy to see that we have similar taste! 😂

As a designer in the business for 40 years on renos I recommend that people use as much of the existing material that are there. Especially in existing secondary bathrooms. I always always recommend that if you have existing tile that you go over it with luxury vinyl. The existing tile adds to the stability of the foundation and help with temperature consistency in the home. The takeup of tile is expensive and in your case you could have gone over the top with new tile. Here is an issue with a lot of contractors they won't tell you that because the more labor you need to rip out the more money they make. Also I have noticed that men in particular want to rip everything out and start all over. That is not NECESSARY AT ALL. You increase stability by going over existing materials not to mention that you are adding way less to the landfill. Your cabinets were great quality and I would bet my bottom dollar the style of your cabinets could have been matched or even the same things repurchased to add whatever pieces you needed and then painted on site. Additional cabinets could have been added along the top to get the additional height you needed. You could have probably saved yourself 20,000 by modifying what you had. There were very simple solutions. By taking out the top cabinet and just adding shelving above it. Also, my own opinion is that waterfall stone is wasteful unless you have enough leftover from your slab which I recommend if you have leftover use it in a bathroom. I'm guessing this put you into needing 3 slabs instead of 2. Moving the sink back is not a big rip out either. Putting flooring underneath the cabinets is not necessary and could cause problems in the future with plumbing access. I hate to see people waste and rip out existing granite. Sometimes you can save it and sell it. The backsplash I understand replacing along with faucets appliances and lighting. Yes these things make it easier to sell and increase value but not as much as you think. Oh, pot fillers are great but you never get the use you think you are going to get compared to the additional plumbing cost. Not to mention heat and steam can discolor and ruin the lacquer on the faucet. Paint is your best friend. Luxury vinyl plank is your second best friend. What you spend if done wisely you will get back in value. I understand you had wants and in order to get the look you don't have to spend what you think. Contractors suppliers and installers want to make money.

My husband does most of the upgrades, but we just put a deposit down for a palapa over an island in our pool. So excited for that addition in 2 weeks. We still have a BBQ island to build in backyard. We also love it here and I am so happy you've decided it is where you want to live. I agree that 8 months out of the year being able to use pool and be outdoors is great.

I’m closing in on my retirement and I’d like to move from Minnesota to a warmer climate, but the prices on homes are stupidly ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%) do I just invest my spare cash into stock and wait for a housing crash or should I go ahead to buy a home anyways?

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Looks great. Congrats you two. I prefer tile but I've had LVT upstairs for 10 years with a giant newfie trampling up and down the stairs for 9 years and the floor looks good as new to this day.

I Love that you waited to be able to get your dream house and not have to settle !! You guys deserve all of it ! Just saying tho ive had luxury vinyl plank for a long time and i love it !
