The only issue I've had with my HOA is the high fee. But the high fee is the result of the shoddy build quality from scumbag who built the units. We have to do a lot of work/repairs to correct for the builder's mistakes.

Thanks, Wayne! We had a house built a little ways from town. Nice house with in-ground pool, quiet etc... After close to two years of residing there, the county placed low rental housing right behind us. (This was decades ago.) It's no joke that, one by one, people placed their house on the market. We got lucky that a buyer purchased our property from another state.

Mineral rights can actually mean anything of value in the land. It could be things like sand, gravel, topsoil , anything the rights holder finds value in .

Thanks Wayne, always great info. On the flood zone situation, a friend of mine in Texas has 5.5 acres. The house, garage, and all other buildings are up on the elevated area. The little creek / wash that runs across the lower end for a few hundred yards is basically dry, most of the time. I was tending to his property and sheep a while back and we had a sudden rain storm. The water rose quickly and flooded a lot of the pasture area. There are flood gates at either end as well, just square wire fencing. Anyway, we were walking up the drive one day and I asked him why didn't he just put in a 36 inch drainage pipe the length of the creek? He told me that he would need to have FIMA come out, have a look, then write up a report. The cost of just the report? 70k. So, basically it will stay a pasture.

That is an out right lie. Just because you don't own the mineral rights that does not mean that a drill crew can just brake down your fence and start drilling. There is a thing cald access rights which is totally different than mineral rights. You can own your mineral rights but someone else has access rights. You want to make sure someone else does not own the access rights. The biggest reason I have found that land is cheap is that it's land locked. Landlocked means you have no legal rights to access the property. To access the property you have to trespass on someone else's property or to fly in in a helicopter.

So then if someone else has the rights to the minerals but no access rights, how do they get them? You wouldn't be able to withhold the minerals from them, so wouldn't you have no choice in the end? How are they able to claim their rightfully owned minerals?

Thanks. Ugandans are suffering in kiteezi because of a collapsed landfill of rubbish. Then we also bought land n the ones who sold to us landlocked it , we can not 🚫 access it by car 🚗. Cheap land is expensive 🫰🏾😔. Even true ,those electricity 🔌 poles are bought by individuals.

12.13 acres of land, with 2 houses located in the property - 707 and 713 Johnston Waxahachie Texas 75167 . Restrictions make it where you have to purchase both houses. 707 Johnston, is a beautiful house with an attached shop of some sort, or even turn it into a horse stall, mechanic shop, etc. Ideas are endless. the 713 Johnston, is a beautiful, updated house, with brand new kitchen counters, cabinets, floors, etc, and appliances remaining.

Do you have a video on purchasing waterfront property. I know there are restrictions on how tall your house can be. I'm looking at a beachfront lot that has me worried about storms. Is there somewhere to go to learn about what people do in storms, at what point they know it's time to leave, if you're building a house - can you put your garage separate from the house PLUS have a basement garage... that sort of stuff.
