But we can't access that RRSP money b/c if you withdraw you have to pay 10% WHT and on top of that the amount you withdrawn will be added into the income of that particular year. and you have to pay the tax on that year's marginal tax rate.

yes he is right, you cannot add RRSP money in downpayment ,its only for tax purposes , its not like u will get extra $20000 in your account or extra $10000 , so that can withdraw and add in the down payment. There is lot of misunderstanding among people regarding RRSP AND FHSA .

U will need 4500 to 5000 net to live avg life.. 2500 lowest decent rent ( avoid house- they may kick out anytime).. utilities 150.. phone internet 200.. car if u buy used outrigt 20000... insurance around 500 in your case ( since no canadian license).. food 500..500 misc .. rent will depend on where in ontario... above is toronto and surrounding scenario .. for rent if you offer 3-6 month rent in advance.. its easier to get it

Your calculation is off by ten percent. You did not mention maintenance costs for Car repairs or Car wash. Then you forgot to mention Prescription drug costs when you go to get medication from the Pharmacy. And also miscellaneous costs such as taking Uber or regular Taxi and what about donations to Gurdhawara or Mandir etc etc. Definitely on $ 60,000 annual income is extremely tight and is vulnerable to high inflation and unknown expenses

You don't need to do this many calculations. Banks look at 2 things - gross income, total liabilities. You CANNOT qualify for mortgage as a first time home buyer beyond 4 times your annual gross income. You CANNOT qualify for mortgage if your total liabilities exceeds 40% of your gross income. If you want a decent 3bed/2+bath detached home 50-150kms away from major metro cities, then you need a household income of atleast 180k.

I am willing to learn French, but as I watched one of your videos, the girl said you need to learn French, and as I remember, she was studying and learning French together. I can't find many colleges that offer diplomas; only a few are there like Dawson, and for a degree, McGill. I really need your guidance, sir, but you didn't get time to read my previous comment. I stopped in your comment because I saw the “16 year old Indian student” thing.. Now, as per my knowledge and sources, get hold of a good coach/counsellor and then decide to proceed further. There are a lot of factors that need to be kept in mind - First, the cost of living and expenses have skyrocketed. Second, limited part-time job availability. Third, considering your age, are you ready to take the responsibility of a mature individual like in their 30s, for instance, cooking, cleaning, taking care of overall health and well-being? The reason, I've seen many kids of that age go into emotional trauma, and depression and have anxiety issues which leads to a change in their goals and drained health. Fourth, Canadian immigration has become saturated with highly unskilled students that have come in the past few years. Which is why, the IRCC and the govt have taken steps to control the system by putting a cap on PR applications and limiting post-study work permits. Fifth, choose a course that is listed as a highly skilled category on the IRCC website. For instance, the number of candidates for general studies is more compared to jobs that are available in the market. At this point, only STEM category courses can provide you with a work permit or the chances will be higher at least! Best of luck! P.S. - You mentioned learning French and wanting to know other details related to studying in Montreal. However, you also mentioned that you have a friend who has a PR, wouldn't it be more convenient to get this info from that person? Just asking.

I mean, mostly KZbinrs, even Gur Sahib Sir, said you should research yourself and not go for any agent. Or, it might be the case that I just misunderstood what they meant to say. And sir, I know getting a part-time job is tough, and I might not even make sense, but if I want it bad enough and have a pinch of luck and skill, I could get a part-time job. As you said, one should know they are mature. I am not sure if I fully am right now because I'm not earning; I'm just living on my parents' money. However, my father and mother don't live with me for the whole year. My father comes 1-2 times a week, and my mother mostly lives with my sister. I know how to cook (not much, but I am down to learn), and I will be able to take care of myself if things go the way I want them to. I know right now Canada's situation isn't great, and experienced people aren't recommending coming to Canada, but sir, I really want to go there. I don't know why, but it's the only thing that keeps me going. Here in India, I see a lot of negativity, people fighting with each other, and playing tactics in relationships just for money. The education and work culture is also suffering. I believe if I want it bad enough, it's not tough. (I might sound like a kid, but it helps me clear my vision.) I know things don't always work out the way you want, but I really want to study in Montreal. It would be great if you could recommend some courses or skills I should learn to have better chances of survival. As for asking my friend, she said it's not necessary.
