Great video and correct information. Very helpful for the new comers interested in investing or even buying for themselves. We were in the same boat 3-4 years ago. That is very correct that you buy old and renovate even though you don’t know much about renovating. It’s an very informative project. Might make some mistakes the first time but you learn a lot doing that process as it helps you choose good bones properties in future.

Why did you risk into getting a variable rate rather then conventional 30 years fixed. Especially if you were getting pretty low interest rate? Because rates are going to go up due to inflation. Also when you refinance to switch to a fixed rate now thats gonna cost you money.

Usually variable interest rate works out better in the longer term. The interest is going to go down again and they must have reaped the benefits till the interest rate were down.

A person has to be a permanent resident in order to buy property in canada. You can only help him with down payment once he gets permanent residency. In Vancouver region condo will be bw $5,00,000 - 7,00,000 Townhouse near around $7,00,000 - 9,00,000 House above $10,00,000

I heard that some times morgage agents say yes that they will help to get loan and pay the home amount but they fail so you have go to the market any borrow money on High interest like in India we say them (Dalal se paise le lo high interest mai) and then that particular person have to pay double Home EMI installments paying to bank as well as to dalaals on High interest rates this thing is happening wrong right now in Canada.

Mortgage agents get you a loan from lenders, who can be banks or other financial entities. The amount you get is from lenders and not from mortgage agents. So if your loan is approved, you'll know it's approved and know what amount you're eligible for. If you're not able to get an approval from the better lenders, due to any issue at your end, then you go to private lenders who lend at a higher rate.

Don't use your credit for over 40% per statement. If you're using it, pay immediately after spending and don't wait for statement. If you have another loan, it helps (eg, car loan). Don't delay any payments which are linked to your profile, like utilities, phone bills etc etc.
