Good stuff! Can you please go over the Maryland/dc area tax lien process and Virginia(Fairfax county) deed process

Hello Daniella, the Maryland tax lien auctions they are handled by the County. Maryland offers a different rates based on the county, but the average rate is 18%. With Maryland Tax Liens you can foreclose on the property within 6-Months, but the process must be started before two years. So the redemption period is shorter in MD and they offer pretty good rate returns. The Washington DC sale is handled by the District and has similar type returns and redemption periods as Maryland. So the DC tax liens are set at 18% and they have a 6-Month redemption period. When it comes to the Virginia Tax Deed auction, they are similar to most states where the bidding starts at the back taxes and fees. Most VA auction are held at the county courthouse and they have very few online auctions. So for most VA auction you will need to attend in person. Hello Mark, the answer to you questions is No - you should not be responsible for back Condo fees. But that wont always mean that the condo association wont try to get them from you. Their has been a few lawsuits in Florida from Condo associations to new deed buyers trying to charge them for back fees. The judge in these cases sited with the New Deed Buyer against the Condo Associations. So if it went that far, the law as come out in the investors favor. But we will usually try to contact the condo association before buying to try to feel them out and build a relationship with them. That way we can see if the condo association seems to be workable. If the condo is a pain to work with, sometimes its better to move on to the next property. Hopefully that helps and thanks again for checking out our videos. Thanks Stephen

I do know Miami has alot of competition in bidders. I am going to focus on broward county.(ft lauderdale) I may join yr sight for help and guidance. Land deals are better i think, less risk.
