Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Housing prices likely won’t drop significantly until supply increases. The U.S. is short millions of housing units and isn’t building fast enough. Demand remains high, and even a small dip in prices attracts many buyers. I’m looking to buy affordable houses in 2024 and maybe invest in stocks. When’s the best time to invest in stocks? Some say it’s profitable, but others warn it’s risky. Any advice?

Consider buying stocks when the economy is not doing well, like during a recession. It could be a chance to buy them at a lower price and sell later when prices go up. Just keep in mind, this isn't financial advice, but sometimes it's better than keeping a lot of cash.

The best course of action if you lack market knowledge is to ask a consultant or investing coach for guidance or assistance. Speaking with a consultant helped me stay afloat in the market and grow my portfolio to about 65% since January, even though I know it sounds obvious or generic. I believe that is the most effective way to enter the business at the moment.

There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Sharon Marissa Wolfe ” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look her up.

Housing prices are unlikely to significantly decrease until there's a substantial increase in housing supply. In the USA , there's a shortage of millions of housing units, and construction isn't keeping pace. The constant demand for housing, coupled with population growth, means that even a slight price drop attracts numerous buyers who quickly absorb the available supply. I'm considering purchasing affordable houses in 2024 and possibly venturing into stock investments. When is the best time to enter the stock market? Some people say it is profitable , but others say it's risky. Any advice?

You're right! With the help of an experienced coach, I made some changes in my investments. I started with $321k, and now I have more than $750k by investing in stocks, ETFs, and bonds. I think housing prices won't go down much until there are more houses available.

I've shuffled through investment coaches and yes, they can be positively impactful to an individual's portfolio, but do your due diligence to find a coach with grit, one that withstood the 08' crash. For me, Carol Vivian Constable turned out to be better and smarter than all the advisors I ever worked with till date, I’ve never met anyone with as much conviction.

The government currently lacks concrete strategies to address inflation. Inflationary pressures are impacting various sectors, including stocks, housing, and commodities, causing their prices to rise. It is not advisable to keep your money idle and wait for a market crash. Instead, it is prudent to put your money to work by starting with cautious investments and gradually increasing your pace as prices decline further. Withdrawing a significant amount of money, exceeding $500K, from my account at this time presents a challenging decision.

investors are extra cautious right now. They want to make sure they’re getting a good deal given how much mortgage payments have gone up, and when they don’t feel like they’re getting a good deal, they’re backing out, so definitely looking elsewhere is a necessity

@janbechler just my opinion but I think it's supported by almost every indicator - this might be the worst time EVER to buy a home. I personally don't have a lot of faith in the stock market either - I think we are at the equivalent point to the 06-07 relative calm before the storm, except everything is worse due to decades of easy money policy, absurd government spending, reckless COVID stimulus, global recession, malinvestment, consumer debt, housing affordability, commercial real estate, and bond market crises, etc. In terms of risk and return at the moment I think it's hard to beat the 1 month t-bill ladder - as near as possible to risk free 5.4% return with as much liquidity as you desire based on how you set up. Lastly I didn't watch the video and Dave is far more experienced in the financial sector than I am, but based on some things he's said (namely that real estate will ALWAYS go up) I don't trust his advice beyond steps/helping people be free of consumer debt. I think he's operating from normalcy bias and assuming that many things that have been true during his adult life are guaranteed constants.

From a personal experience! I lost 137k six months ago from a “aka” safe stock! Keep your cash in a fix rate return! Until the housing market gets better You are allow to spend 25% of your gross monthly Finance 15 years fixed And pay it in 8 years! You will be a free man

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Personally, I can connect to that. When I began working with "Vivian Carol Gioia" a fiduciary financial counsellor, my advantages were certain. In these circumstances, I would always advise getting professional help so they can steer you through choppy markets and just give you indicators and strategies for knowing when to enter and exit the market.

If you get a 15yr within the parameters of the total payment being under 25-30% of your total monthly take home it’s totally fine.

I didn’t follow the Ramsey plan on buying my house. This was one of the BEST financial decisions I’ve made. That being said, I DID follow the 25% rule. That was the difference maker for me. But I still had student loans, and I went for the 30 year. I am paying extra on it and cash flowing nursing school. My payment is $150 LESS than local rent. I’m incredibly grateful for my house and I know it wasn’t “ideal”, but it was and is right for my situation.

That’s because you can think on your own and know what’s best for your situation. I watch Dave because it’s something I have done since the early 90s. It’s entertaining but rarely anything I don’t know. I even learned things at public library and done things like manual underwriting in early 90s before Dave Ramsey. Jill on Money and Clark Howard Show is my thing. More up to date and current on important things that interest me.

Listened to Dave’s advice and did not buy in 2019 with a stable job and 5% down. Houses have doubled in price now and even with 20% down I had to overbid and not even close to offer accepted. Key learning: don't wait until you check all the boxes. If the market is stable and you need a house, it's a good time to buy

Refinancing into a 15 year mortgage was a great decision. Almost done paying off the mortgage which is half what my neighbor pays to rent his place. May not be for everyone, but I don't regret anything.

Its crazy i just started making 100k a year the last three years, single no kids and here in chicago ( i got to stay here for the job ) no debts of any sort but iv been saving for a down payment and i cant buy anything around me because everything is about 350/400k unless i want to buy in a slum for 300k

We were told by everyone that the first year of home ownership is always full of surprise expanses. We found that to be true. That we were warned really helped us out. Someone should have warned the poor lady that she would find atuff hidden or neglected by the sellers.

Yes, a good number of folks are raking in huge 6 figure gains in this downtrend, but such strategies are mostly successfully executed by folks with in depth market knowledge

There are a lot of independent advisors you might look into. But i work with Emily Lois Parker and we have been working together for nearly four years, and she is excellent. You could proceed with her if she satisfies your discretion. I endorse her

It is actually a really good time to buy new constructions as you can negotiate with builders lower fixed interest, and get them to pay some of the closing cost or all if you can get away with. Of course, you have to be prepared, 740+ credit, low DTI and a 20% down still crucial unless you want to be house poor.

Yep “sacrifice” is the word. I’m in a similar situation as first lady (but no kids), I have very small debt (5K) some savings, and I wanted better. Sooo I decided to move in with a friend to another state (that I’m not too fond of) but I pay less rent and I save about 1K per month (stopped buying crap that I don't need) and here I am. I’m easy to get along with and respectful but my friend is very bossy and always angry etc. she has a crazy dog and a kid- so that’s the sacrifice! I’m dealing with her anger issues but I do my part in the household and when I feel hurt by her, I keep remembering my goal and that it will be temporary and this helps me stay sane. 😞

I will be paying a little more rent where I'm going. but it's still affordable. 6 months was enough and now I need to get my sanity back. God is leading my path and I will be ok. God bless!

I bought my house in 2020 in the thick of the covid-19 pandemic and they wanted more than the house was worth. I declined and threatened to pull my offer. They came back and I got that house exactly for what it appraised for. I don't think there's any situation where anyone should pay more than a house is worth just staying apartment until you get what's fair. I also believe many people forgo inspections they are expensive but it is imperative I pay for three inspections which was about $3,000 when I was house searching but it was well worth it because two of those houses were horrible.

I think the issue is some people are concerned a house will appraise for say 400k today. Then next year it appraises for 350k because in general, homes are overvalued right now. Including the appraisals.

Get a 30-year mortgage, but do all you can to pay it off in 10-15 years. This way, if you lose your job, you are not stuck with huge mortgage payments while looking for another job and using some of your savings.

@@suzietoanoneart I am not a mortgage broker so I can't give you the specifics. The interest rate is lower on a 15-year mortgage but life is unpredictable and if you want to stay in your house even if your income drops for several months, it is best to get a 30-year mortgage and make extra payments when you are able to to pay the property off sooner.

I too ignored Dave’s recommendation and pressed forward before I completed all the steps and bought my house 2 years ago. The pmi is coming off now and my mortgage is much lower than rent in the area. I would say if you can afford to make the move do it who know how long the market will take to turn around. I did buy a house that’s below my means to soften the blow off high interest and home prices.

You were far better off buying a house in a 30 year mortgage at 2% to 5% from 2016 to 2021 than waiting to get a 15 year mortgage. Now interest is 6+% and inflation is higher than the normal 7%. Job market is also on a downward trend right now, my company is pulling back and freezing hiring to brace for the recession.

I leveraged my first home to rent it out and put a down on my second home. Best decision I ever made. Yes we need to be smart about it and give ourselves some cushion if things get bad. Nothing wrong with leveraging your home and than to rent it out.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the markets.

In the first conversation with caller Caitlin, it bothered me how the hosts kind of ignored her point about needing to live in a safe part of town since she has a small child. She explained that she already lives on the "edge" of what's considered the safe part of town. The hosts acknowledged it at first but then doubled-down on their suggestion to live "on the outskirts" of town in order to have a low rent. But this is the really hard thing about housing right now - rent prices are so out of control that the only "cheap" places to live are in areas with a lot more crime. It did not used to be this way pre-pandemic and the hosts need a bit of a reality check IMO. The housing/rental market needs a correction, until then, good people like Caitlin are stuck paying more for less.

Why do people insist on having kids before you can afford a home it’s just asking for trouble. With kids when renting it adds so much unnecessary risk. If rents explode and you have kids it’s very difficult to downsize or get roommates or move into a more dangerous but cheaper neighborhood. This is the one topic I disagree with Dave on, having kids while in debt or while saving for a home is foolish and selfish. I’m sorry but it’s called delaying instant gratification. You are not entitled to having children.

When buying a home, you ALWAYS do the 30 year. You can always pay the house off earlier. But you need to maintain financial flexibility in case a 2020 or even a 2008 event happens again and you are out of work so you can still pay the mortgage whilst cutting out other un-nncessary bills. However, i would never buy a home in this current market. Interest rates are double. Sure you "could" re-finance later. But that could happen next year. Could happen 10 years fron now. The bulk of mortgage interest is paid during beginning of the loan terms. Also you have to once again pay a closing cost fee which is thousands of dollars. Waste of money. When i bought my house i got a 2.875% rate. Fixed. You always go fixed as well so you know exactly how much you pay every month. It is easier for budgeting purposes.

If making more money is too difficult, I'd say she should move so that she can spend less. None of these situations are ideal, but if she can lower her expense it will give her more money to work with. The extra money saved would allow her to save more for emergencies. Having more for emergencies will reduce some of the financial stress. It will also open the door to exploring other options to make money, like paying for training for new skills. If she has any hobbies she should look into monitizing them.

I sold the house that I lived in for 20 years back in 2021 when the interest rate was 3%. I made a nice little profit. The neighborhood was going down hill and my house became a money pit and I was stressed out all of the time. I moved into a nice little apartment and I feel less stressed. I don't know if I ever want to own a home again. I have a nice 401k that my employer matches 5.5 % and I invested the profits from my home into a managed fund. I have 10 years til retirement. I'm taking care of elderly parents right now so an apartment was a good solution for me right now. Home ownership us hard work. And for a single person who survived cancer, I need less stress in my life right now. I'm actually able to save more money now than when I had a house that never felt like a home.

The 25-30% rule is really not tenable anymore…at least not in Canada. To make that work, everyone would need a roommate and sleep 2 to a room. And many landlords don’t even want to rent their home to more than the equivalent of one person per room. That is what is going on right now due to the low supply. I feel horrible for those starting out right now because they are stuck between a rock and a hard place and they are going to have to get REALLY scrappy if they want even a chance at getting ahead (like find that back alley slumlord who will charge peanuts but you’ll live in an absolute dump to save money).

The ratio of your mortgage to your income is as important as your income to your expenses. If you make 10k a month and spend 5k on mortgage, you still have 5k left over. Where I'm at 5k is a ton of money to live off of. I could still save 3k a month on that.

Being not single is probably one of the best way to be financially stable. with 2x the income more options are available. However, more people are opting to be single and live with their parents. I'm forced to live with my parents just to save extra cash. I'm coming out of school next year and attending more school with no debt to up my salary in this competitive market. People won't settle for less. Prices keep going up and so does everything else. I should be fine if not better than most people. This is the era of inflation in all different aspects of life. I don't understand how people afford to live by themselves. I struggle to even begin the process or plan. Apparently people still got money to do so.

Heres my question, say i buy house #1 with a few of my friends out of state, to fight against inflation and with low salaries as a "base of operations", out state in Tennessee or Kentucky or Iowa or Illinois or some place and my friends and i pay it off in way less than 15 yrs and we pay it off by rent it out to college students, Airbnb, small businesses, upper middle families, etc. and then we take the profit monthy there after and we just keep it going or flip/sell it to get to the point of buying land that we can just rent out...can we do that?

This is the best time to buy if you can afford it. The rates will come down and the buyers know this; all they need to do is hold on for a few months and refinance. Now 3 % is gone, but 5% is highly likely, one thing for sure, the rates will not be what they are now. What is going to happen when the rates go down, the prices will go up creating another sellers' market.

Ugh I resonate with the first caller. I live in Barcelona. The salary in Spain is comically low and I make above market average yet 35% of my income goes to rent. I live in a studio with my kid, sharing a bed in an apartment the size of a closet. We literally cannot downsize more or even move anywhere because the entire Barcelona city is just one block wide. Real estate prices in Barcelona have always been high but it has gone through the roof since post COVID and a flock of remote workers started moving in. Man.

@@crashtestdummy1972 I work remotely for the Barcelona office of FAANG company and I’m a software engineer so I do make above market average but the overall salary in Spain is so low. I think the national average is like 22k a year. And that was fine while the economy slowly recovered from dictatorship because the cost of living was still relatively low but after COVID, with inflation, everything just went crazy and the economy can’t keep up. Even for remote jobs, you still need a work visa from the country you’re hired in so a lot of remote workers from the UK, US, other parts of Europe decided to move to Barcelona and their incomes are usually way higher than the locals, driving real estate prices up. A recovering economy is a very tricky situation and post COVID, it just got a lot worse. Like that caller, I’m here because of my daughter’s dad too or I would’ve left ages ago. Imagine spending all that time graduating computer science to make ends meet here. I would’ve lived such a good life in Bali lol (but then I’d be the type of expats that are causing the same problem here).

Get a FIXED mortgage. The principal and interest won't change if rates change. Taxes, insurance, and HOA (if there is one) would but shouldn't be drastic.

These people are crazy. A VA loan is absolutely better than any other loan option. The VA funding fees are minimal depending ln the lender, on a $500k loan you might pay 15k in fees, but yoy can roll it into the loan. These people need to educate themselves on VA lending.

Buying a house isn't an investment for today. It's securing your future by locking in a place you can afford to live in now for a fixed payment that almost assuredly will be worth more in 20 years than it is today, at which point you should have had it paid off for 5 years already if you follow Dave's plan and sign a 15 year mortgage.

Why save $300 a month? Well, I mean, yeah, that matters! Why not sleep on a pull out in the living room and let your son sleep in the bedroom? Also, don’t put yourself in a situation where you become a single parent. Maybe work things out with the father. Or move back home with family to save for ten years. That’s gazelle intensity.

I work from home and I am renting a one bedroom apartment. I took the bedroom as an office and I sleep there too. My mom sleeps in the leaving room and next year I am going to look for something even cheaper. So, yes, you can make it work. Thanks for your comment.

Me and my woman have a household income of $150k, and with these rates and prices we still can’t afford a house. It’s absurd. We have 70k saved but even with that, nope. We need more space for our baby but it’s not happening anytime soon unfortunately 😢

VA home loan is the best mortgage loan in the market - I don’t agree with Dave on his dislike for VA home loan. There is no PMI as it’s federally backed. You only need to have 10% disability to have the funding fee waived, which means it’s not the most expensive loan. Also, the rates for a VA loan are the lowest in the market.

Don't ever buy with a 15 year mortgage. If you need to pay it off quicker just pay 13 monthly payments each year. The 30 year is more difficult than folks realize but still it is the only choice. During home owner ship 7-20 years most people run into financial difficulties at one time. Plan ahead for that day. Each year you own, save a bit more of a rainy day savings fund. By 10 years ownership you should have at least 10 months of income in your rainy day fund.

Currently, I'm making around 80k as a recent grad, plus a supplementary income of around 5-6k a year. DTI is around 22-23% (only paying rent). My credit score is a 779. Recently paid off my car and credit card so I'm saving up liquid cash again to hopefully buy a house by the end of 2024. What cash amount should I realistically aim for to save if I'm targeting a 350k-400k house? Is that range even possible? I'm also thinking of using VA loan.

Wait another year at least. The bubble is going to pop and prices will drop at least 30-40%. Save up at least 20% for your down payment. But be patient and watch the HUGE correction that will occur in the next two years. Don't catch a falling knife.

have your agent search for houses with fha or va assumable loans. yes you can assume a va loan without being a veteran. plenty of 2-3% loans out there you can take over from sellers. end of 2024 is a good target to start with . the recession should be in high gear about that time
