I would check with the county building permit office in the county that you are looking at. That's what we did before setting up our yurt. We wanted to be sure that a yurt would be counted as a non-permanent structure that did not require permitting.

I know this is about a year down the road from this video, but as we look into buying a property, we're finding that realtors don't have much incentive to put much time into helping out because there is little profit for them except in a really quick sale. Any advice?

Good question! Your agent or realtor works for you, so use them as a resource to do research, pull comps, and check zoning. Ultimately though don't rely on them to give you unbiased guidance on which property to buy and don't be forced into a decision. If it doesn't feel right, then keep looking.

@@Elizabeth-yg2mg As a realtor I can tell you that some properties are offering $300-$500 commission. The amount of work is the same as selling a $300K home and we are making $9K in commission for those. Unfortunately, it's really not worth the time and gas.

Long story; A person bought 90 acres on a cove at the other end of our lake, site unseen, it abuts our property. Google earth shows 2000' of water front. His end of the lake is 1-2' deep for 300 yards out and lots of rocks, half his property is lowlands with marsh, he thought the old logging road was on his property, nope its 50 yards in on my property. Needless to say he is mad as hell, no ones fault but his own...I may buy 30 acres from him just so he won't cut down all the old growth trees. His plan was to log the area and then resell it, he really only has access to 1/2 of it as the rest is all marsh. I'm happy he can't log all of it, so many eagles, osprey, barred owls and ducks in and around that area.

Once caught a listing for 57 acres in New Hampshire for a really good price. Wife and I went to see it. While you probably could have logged it, the land was almost unusable without major excavation work and we were looking for a cabin site, hunting & fishing, hiking area.

But the value to me isn't the land but the wildlife that abounds there and all my properties will be in trust to the Audubon Society or Ducks unlimited and preserved as a bird sanctuary.

Many people are able to responsibly harvest & replant trees with a good regrowth life plan & the harvested trees sold; actually paid for their monthly land loan pymt.

We bought a bunch of land in the White Mountain Region of New Hampshire. At the time there were a ton of realtors who banded together to form realtor groups who were buying up land, cutting them up, and making them associations with HOA fees. Extremely thankful I was able to find land from a private seller.

@@MsLiberty101 Red Tool House recommended looking at tax property searches where the address of the property and the owner were far apart. His example was someone who owned land but the tax mailing address was in California or Florida. His point was it might be inherited land and they might be open to parting with it if you hand wrote a letter explaining how you want to homestead it / improve it, he was adamant you not type any part of it.

For me, it depends on the HOA. I've been in HOAs that are very lax amd laid back. I e also been around HOA that will fine if you leave your garbage can two inches on the grass. All HOAs are not created equally.

As a professional land surveyor I can tell you that buying land without a RECENT land survey in hand is very risky. And almost always the buyer is going to be paying for the land survey. That land purchase might be the single largest amount of money you will ever spend. Why would you not want to be more assured it is without major issues??!! Many times a title company will offer you an old land survey: or have you sign a land survey waiver (freeing them from responsibility for unknown issues and problems). Some might try to convince you a land survey is not worth the costs. DO NOT SIGN THAT WAIVER! EVER!!! An old land survey may be viable for some land purchases but you still run risks that new issues won’t be shown on an older land survey. Such as a newly created easement or other vital title exceptions. Not to mention larger tracts may have an ancient cemetery on them. Those can cause HUGE problems for any plans you might have for your new property. A good professional land surveyor will almost certainly find it and show it on their survey drawings. Sometimes they are ancient and might be hidden in dense woods and can easily be missed. Family cemeteries are seldom registered and most often no public records will be found by your title company. Fence lines are also possible issues. On rural land tracts at one time the land was much bigger and the original tract was chopped up over the years. Old fence lines that were set inside the old larger tract won’t always be on the new smaller tracts property lines. They could be a long way from the true property lines. Old railroad beds, old roads no longer used but still in the public records, unimproved human made trails and Walkways that have been in use for decades (these can create unrecorded easements by prescriptive use), Water lines, storm water systems, drainage structures, Water Wells, electric power lines, public sewer, private septic systems, other visible public utility evidence. Rivers, creeks, (ponds and lakes too if requested or if crossing property lines) are also located and shown on the land survey drawings. Get a new land survey! And like many things: you get what you pay for. If you call every survey company in the area and go with the guy who wants half what most all the others want.... please keep the following in mind: just like a car mechanic, electrician, or a pluming company; that guy knows what his work is worth.

Don't buy without an understanding of the soil. It might be expensive, but not as expensive as having the foundation fail after you are in the house. Or finding out during construction that you'll need to excavate ten feet extra and backfill with engineered fill. Many expensive truckloads of engineered fill, each carefully tamped in many, many layers by people you are paying $30/hour.

Property taxes. Had the previous owner kept up on them? How much are your "improvements" going to raise the value of the land: hence the tax bill? Land use assesments. Are you planning to make money from your garden at the farmer's markets? Flooding. 100yr., 50 yr., 20 yr., and yes even 10 yr. flood planes. That pretty creek or "dry" creek, are they subject to flash flooding? One place is the Agricultural Extension Service.

@@OneFootOfftheGrid The tax problem is one we will all have to face in the coming years because taxes in the various states al differ (income tax in this one, different sales tax rates in all, the definition of "property taxes', etc.), so much for escaping all that. Watch out for "fire insurance' and "flood insurance", which , with "replcement costs", will effect prices for building residences and other improvements. I hate being negative, but even "the country life" is hardly an escape any more.

Rain harvesting is cheaper than well boring. Pigs would easily clear your black berries. You omitted whether you are allowed animals. Have you put any erosion prevention features such as swales? Otherwise you’re begging for a world of grief. Your road is a main source of unwanted runoff onto your property.

Good questions. We can have animals but I'm not sure we will end up with goats or pigs right away. We do have culverts in place for the runoff from our road and for the rest of the mountain. We plan to do some rain water capture for our outhouse and outdoor shower, but we will be connected to our pressure pump for water. Knowing what I know now, I may have considered rain water capture instead though.

yes tip # 3 extremely important lmao, i bought a piece of vacant land --about 20 acres, in Northern Ontario, In Ontario private citizens cannot buy land without hiring a lawyer , so figure an extra 1000 $, as opposed to without as was legal before 2013 I believe, I negotiated a few discounts , like going to the city Hall to find if there were any liens etc. & see if they had a previous land survey already done b another owner, turned out that was like hitting gold, & I PAID 10 $ TO GET A PRINTOUT OF THE SURVEY WHICH was worth literally thousands of dollars if you needed one & had to hire a land surveyor

also in Ontario no land is considered to be land-locked , meaning nobody can prevent you from accessing your property, even if you need to cross over someone else's property, obviously you might not be able to drive over his grass because you feel like it , or alter his property to suit your needs in accessing your land, luckily there was an old roadway built on the space between the Neighbours property, called ( the Road Allowance ) OWNED BY THE TOWNSHIP , but its actually accessible to anyone that knows its there. when they built a pipeline close by over 50 years previously. Thank You Lord, because the Neighbour turned out to be a complete moron, definitely not pleasant, especially when he realized we were coming from the city of Toronto, ( HE WASNT FOND OF STRANGERS), He was so bizarre that he was explaining the old roadway --driveway directly leading to our land , but crossing over a very small portion of his property, something like 200 yards, that was completely vacant land ,turned out the gas pipeline ran directly under that exact spot we drove over to reach our land every time. He told me I would need to make arrangements , as he was planning on blocking off the entrance with a gate , ect & there was no way he was going to grant me access , id need to contact the railroad to figure out how I might access the 20 acre lot ( there is a Railway line running along one side of the land. - consisting of mostly bush, pine bog & pure swamp-- lmao, almost forgot & a huge family of Beavers, who can & do regularly build their dams , flooding and washing out nearby roads on a regular basis, all the discussions I had with the irate Neighbour , all occurred after id already bought the land, For a couple years I just ignored him, then he passed away, unfortunate for him, worked out for me , no issues since .

These are really great tips! We had to clear a lot of blackberry bushes. Maintenance is key to keeping things functional on your property. Wow, that is a deep well, also gallons of minute return on your well is really important. Great video and very helpful for those purchasing land.

You are very lucky the seller did not foreclose and keep your money, never ever have a balloon payment in 3 years (which is most common for scammers). Always check with a lender about what is required to refinance a property before doing seller financing that is not fully amortized. Always use a third party to collect your payments, never send them directly to a seller, especially if that seller is in the business of selling land with seller financing. Always get an attorney to represent you with seller financing, not just a Realtor, financing is NOT real estate!

Good points. We used a third party escrow service that held title and we sent payment directly to them. Good tips for others though.

There was so many great tips! I think the best one that I hear with house renovating as well is : you can have an estimate but expect your budget to be higher. Will always keep this tip in mind. Great content thank you so much!

I love what you said and took tons of notes. However.... please enunciate clearly. I had a devil of a time figureing out what "Peeudee" was because I had never heard the word before and you kind of clipped it off and did not provide a definition of it. :-D

We had to drill down over 250' to get to water so it was pretty expensive and most of the cost is dependent on the depth you have to drill. I think our total was just over $21k and then I wired and built the pump house.

I found your channel while searching for information on off grid yurts built in washington. We are a family currently living in our house in Clackamas county, Oregon hoping to sell our house and buy land in Mason or surrounding counties. Ya'll have so much helpful information! It looks like you actually have property in the same county we were looking to buy in and I was wondering if you were willing to answer some nitty gritty questions I had about building permits and zoning in that county that worked for you. You paid over $5,000 for a bid? If so don't you think that they ripped you off? Shouldn't that be free?

No, we paid $150 -$200 for the site visit from the PUD which then resulted in our estimate. The total cost of the PUD setting our transformer and service line was around $5k. No way around paying the $200 fee. It’s required for new service.

Great channel. Hey let me ask you this, who would you call if you had river property and were worried that the bank is spongy, maybe from when the area flooded back in the fall of last year. Worried about erosion and stability issues.

Super valuable. Buying property is a huge mystery for the average person. Lots of expensive potholes to avoid. With regard to animals, even if you're zoned for them if your neighbors are not accommodating things can go downhill in a hurry. Try to meet and get a feel for the neighbors if they're close. We ran into a situation where there's a lot of bad blood between a few making for some tricky times. Also find out where underground pipes/wires are located.
