I am glad you explained things. Last time I saw a foreigner claim he owned land in the Philippines it almost started a "civil war" in a Faceboook group I am in ! Honestly as a foreigner myself I am happy that's that way it is. Land is relatively cheap over there and the last thing I want is rich foreign developers coming in and destroying such a beautiful place. Makapuno is an abnormal coconut fruit. It's soft even mature and so full it does not shake. And Ube is not camote. It is a totally different root crop.

1) Foreigners may own houses or building, but not the land where the structures are built on, a foreign individual or corporation may only Lease! And not own Philippine Land, such lease shall be in a longterm contract which must be good for 50 years and after which, the rent is renewable every 25 years
