Buying land is a good and an amazing investment if you retain the purchasing power or if you have the capacity to value add the land so to transform it to a cash flow generating asset.
But if your case is otherwise, then you're loosing the grip.

I feel like i agree with you but then i believe also priorities may play hand. Eg many people are in self employment and may get a deal of their lifetime and get that 1M. Then wakose deal forever. I feel like if they buy that land, wako sure hawatawai kosa place ya kulala ju ata wakishindwa kulipa rent at the end of the day they have their piece of land where they can set camp and live. And when i say land i dont mean a 50by100. I mean something like 1 acre

Shouldn't government bonds be recommended for older investors because of where they sit on risk spectrum? I do however agree that assets like land and real estate are not liquid as owning a share in a company. However, in Kenya, the biggest drive of capital is government spending, as a result this crowds out private investment, and this needs to change. Kenya is in vicious debt cycle, taking out loans to just be able to pay other loans, and this will be across the country especially when trying to accumulate wealth.

Buying land is not a good idea especially when you're young and energetic, the best way to go about investing is to keep your money bringing back more money. Sometimes you buy thay land and have to pay a caretaker yo keep an eye on it meaning you keep spending and ainking deeper into poverty.

It is not a bad idea not to buy land but this is only applicable to where you live. In south Sudan, you will spend 30% to 40% of your earnings. What if one loses his/her the only source of getting money, what do you think will happen to that person?

It depends on which investment you're talking about. There are investments with low risk, which is like probably zero risk.... wealthy people in kenya have been investing in, for instance, government bonds for ages, and they've never defaulted.... but land, I'm not sure, I've had many horrific stories but the right investment, never!
