Excellent video and please also cover how to obtain the golden visa process after purchasing your 1st apartment as I have seen and read online that Oman is offering these currently. In my opinion, If you’re funds are ready then buy the studio (please quote price m) in the first project and start earning and from that earning buy a 1 bed in the second project so you can grow your portfolio nicely.

We can never know what happens to any country nowadays, so maybe investing in real estate in two different countries would be better, I've been advised. What's your opinion about it? Anyway I can get a 2-year investor visa that can be renewed as long as you own any apartment. As for the golden visa, I copy here what I found: - 5 Year Golden Visa If you’re a foreign national of 21 years of age or above, you can be eligible for Oman golden visa for 5 years by fulfilling one of the following conditions: Put at least OMR 250,000 into bonds issued by the Omani government. Buy a home with a minimum worth of OMR 250,000, or multiple completely built homes. issued by the Omani government. - 10 Year Golden Visa If you meet one of the following requirements and you are a foreign national aged 21 or older, you may be qualified for Oman golden visa for 10 year programme: Create a business in Oman that has no minimum investment barrier requirements and at least 50 Omani nationals as employees. Anybody with a public or closed joint stock, another business, or shares of that business having a market worth of at least RO500,000. Buy a home with a minimum worth of OMR 500,000, or multiple completely built homes. I think it depends on your salary but Muscat is not cheap for sure. When I arrived there first time in 2012 I was coming from Thailand and I was shocked by the difference in prices of taxis and other stuff. If you eat in local restaurants for example it is not expensive, it all depends on your way of living

@@toohappytobehomesick@toohappytobehomesick There are quite a few of us living here for a long time. As you have seen we have lots of space here so it is a peaceful spacious place to come home to. Places like Muscat Hills and even Muscat Bay are too cramped for us - we enjoy the beach walks and the environment. As for Haitham City it looks OK but it will just become an extension of Muscat and quite remote and plenty of traffic! We believe JS is a better long term bet - for quality of life. I find the trip over the Hajar mountainous quite thérapeutique after a busy day in Muscat. And it takes just as long to get from Al Mouj to (say) Al Kuwhair at peak without all the frustrating queues and inevitable frustration!

I would recommend Muscat bay from experience as it’s relatively close to downtown, Muttrah, and Qantab. Otherwise go for Jebel Sifah it has a established community already. Don’t recommend the off plan choice as it always takes much longer than 2 years to finish 😅

Thanks for the advice! However, Muttrah, Qantab and Muscat Bay apartments are not sold to foreigners, it’s only for Omani. Jebel Sifah is too far in my opinion. It would be as a rental investment, I wouldn’t live there. Mm I hope they won’t take 5 years to build the other one 😅

Oman landscape is awesome. Lets say 40,000.00 to 50,000 Omani is 1 bedroom Apartment which is equal to $116,000 USD + VAT. Question is once I get 2 years residency visa I after investing $116,000 USD. What may happen if after two years visa expired and for some reason they don't renew my visa, am I allow to sale and leave Oman with my profit or principal. Am I allow to work with my 2 years residency visa? What are the taxes of my profit incase I sale it. I think before make any decision better to analyze nuts and bolts on the prospective of local laws which apply for foreign investors. Suppose I am a American or Canadian . I bought this primarily as an investment property. What are the vacancy rate in that areas? How much rent I can generate, what is property taxes. Is hydro, water bills are the tenants responsibility to pay on time, what are the maintenance fee. After substract all the expenses from rent if my return less than 6% then I would say it's not a good investment. On other hand if someone have enough idle money and they just love Oman and likes to spend winter then please go for it.

Hi, many questions here. 1. If for any reason (it rarely happens in Oman, though) your visa won't be renewed, you can sell your apartment, keep your money and leave. 2. No, you can't work on a residency visa 3. There is no property or income tax in Oman (which makes the investment amazing compared to the huge property and income tax I pay in Italy, for example) 4. Depending where you buy, you can rent the Al Sifah apartment at around 300 OMR per month or 40/50 OMR per day. I don't know about the Sultan Haitham city rents yet, but I suppose they might be around 400 OMR per month 5. when you rent yearly it's the tenant the one that usually pays the bills 6. The maintenance fee at Al Sifah is 600 OMR per year

One question: did both ITC mentioned that how much are approximately the bills for taking care of the whole residence area (grass, pool, public lights...)? My understanding is that ITC usually charges according to the square meters of the property. Do you have any further details? Otherwise, it seems to be a good investment for living or renting. However is it really gaining value over the years? If we take the example of Dubaï, we may say yes. But for now, this does not seem to be as such because people prefer to buy new units, than house or flats built few years ago. What are your thoughts about it? I did ask about the maintenance bill: it’s 600 OMR a year for the Al Sifah building, and around 500 OMR for the one in Sultan Haitham City - although the exact amount is not sure for the last yet. As for the value of these apartments, you’ve got a point here. However, the Sultan Haitham City is going to be a unique project in the country, the first of its kind, so I believe the apartments and houses there can gain value in the future. Maybe not after 10-15 years, but if you want to buy one now and resell it after 1-2 years, you can still get a good money out of it

If you watch the video carefully, I wrote the prices in Omani Riyal, dollars and euro. There are many expats in Oman, specially in the capital city Muscat, they are the one who rent apartments or villas. Also Omani people who come to work in Muscat from other cities in the Sultanate rent apartments

Hi, from what I've seen prices are usually from 42.000 OMR up. You can invest also in Al Mouj (Muscat) and Muscat Hills. Al Mouj apartments are more expensive than the ones in Muscat Hills. As for the south of Oman, foreigners can buy (and get residency) at Hawana Salalah. You can also buy in a specific place in Taqah, they are now building some complex there and they sell some studio that are not as expensive as the other apartments in the north or in Hawana, Feel free to send me an email and I can give you the contact of the person. in charge of selling the apartments in Taqah

Hi, to be honest I prefer Salalah to Muscat, I also lived there since 2017. The problem of investing in Salalah is that at the moment foreigners can only invest in Hawana Salalah. I have done my research and in my opinion it is not the best investment at the moment. We can also buy in a couple of places in Taqah

Thanks! :) I don't know yet how much you can get from a monthly rent in the new Sultan Haitham City, most probably from 400 OMR up. As for Al Sifah studio, the owner of that studio (and who's selling it) told me I can rent it for around 300-350 OMR per month. Daily can be rent at 40 OMR, but you need to advertise it somewhere

Bargaining is not very common in Oman but you can give it a try. For instance, I tried to negotiate the price of an apartment under construction near Salalah and they removed the 5% VAT

Yes you can continue to renew your visa every 2 years. I have a friend who bought an apartment in Muscat years ago and this is what she does every couple years
