the floor plan is a challenge I agree , with that bathroom off the kitchen I don't see how to really change anything , short of doing a build out where the kitchen sink wall is............

How about...."Hope your fridge placement always works for YOU" It may not work for your or me...because we have been taught a certain way of how things 'should be.' A few extra steps...won't hurt a soul. If they lived in a mansion and had to walk 10 feet to the fridge would that be ok?

Houses are rarely perfect, and they're young enough to deal with a "quirk". I'm sure they've re-thought the fridge placement many times and they've made their decision. It will work for them.

Love your place, along with your renovations cant wait to see how you manage your wood land, as see from these winter sences there are some copersing to do, (that what we call it in the UK) ground management ie taking out the young trees to give the medium size one a chance to get bigger. Congratulations! I completely relate to the joy shown by you both in this video because my wife and I (and our dog) did a very similar thing in Bob's Cove, Queenstown New Zealand and are as ecstatic as the two of you. My wife found the house (it was advertised but withdrawn approximately a year before and she remembered it) and made me knock on the door to see if it was by chance for sale! The rest is history. We moved in on March '21, though we cheated and saw the house before the purchase. 🤗 It's a beautiful alpine area with amazing mountain and lake views that is around 1 acre and very private. I completely relate to the way you are both so happy because it's a very similar story to us. Like you, we found our dream home. Not bad for a couple of ex city living Australians...

Palmer and I are about the same age, we both are into finding property and searching Google maps (and maybe searching public property records/GIS maps too?), and all three of us have the dream of a babbling brook with a storybook cottage.. damn dudes, congrats, but come on now.. you’re making me feel jealous and left out. In one of your videos, you were asking for suggestions on kitchen lighting. Since you have vaulted timber ceilings in the kitchen you don't have room for standard recessed can lights. However, with LED lighting they now sell a can-less recessed light fixture. Your ceiling must have a least a 2' X 6" rafter above the vaulted ceiling. The can-less fixtures are only about 2' deep and will fit in your ceiling. . Since you have track lighting up there now, there must be wiring for lights in the ceiling already. Find that wire and locate the first light fixture there. Then use a ninety-degree drill, and get a 1/2" paddle bits and several extensions that attach to one another to drill thru the rafters to the location of the additional light fixtures you want to install. You do this by using the first light fixture you cut into the ceiling as your chase to drill to the other light fixture locations. If you find this information of interest, reply and I will provide more details. I have a background in construction and have done this process on other remodels.

@@CottageandCompany The drill is called a right angle drill at Lowes or Home Depot it allows you to put the drill in the hole you cut in for your first light fixture with a paddle bit attached to it. You drill thru the closest rafter in the opening cut for the first light fixture, making sure you are drilling towards where you want the next light to be. Keep in mind if you stay in the same rafter bay you won't need to drill thru a rafter for every additional light fixture you add. Only those lights that cross over a rafter bay will need a hole drilled in them. Now when drilling thru rafters to get to your next light location, is when the drill extensions are used. Drill bit extensions are a foot long and interlock to one another. So when you drill thru the first rafter closest to your first light fixture opening, you will need to add extensions to reach the next rafter repeating this process until you reach the opening for your next light fixture. OK... so now you have the end of the drill bit and all the extensions you added sticking out in the opening for your next light fixture. Attach your electrical wire to the end of the drill bit (make sure it's firmly attached with strong tape) don't make it bulky. Now go back to where you started drilling and use the drill bit and extensions to pull the wire back thru the hole you just drilled removing the drill bit extensions as you go. Continue this process until you have all the new ceiling lights installed. NOTES: With the additional lights you are adding, make sure it's on a 20 AMP breaker. This process takes patience and time. Rafters are full of insulation you need to work around, When drilling in rafters once you drill thru a rafter stop the drill and add extensions until you get across the rafter bay and the drill bit is touching the next rafter, then and only then do you start the drilling. Why... you don't want to wrap all that insulation up in a turning drill bit as you cross the rafter bay. It's best before you cut any holes in the ceiling determine the direction of the rafter and the spacing between them. They will be 12" or16" apart. Then cut the opening for all your lights before starting the wiring process. You can buy hole saws or hole jigs to cut your light fixture opening. Lowes or Home Depot sells Can-less LED light fixtures.Questions. ralph@ralphworth.com

One last thing to check before starting the project. Make sure the exposed wood beams in your ceiling aren't structural. If so, you don't want to drill thru them.

I am looking for a cabin, camp, or small house in Maine or New hampshire, to use as a getaway from civilization when I retire. If I can talk my wife into it, I would like to move north full time. I currently live in Massachusetts.
