Great information Shaun. I find the water here to be very reasonable compared to what we were paying in the UK. Electricity has always been a bit more expensive and it has gone up quite a bit over the last year or so. There is supposed to be a program to roll out state health care to everyone, regardless of age or work status. So far it seems to be a bit patchy and it's not really clear how it's supposed to work and whether you have to pay anything. My mother-in-law is a pensioner here and gets the state health care and it has been excellent.

Thank you Ralph for your comment - my wife has her own business now and I come under the state health care and already had some health checks, because we don't speak Spanish very well we have to have translator at the hospital which is an extra cost but worth it to stop any confusion. There is also a way to pay into the health system if your a resident which we may do if my wife gives up her business - glad you found interesting. I just flew into and out of Corvera this week. It’s almost deserted. Dead easy pick up and drop off. The easy jet airbus was the only plane there and it turned around in 40 minutes. Be aware that even 2 kilos over had to be removed on the baggage, and it took a lot of self control not to tell my wife “ I told you so “ as she was busily rummaging through the bag to see what could go in the cabin bag.But as there was no one else at the baggage drop it wasn’t the stress inducing event it would’ve been at Heathrow. Outbound from Gatwick we were given an extra cabin bag allowance for some reason but that was not available going home so I had to walk to the easyJet counter opposite the bag drop and pay 6 quid for what had been the free bag out bound. From apartment to drop off from Hacienda del Alamo was 15 minutes, the motorway was deserted as well. Unlike the M23- M25-M4 in the rain today. Can’t wait to go back. The whole area is relaxing, Mazarron waterfront and beach were empty. Hacienda del Alamo was literally like a ghost town over the weekend. Like some post apocalypse movie.

Not been lately to the Hacienda del Alamo, Hotel is open now and the last time I was at the Spanish Village, there was a few shops but most still empty. Expat in Mazarron thanks .. my understanding is that the banks increased the prices at hacienda as soon as the airport opened. Several people told me that. I was a bit disappointed to see the estate isn’t doing the maintenance fully, lots of broken slabs in the Spanish village and I saw at least one large pothole in the road. I suppose with so many empty properties they aren’t getting the service charges they were expecting. So I’m going to look elsewhere reasonable to Corvera.

Very good advice Shaun to anyone thinking about moving to Spain. A question why do you have your pump on all day in summer, I was given good advice when we moved to Spain 14 years ago and was told to have the pump on 2 hours in winter and 4 to 6 hours in summer and I have to say there has been no problems along with how to clean and look after the pool properly. Yes I think the water is cheap also. I agree with you about people thinking of working in Spain, I can tell you from experience that its not easy, my advice would be think of something that no one else is doing If you plan to work for yourself, Because unless you speak Spanish you've got no chance of a job. There is not a lot of work in the expat community as there used to be, so thing long and hard. Yes Shaun there are rumors every week about healthcare its all dross. Love watching your videos keep them coming.

Hi, many thanks for watching and the best thing to do is to view both places to make up your own minds about each place. Country Club charge Community fees each month (I don't know the charge) while there is no Community fees on Camposol.

Yes Shaun, I’ve just come back from a fact finding mission to Hacienda del Alamo and the community fees are reasonable but still off-putting. They will only ever go up .Electricity is, as you say a bit pricy. About 35 euros a month standing charges with the 21% vat. But food, especially in the market is very much cheaper than here. My next trip will be camposol and Alicante. I had considered a refurbished Finca but everyone I spoke to expressed concern about safety.

We got this villa back In 2007 and it’s down a road Calle gor I miss it loads but we got knocked as it was built on elegal ground I’m worried sick about it but haven’t been able to go out there I bet all my stuff has been robbed ☹️😢

Did you have a survey done 9n your place before buying Shaun? If so, was it costly? Are sectors A & B best in Campasol for amenities? Can it be noisy there in the summer? Looking for a quiet retirement place. Thanks again. ..

Thank you Mark for your comments - we didn't get a survey done but always seek legal advice first. I don't know the cost of that and A & B have all the shops and amenities that you need. I live opposite the shops and in the summer it can be noisy which I like - some good music at times. They shut at midnight!!!! Good time to visit in the summer to check out the noise as this time of year it's quiet. Always best to check out first with visits to Spain - rent first to make sure it's for you. @ thank you very much Shaun. Did live in Villamartin back in 2006 for 2 years or so before the Crash in 2008 had to go back to the UK! Hate it here now mate and like you I'm an outdoors person. My wife hates the winters here too plus the cost of living is is soaring. Electricity in Spain to me has always been pricy. Council tax amazingly cheap and as you say it all depends on what you want to do. 😉

I recently met with an estate agent that was doing the rounds in the U.K regarding buying a property in Murcia. he said generally the Spanish do not get a survey done. It can be done , but normally by an architect & this could cost in the region of €1,000.

Thank you Melanie, good point but I don't want to make the videos too long - it's always good to over price costs and we had arranged with the removal company to do the move but when the sale of our UK property came - so close to Christmas, they couldn't move our stuff so we had to find another company at short notice - move it into storage and then get another removal company arranged while in Spain - so it cost us a lot more than we wanted but with over pricing our costs and buying our new villa - it worked out okay. There are always plenty of properties to rent but the nearer to the summer the harder it will get. I'm bringing out a video next week on Rentals at the Country Club and all the information is on Casana website www.casana.nl For Camposol it's Another World Properties but haven't the website address handy. Hi Shaun, first of your vids I've watched. Does the £1,000 include property costs, ie rent/mortgage, or did you buy your place outright and the £1,000 is simply bills and living? Last one, I've heard nightmare stories where local councillors confiscate your land thus your property too, the law is of significant concern when considering purchasing in Spain. What are your thoughts on both points? Cheers

Hi, yes these are my living costs, I made a video about living costs recently kzbin.info/www/bejne/gp7FiHmqpaeYbpY and the cost of living has gone up this past year. Second question, when buying property, specially here in Spain, make sure the property has all the correct paper work and don't relay on the estate agent. Buying off plan is another risky idea, the land may be okay but maybe the promise of shops and local amenities may not happen. Many thanks for asking and good luck :)

The only one on Camposol that I know is Another World Properties, I also did a video - Spanish Rentals at the Mazarron Country Club which has a link to their site but don't know about long term let. What ever place you find - make sure it's got heating and not just a log fire. Winter here can get very cold in the evenings - good luck in your search :)

Spanish mates tell me if your not paying any mortgage and own the home a few hundred quid is good enough to live well. I know people who use photo-voltaic panels to drive their electric costs down overall. Also when buying a house you can push for price drop this can be several percent to 15% in some lucky cases. Any price drops reduce the overall taxes and help fund the taxes. As for other fees, legal, notary its a few hundred pounds to a grand or three, depends but i have a spanish mate who is a lawyer so i will get it free or for next to nothing. Use some solar lighting also as this can reduce your electric costs when you get the evening dusk and night time. If your feeling up for it, some tesla wall mounted batteries can cost 8 to 10,000. Any blackouts will keep the energy going and i know these batters can last for a few hours to power the house and also charge up through the day via solar. Something to look into as the technology continues to improve.

Hi mate, I’m currently purchasing a villa in Yecla, just down the road from you, but the estate agents asking for a deposit of €5000 euros upon me agreeing to the purchase so he can take it off the market, is this right. I think all payments should be dealt with through a solicitor, do you have any thoughts on this, or is the way the Spanish estate agents work? To me it doesn’t sound legit !

Hi, most ask 3,000 - mine took 500 to take it off the market and agreed to pay the full amount within 6 weeks of paper work. If you feel unsure, don't do it. To be honest, anything to do with money deal with it through a solicitor and then it's legal and not agreement. At the moment be so careful before handing over any money as you may loose it, it's not like the UK. Hope that helps and good luck :)

Hi Shaun. Does your £1000 a month include any mortgage payments? I'm thinking of moving somewhere where the sun shines. Not necessarily Spain, but it would be on my radar. I own outright my home here. So the plan was to rent my place out here and then rent somewhere abroad. With one paying for the other. So, excluding rent /mortgage what are the average living costs? ( we don't drink or smoke) (2) what are the average rental costs per month? Not too bothered about a pool. But air con is a must. Thanks from Mr. Duck

Thank you, my main reason for moving from the UK was to rid my mortgage I had which I would still be paying till I was 73!!!!!! There are some here that do what you want to do - young Jackie from Drone Seekers does just that. That's my 1000 a month pays for living costs plus some times we add more for extras - depends on your lifestyle and where you're going to live in the world. You can rent here from 250/500 euros here a month. You just need to visit these places yourself and find out if it suits you. Many thanks for watching and have a great weekend :)

Thanks Shaun, we don’t quite qualify for mid 50s to 60s as my husband is 51 and I am 48. I did find the video useful though. We have found somewhere we like (for a holiday home) although we are just in the process of working out how much it is going to cost us in total before we even consider making an offer. The quotes for purchase fees have been a bit scary - we were allowing for 15% but if you want everything doing for you (power of attorney, get NIE, open bank account, transfer utilities into your name, have Spanish wills created) it can be a bit more than that still. We are off to the bank at the weekend to find out how much it will increase our mortgage. If the total is too high we will just reduce our purchase budget a little. What I’m trying to say is, it can be difficult to estimate costs so it is worth speaking with the experts to get a proper idea.

Thank you Kate for your input and you both come in under this video! It's very hard trying to put a price on things as each region has different costs and how things are done. It's always worth adding extra costs as we got caught out on the moving costs but thankfully by over pricing things helped us. The Brexit does not help at the moment with the exchange rate going up and down and the out come how it will effect. Always good to seek proper legal advice and experts on how much. Don't, rent first. Just look at all the villas for sale and all the people trying to get back. Spain is not like the UK be aware you are a sheep and the Spanish will flees you. Estate agents charge between 5 and 20% commission. If you do want to buy go direct to the villa owner.

Hi, glad you enjoy the videos. If you want to live in Spain you will have to be a resident and to become a resident you have to have health insurance if under pension age, paying up for a whole year. Once you have been a resident for a year, you can pay into the Spanish health system (I think it's 65 euros each - under 65) but this may change as I'm a UK citizen and after Brexit I won't be in the EU anymore as it's only for EU citizens. Also you need to check with the private health insurance company about your past health problems as some may not insure you or your payments may be hard. It's a lot of work to find out but worth it if you can't live here in Spain. I wish you luck and thank you for watching the video :)

Thank you Ian, correct - the shopping centers will be open to look at but the shops will be closed, only the restaurants and bars will be open inside them. Am I too young to watch this video 😁. I have a young family. 2 kids are still in the school. My husband and I love the weather and stress free life style in Spain. After doing lots of search , I have to say buying property in Spain is not straight forward, so many taxes and fees to pay. We are still working on it. Hope my dream will come true. Thanks for your great tips

I don't know anybody other than Another World properties who rent in the Mazarron area. Gold car seem to have a bad name here for car rental and always willing to meet up for a chat while here. Thank you, you do need to have money to live on and when you apply to be a resident they will want proof you have money in your bank account - you have to be a resident before you can apply to get a Spanish driving license. Another very informative video Shaun well done mate 👍. Quick question, why do most Spainish homes have bars over the windows and doors? Is that an insurance requirement or some other reason?

Thank you Yogi, glad you enjoyed the video - most old style homes have bars on windows & doors so they don't get broken in but now more decoration while new homes have double glazing and stronger doors. Some insurance companies do ask if they are fitted. Many thanks for watching :)

I take it you mean - do they pay your disability pension here in Spain? You will have to inform them before you move and you may have to declare every year that you're living here. I've 3 private pensions and have no problems but you must check with them first. Many thanks for watching Paul :)

Thank you Barry, hard question to answer really. I bring across 1,000 pounds a month to pay bills and living and I own my on place, own a car and go out exploring. That is for the both of us plus there is bills and taxes to pay during the year. When our state pensions kick in we will be better off to do what we like. It all depends on your life style.

Thanks for a really informative set of videos, which give you an idea of some of the costs involved which is really useful to know. Obviously you were talking about approximate costs, but one of your examples you suggested that it's approx 1000 euros a month to live relatively comfortably, would you say that is per person or as a couple? It's just we are thinking of retiring in approx. 7 years time, we're doing as much research as we can at this end (Scotland) but realize we will need to actually take a few trips out to the area we would be thinking of buying property in. Obviously communal fees are an important part of the overall monthly cost, a pool would be great whether it's sole ownership or shared, but we are looking at splitting the year into quarters, so 90 days in Spain, 90 days back in the UK and so on, so electric, gas, etc is going to vary from when we're in Spain to when we're not. Any tips?

Thank you John, glad you find the videos helpful. Since making that video, we still transfer £1,000 per month and depending on the exchange rate, we can get a bit extra. We still have to top that up for extras, building work, car maintenance, insurance and other stuff. Good that you're taking plenty of time to research and visit the places that you would want to settle in. Tips: visit summer & winter months, ask plenty of people who live there on your visits and try renting first before making the final move. Wish you luck in your new adventure.

Thank you, I tried to get a well known insurance company in the UK to insure me from the UK to Spain as I was leaving the UK and not one would insure me so I contacted Ibex in Gibraltar - no problem, transferred it from my UK to my Spanish car with no problems. Camposol has it's own office here so I can speak to a person and since being here had no problems but never had to use it yet for a insurance claim - that might be a different story! They seemed to be priced the same as the UK. Not needed to use another company yet - I don't think you can shop about on line like the UK and I don't speak very good Spanish yet. I may be in a similar category to you; I want to buy some land to start a homestead, so won't be working or needing money for rent or food. I'm more worried about legality. Will a British citizen need a visa after brexit? Will Spain force me to pay the 275 Euros for health care? Will they stop me entering if I dont have an income? Is it possible to buy land and then find you cannot legally live in it?

This is a big problem at the moment as no one really knows what's going to happen with Brexit. My folks came to Spain before the EU and had to use a Visa which was no problem. Health care is needed for you to be a resident and if under 65/66 will be private, you can pay into the Spanish system but you have to live here for a year before you apply. Also you need to prove you have a income while living here to be a resident. You need to seek legal advice on buying land - or you could end up losing a lot of money.

Thank you Dave, glad you enjoy watching my videos and don't worry I won't get sun burnt!!!! The council tax (IBI tax) for us was 488.21 euros a year and also each year there is a non-resident tax based on your property - ours was 68 euros each. At the moment we are residents now and waiting to pay in April/May but can't give a price yet. Depending where you live and also the size of your property. Hope that gives you some idea. Some places also charge a community fee a month, not at Camposol. Many thanks for watching and have a great weekend :)

Thank you Mark for your comment - to be honest, we still don't know the out come and there are many rumors going around that do scare some folk but my folks were here before the EU and nothing was different then, I'm a resident and have a Spanish driving license so hopefully nothing will change - roll on the 29th!!!! We hired a 6 berth campervan to explore Spain for a month and I didn't enjoy it but to other people they love it - we get a lot of wild campers come down to Spain during the winter time to stay. :)

Thank you Angel, glad you found it helpful - we get our electricity bill ever month and depending on how hot it is - it can vary from 120 - 150 euros. During this time of year its 80/90 euros. My friend has just had her bill for January and it was 180 euros! She is single, no pool and no central heating except she used her air-con (also a heater) as her heating and kept it on most of the time! There are cheap times - during the night to early morning, so it's just using the electric wisely. Many thanks for watching and have a great weekend :)
