What do you think of the price? I think the flat is a good price but the renovation was more than I expected. Let me know what you think.
@АлекШев-д9ы
@АлекШев-д9ы 2 ай бұрын
The price for an apartment... well, approximately corresponds to Moscow prices. But the renovation cost 4 million.... WELL, this is Robbery! There is a maximum of 1 million (with excellent renovation and furniture). Simply, the apartment itself (old house, old central communications, etc.) is NOT worth the very expensive finishing and furnishings. Below, I gave a little reasoning for my opinion. Yes, housing prices have increased greatly over the past 2 years. BUT, the increase in materials is insignificant. Regular, seasonal. And, by the way, if repairs are done in winter, you can save about 15-20%. Due to the seasonal drop in prices for building materials and services.

My parents, after the birth of me and my brother, received an apartment in a new house of 62 square meters for 4 people in 1991 under the USSR in 1991. Yes, it's a little, an economy option, but for free. A young family, my parents were 22 years old and they just started working. I grew up in it.

I just bought a 3 story dacha for $80,000. 270 square meters, 3 bathrooms, 7 bedrooms, heated floors, and there's a natural spring nearby. It's also on a huge block of land! I also have fiber optic internet!!! It's out in the middle of nowhere, and the nearest town is about a 20 minute drive away, but this is exactly what I wanted - peace and quiet, and solitude 😉

In this area, the average price for an apartment in similar buildings, which are not very old brick buildings, around twenty to thirty years old, ranges from three hundred to four hundred thousand rubles per square meter, or approximately from three to four thousand dollars per square meter. So, if we take this apartment's area, which is fifty-seven square meters, and multiply it by the lowest price in the area, three hundred thousand rubles per square meter, we get about seventeen million rubles. Therefore, the price for this area is quite justified. If you were to take a similar apartment in New York, in a comparable location near Central Park but closer to Harlem, it would be in a similar price range. I think the price per square meter would be around ten thousand dollars. So, a similar apartment would cost approximately starts from 570.000 to 1 million $

LOL most of the people commenting here have never been to Russia, don't know shit from shinola and think their opinion somehow has value. As someone who has been tracking apartment prices in Moscow for the past few years, this place (subject to completion of the remont of course) is within the range of Moscow apartments relatively close to, but outside the garden ring. For comparison sake, this apartment in New York would be marketed as a 2 bedroom, period end of story. It would be in Brooklyn, say Carroll Gardens, and cost 3x the price...easy.

What is the interest rate for a apartment loan today in Moscow/Russia, 10 year payback loan?
@oleadsr8186
@oleadsr8186 2 ай бұрын
There is a turbulence on bank loans at the moment, special benefits are cancelled, the ordinary loans are very expensive. Now its more effective to rent and at the same time save money on deposit account. Its situation for now - summer 2024. Maybe later real estate loans will be reasonable again.
@joeordinary209
@joeordinary209 2 ай бұрын
@@oleadsr8186 If i would live in Russia, i would live on rent, and invest / buy consumer electronics and stuff like that( for sale later). It looks like there is a record high gap between spending and earning in the budget, the emergency reserve is shrinking day by day, this can and probably will end in a bad way for ordinary people. Remember this writing in a year from now, written today 22.08.2024

She's lying, for some reason. That place didn't cost that much. She'd have to rent it expensive but outside is run down. Another channel bought similar. Smaller but better condition for 40k. Rent is $175.

Lying??? It's a good neighborhood in a good city. You'd have a difficult time finding anything for 40k anywhere nearby. I'd say within a couple hundred miles. Same with rent - 175 is virtually unheard of in Msk.

I thought also that the price she quoted seemed far fetched. She is probably protecting a business deal her customer is expecting to make when offering for sale later. There is no way this apartment is more thant 50k even in moscow.

For 40 thousand you can buy maybe 8-10 meters in Moscow, but renting even such a small apartment costs more than 250 dollars.
