Hi Jason, I understand short term rental (daily or weekly) being affected by seasonality but never longer-term IE 6- or 12-month contracts. I have 4 units in Pattaya and regardless of when I rent them it's the same price per month.

I had a friend live at the Panachalae pre covid (was called Condo Marc than) and while a good size room it was very noisy with the 2nd bedroom only having glass back against the atrium entrance , he also had to put up with the Copacabana being built , but being so close to the beach , i thought definitely a bonus.. but i didnt live there 😉 i stay in the Dusit Grand view when i come over ( you can see from this balcony) and walk past the night market all the time and its pretty busy until about 12 o'clock, so it would be pretty noisy as well, 29k seems pretty high, even though high season, but im sure someone will grab it being a larger place close to the beach , VN Residence, would be my pick of these, As always , great work Jas, good variety , keep them coming

I like that Pratumnak 1 bedder. The balcony was nice. That covered seating area by the pool could be a good board game playing spot!

There is a lot to Learn from the recent problems at Dusit and I’m sure more stories at other locations will come to light from the problems at Dusit. Jason I’m happy you have collaborated with some solid people. Always be on guard, not every smile is genuine but the good people of Thailand far outweigh the shitbums and scammers. There are always red flags to warn you of potential problems, you just have to be wise enough to recognize them. Keep up the great work and I could be happy at any of these locations. If I don’t end up at Del Mare, that will be because I fell in love with Rayong! 😅 Have a good day mate.

Yes you are right, I think many of us from our home countries are very trusting and generally there are systems in place to protect you. I have paid rent upfront 3 times now but in every case I have checked the name on the lease agreement is the same as the one I transfer the rent to plus they have all been through established real estate agents. Gday Jason, whats your thoughts about 12 monthly rentals in light of what happened to Cooper and many others dealing with an agent that took their money. Maybe you could talk about it with Manu and give some advice on how to ensure this doesnt happen to others renting long term. Thanks

Hmmm, I have rented 3 different apartments here and signed and paid 6 months upfront but they were with established real estate agents and not directly with a staff member at a particular building, I have not had any problems but I will discuss in a video soon. Thanks for the suggestion 👍👍👍

You'll be disappointed if you need a quite place. That night market in Jomtien is crazy loud. The music gets blasted out to the max, till late.

Is the last one near when the new condo is going to be built, not sure if it’s copacabana 2 or not? Could Manu also tell us a bit about planning laws? A while back I heard no more front row high rise condos are allowed but there are 2 about to start building apparently, cheer buddy.

Understand buddy but most places you have to arrange your own internet and speed depends on many factors as you know, not many apartment rentals include high speed WiFi and if it is included it is generally fairly good 👍

Did you see the Rayong videos with a beachfront 63 sqm one bedroom for 10,000 baht? Is that overpriced in your opinion?
