Just here to learn about the work history, tbh. My husband is getting ready to graduate with his PhD, we've been married for almost ten years and we have two kids, and I am really anxious to get settled into our own home. Seeing the "two year work history" on the thumbnail almost gave me a heart attack! Luckily, from what you said we should be able to work around it.

My husband and I are thinking about buying in about 1 year maybe a little less. We are trying to figure out if Covid-19 is going to make it easier or harder to get into the house. Yeah the realtor will just ask for proof of funds in that case. No need to work with a bank at all.

Your formula suggests that monthly debt /gross income should be equal to or greater than 50% I think the symbol should be flipped around from > to < correct?

Currently a 21 year old college student who has just reached 2 steady years of work history. I make $12.50 an hour and work a full 40 hour work week. My credit score is at 757. As of now, I still don’t have any student loan debt since I’ve been paying everything off doing a payment plan with my community college. I’m about to finish up with school at the end of spring next year since I’ve been taking things slow. The only ‘debt’ I have would then be my three credit cards that I keep paid off. The monthly minimum on all three together would be ~$90. Your video has been really informative and has helped me better put things into perspective. While I’ve been looking at homes in my area, the issue I’ve come across is that the ones I’m interested in are under 50k. Is there the possibility I’d be approved and able to work towards getting a home that’s 35k?

Hello! I would love your opinion on my current situation. I am a 24yr old college student with a middle credit score of 783. I am a freelance photographer/ videographer and make a pretty good amount of money from that gig and also have a 9-5 student worker job at my college, $13/hour. I tried applying for a mortgage recently but got denied because my income is too low. The mortgage broker is saying my best option is to get a co-signer. I personally do not want to get my parents or anyone else involved. I know I can easily make money for the monthly payments but I can't report my side hustles on my income. What are my options?

What if you have student loan debt but you're now in grad school so you don't have to make payments? Does the debt still get calculated because it shows up on credit reports or does it not since no payments or required?

Javier So let’s say you owe 2000 at time of loan application , then 3 months later you close and they do a soft pull and they see you now owe ZERO. I’m assuming that’s a good thing. Some people say not??? Any thoughts.?

"A Chapter 13 bankruptcy does not disqualify a borrower from obtaining an FHA-insured mortgage, provided that the lender documents that  one year of the pay-out period under the bankruptcy has elapsed  the borrower’s payment performance has been satisfactory and all required payments have been made on time, and  the borrower has received written permission from bankruptcy court to enter into the mortgage transaction."

Hey man I appreciate the content but wanted to suggest as some constructive criticism that you proof read the overlay text you put beforehand since some of these typo's kinda reduce credibility. Such as at 2:35 "uou" instead of "you" and 3:35 where you have "top" instead of "to". Other than that thank you for the explanations and advice!

Hello javier! I am looking at the possibility of going back to a previous employer for a pay increase, and it is coming right before we are getting ready to buy a house. Will this effect my chances of approval? I have had steady work for the last 5+ years, however it has been at different places, and I have not had any gaps in employment.
