I love Alma! She found me my perfect apartment in Bacong in just one day. She is by far the best agent for expats in the Dumaguete area. If I ever move again, she will be my first call.

As a foreigner having owned homes here in Philippines both under Deed of Userfruct and 25 to 50 year, renewable leases, be aware that rules can change without much warning, as it did in Subic Freeport leases where they stopped renewing for many years until the foreigners lease ran out after they had invested heavily in the buildings. My observation about that property with the high fences is that residents were concerned about security. My recommendation as a foreigner..... is to buy a boat and register it offshore :)

No, contractually the Filipino land owner was required to offer us first rights to purchase at market price for the undeveloped land. After we developed a beautiful resort his children refused to honor the terms and quietly sold to others who would eventually take over..... As a partner, i walked away and bought a boat rather than spend the next 20 years in court @TheFilipinaPea

Damn, its this lack of trust that prevents me from trying to buy something like this in the Philippines. Seems like Thailand has better legal structures in place to protect foreigners, but both seem scary. Pea I'd love to buy this house if I was married to a Filipina. Maybe someday :)

​@@nickspence6233you've obviously been around the local court system here...lol. Land ownership is nuts here, we've been stuck in court for fifteen years over a land dispute, and I've got a similar idea, get a boat registered in Langkawi, and live on that.

When a Filipina owns the land and a foreigner owns the building, the foreigner becomes worth more dead than alive (in some people's minds). Even if your gal loves you her brother may not. More than one person can benefit from your passing. Careful guys.

Just buy the house on Her name, but sign legal documents in case of divorce house goes to You or in case of Your death to Your relative. 100% safe :P

@@TheFilipinaPea My ex-wife moved back to the US and filed for DIEvorce. My Pre-Nup was invalidated. And, my home was ORDERED to be sold. American court orders are VALID in the Philippines. I won't EVER get married again. And, in the future, I will hire an Attorney to establish a TRUST. My children (Filipino Citizens) will be equal beneficiaries. And, the TRUST will be controlled by me, until I die. Then, the TRUST will be liquidated and equally divided.

I’m from the US and my Filipina wife is from province. My wife is in the property management business, she knows the construction companies and caught wind of a new neighborhood being made. We purchased one of the houses that’s scheduled to be made, of course is under my wife name and I’m secondary but this house is so cheap to buy while under construction. That’s how we are building our passive income to get ready to retired early 😁

@@primalpassion depends on the lot size, house sq feet of the house and location. So I can’t give out exact numbers but I can say for a small 2 story, 2 bedroom 2 bathroom in the province cost 37 USD

@@primalpassion It's not the pesos, it's the time. Unless you were a professional contractor or have the skills to hire a professional contractor, take the time it would take to build (outside California) and multiply by three. Then double it after that. Include cost overruns like in union New Jersey, and add slippage and fixer fees. Plus the inspection, after construction is done, may take another six months before you can occupy the structure. Not as bad as Kafka, but reminiscent of 'Waiting for Godot'.

Guys I'm sorry, but 16.5M is way overpriced for this. Using a formula of about ₱30k per square meter it would cost about ₱6.6M to build this house. The lots a few million more, but unless this is literally on the beach or has gorgeous overlooking views, I don't see how the property can command such a price. Maybe ₱9-11 million max.

I see the vast majority of your viewers are commenting how Cheap this house is as they compare it to the cost of homes in their region of the US. For a Provincial Home in PH I think this home is extremely expensive. While I do appreciate the western open style, double lot, solar, and water retention system.... it is still waaaay expensive even given the recent inflation. IMO. Peace and Love, B Goat

yeah, it's expensive. We had a house built in a gated golf community in Lipa, Batangas. We moved in Aug 2021. 2 lots, 651 Sqm, 2 story house, 5 bedrooms, 5 1/2 bath plus maids room with bath. House is 437 sqm the way they measure houses here, American way about 350 Sqf. I designed and installed a ground mount solar power system with batteries 2 years ago, so no brownouts here. Total including solar system about Php 21 million. Our community has it's own water system with towers, country club and 3 pools. Also has a golf club if you golf. Very quiet area. Most of the homes do not have bars on the windows here. Our house is in a corner of the community (there are plenty of corners) and on the other side of the perimeter fence on one side (the back of the house) is a field with some carabao and coconut trees which runs down along the perimeter fence quite a ways, the side of the house is another field, usually with carabao. No dogs or roosters. I built the solar ground mount on one side next to the patio, above that is a balcony. The solar panels are about 7 feet high at the lowest point, we convertible picnic tables/benches under the panels. I call it the solarium. We're about 1.5 hours south of Manila. So 21 mil vs 16.5 mil, yes I think it's expensive.

It is expensive for the observable quality which imo doesn’t look good. I would have to knock it down and rebuild if it was me but anyone paying 16 million for that is mad . Poor use of the space in both the house and pool area.

Expats in Cebu report lots of solar panels stolen there, and I don't see much value in CCTVs unless you have security to watch them and take action when needed. Given its cost, insurance might run high for a house like this. Given Filipino laws, if you can't afford to lose the money, maybe you're better off renting. Pay as you go!

In the UK, if fruit is overhanging then it belongs to the owner of the tree. You're allowed to prune off any branches that overhang, but any fruit you have to offer back to the owner.

Another great video. I need to find a new house in Dauin for January 2025. I had a place for 3 months to check out what it might be like to retire in Dauin and loved it, and will be back soon. The people are amazing. So is the diving. I am filled with gratitude as I return to Hawaii. I dated one Filipina several times but did capture her heart. I did win the Dive 7 photography Competition. I will be back in January 2025.

Good to know Dauin, was thinking >70m mountain (or higher for cooler, or MalayBalay etcand travel to sea) with sea view? at least from upper floor... Boating, beach BBQ (beware spines during prep), and diving for me too... mostly shallower dives, but would like to re-breather or pony, as slightly sucking up too much air, when paired with 20's... I am 55 dad-bot, but hoping to get some more indoors gym...

I am a foreigner who owns property in PH. It is possible, probably not for many, but we do exist. I’ll just say that shared arrangements with property titles makes it safe and possible.

I know foreigners can own land as well but she and the people interviews keep saying no but there are special circumstances and loopholes on their laws. One of them is simply starting a company which you then can buy properties under the company. 😂

That's the trouble with you foreigners! You try to buy property in a country which is not your own. What will happen to us locals if you foreigners start gobbling up our land? If you foreigners want to own land buy it in your own country, not in other people's countries.

You can buy a house, but you can't buy the land it sits on. If the Filipino that owns the land wants to sell the land, you are forced to sell the house and leave. So, you are not really an owner, you are a guest with privileges. You have to obtain Filipino citizenship to buy land and become a true owner. You don't want anybody have any power over you.

Yes, it's a shady deal for the foreigner. Here in the US, Filipinos can come over here and buy whatever property they can afford. They can also become US citizens without renouncing their Philippine citizenship. They can also get divorced and an abortion if they so choose. US citizens won't be making a step up by becoming a Philippine citizen.

@@AngelOnEarth0614 Yes, I understand the reasoning. It's probably best for Filipinos who earn little compared to many people from the West. If Westerners were allowed to purchase land, they'd snap up all the prime real estate and run up prices. That makes sense to protect the native population. It's also what foreigners dread and makes other countries look more appealing.

Very useful... the term "userfruct" for a document here in the Phils I find very funny as it sounds close to another word we are all familiar with, (just remove the second "r" and would be very appropriate term for what we expats sometimes deal with as a foreigner. I go back and forth thinking about owning house vs condo or just continue renting as I have for 15 years now. I will look into the userfruct document. But after reading some comments already made it sounds pretty useless, because a Filipino family rights to land always beat being a foreigner here.

Pea: That house would be somewhere in the area of about $750K CDN near my area. The pool itself is a nice feature with the "Sports Bottom" style of pool. It is called that because it is deepest in the middle of the pool so that you can put up a net across the middle and play water volley ball while playing in the pool. (I used to install pools like that at one of my occupations in life) With all due respect, the price of that house with all it's benefits, it is a steal! No electricity or water bills, low taxes, and reliable internet, it's a paradise all in it's own for a super reasonable price. Great video Pea and Alma! keep us in the loop about things like this.

Pea, I have seen you climb a tall coconut tree for the booze! lol I live in central Florida outside of Orlando and for comparison my house is 2470 sq. ft. and 450 sq ft garage and no pool would sell for approximately $500,000.00 so the one in Bacong is a great price. Alma, thanks for the tour.

problem is you really can not compare prices here in the Philippines and the USA for instance. All too many people think well the price is high but cheaper than the USA so it is a good deal. The real thing is it is not the USA, and prices like this is high for the Philippines. Your pool of buyers for this price range is very small.

@@davidglad I've often been criticized for my point of view so I explained it like this. I don't want to be tied to anything except my wife and her family. Why buy house and lot at 60 years old? Who am I going to leave it to? For what reason? What am I going to do with all the money that I saved by buying house and lot? It's better we just air BNB our way across the Philippines exploring. No worries, no cares, no commitments. Just enjoying our lives and traveling.

Solar Systems, Water wells and Pool pumps will need Chlorine and regular maintenance to upkeep. Its a very luxurious home and in a quiet neighbourhood.

Great video as always except you forgot to mention a very important thing solar power does not work at night so unless you have outside electricity or some kind of backup you have no electricity at night.

Solar panels have batteries. Solar energy charges the batteries. How do you not know that?

@@KKemp-bt6nl That's an assumption. You can't say with any great certainty that there is either any or sufficient battery storage. It would make more sense to have some, but not in all cases and not for all budgets. Some use solar only for power smoothing (guarding against voltage fluctuations) and short-length blackouts (brownouts). I have neighbours with solar (as I do myself) - some have grid-tied systems with plenty of battery and some have minimum battery and after a few minutes need to use a generator. Most I know have smaller, standalone systems for powering essentials only, such as lighting and refrigerator. You could also try to be a bit nicer in your tone when replying to other peoples comments.

@@KKemp-bt6nl My wife and I have just bought a new-build property in the Philippines. Guess what? Solar panels and no batteries! The solar energy supplements the supply from the grid. Excess solar energy is also fed back into the grid, effectively you sell the electric company some of your solar power. Loved the video Pea! Very beautiful place ! Where i live , that house would sale for 450,000- 500,000. I was in California last year on vacation. I was looking at some homes for sale and saw some that were not nearly as nice as that home and they were 900,000 to 1.1 million dollars ! Thanks Pea! Have a fantastic weekend!

One thing strange I've noticed is that, even in houses built by/for Westerners over there, they still don't design any closets into the house. It always makes the bedrooms look so strange to me, not seeing any doorways to closets. They also never put trim around doorways or windows. I guess maybe that's due to trim being made out of wood and houses over there being built with very little wood. It would be interesting if you could find a truly American-style house over there, built the way we build ours here, and talk to the owner about how they managed to do it. If such a thing even exists, though.

I agree that walk in closets are a rare thing here . Door trim's on the other hand are very common . They call it Hamba in Tagalog . Trim around the window i can't remember ever saw one here .

That house is slightly bigger than the house I bought in 1999 when I got married. The house we got back then was brand-new and cost $300,000.00. It was built around a golf course and I never played golf on that course ever. I did go to the clubhouse and buy Tiger Woods hats though. I have been thinking about investing in a condo too. I would definitely consider that house and that price is good too. I wish it had a bathtub though but it does check off the other boxes for me. I was wondering how far away is it from everything and I would probably need a car too. I like Alma and anything legal I would definitely be talking to Gracie. I appreciate this video, and any future real estate ones... The price is okay. I'm not a big fan of the house itself. I admit I have high standards though. I really like the large, private provincial backyard and pool however. That alone is worth $280,000 to me. 👍😃. Very nice.

That is a nice house but seems a bit pricy for what the house has to offer. I love that the rooms are not tiny but who ever came up with the style lacks a lot of style. I would think Pea could build a better style home. She did for her family and that house came out beautiful.

Would be good to have a lawyer explain the various ways around this and their advantages/disadvantages: 1. Have a long term lease, which the filipina would be legally required to honour if the relationship ends, i.e. she owns the land but you can keep renting it from her. 2. Structure the transaction as a loan, so for example, you lend (not give) her the 16 million pesos to buy the house and land. If the relationship ends she has to sell the house to repay the debt. 3. Set up a trust, where the trustee is someone independent who you can trust completely (e.g. a law firm you have vetted thoroughly) and they are the legal owner with you as the beneficiary. There could be other ways.

Nice area! Since you mentioned California. That is like my house here in Los Angeles. I have a pool but behind it, I also have a grass badminton/volleyball court. My lot size is about the same, I also have a double lot here. Pea can't resist climbing a tree! lol So in USD, that is 286k and mine is worth 1.2 million. That's the difference in locations for comparable properties. We don't want to talk about the property tax differences or electric bill differences, LOL! Property tax is about 10k a year and electricity is about 500-600 a month in the summer with the A/C at 72f 24/7. So there are the differences between California and there. Personally, I don't want a pool anymore it is a lot of upkeep that I am burned out doing and I never go in it anymore, it is a yard ornament! Thanks for sharing my friend! It's interesting in many of these nicer homes...the kitchen is almost an afterthought ? I invested quite a bit of time and money in the kitchens in my home and condo. Kitchen in my house is quite large and is wonderful for entertaining. I would think... given the food centric celebrations I have seen in the Philippines...that the kitchens would be much nicer/larger with better/more appliances.

I'm with you Pea. This idea of shoving the bed right up against the wall or in this last room the window area I'd rather have an end table there so you can be accessed by foot. Thanks for showing. Maybe one day, I will buy a house there. In the meanwhile I have to get my wife's dual citizenship as she gave her Philippine citizenship up when she became a US citizen. It's an easy process done at the consulate locally here in Los Angeles with easy application a couple photo's, a little money and 1/2 day drive and oath.
