The rental mail boxes needs to be the business with shipping services as secondary (counter in back, rental boxes in the front). Her low occupancy of rental boxes tells me either her marketing isn't up to par (more google ads) or she is just in wrong area. The fact that UPS or Fedex store isn't anywhere in area is concerning. They are exceptionally good at spotting areas with enough foot traffic and income earners who ship frequently and entrepreneurs who use rental mail boxes. You can be only 1/4 of mile from ups or fedex store and still be successful because this business is ultra local (they will go to one that is closest to them). Locate large muli-family home structures - which are everywhere now and see if there is store opening close to those homes. If your lucky a store will be available next to high foot traffic retail like nail or hair salon.

She can also provide mailboxes to those who travel for a few months at a time. I do like the idea of having shelf space for businesses that have physical products in her store. She can also host networking events and offer product launch services for the local businesses, etc.

Only a 160 mailboxes? Our store has around 700 mailboxes. 4 different sizes. If all our mailboxes were rented we would be making around $190,000 a year. We have about 450 rented out of the 700. And roughly 60 are past due. Problem with mailbox stores is there a lot of work that people don't realize the amount of manual labor and extra amount of extra tasks you have to do the longer you're open have to do the longer you're open. Especially when a mailbox closes and another customer takes over that mailbox.

Notary you could make money but it cost about $700 to become one fingerprinting you also need a certification and then you have to pay for a $5,000 fingerprinting machine but it could pay off in the end
