The reason they don't move is a lot of landlords won't accept Section 8. Some tenants have mobility issuing making moving an even bigger pain and most places have stairwells.

Not to mention a lot of section 8 tenants trash the place. (I know I’ve rented to 9 of them) a lot of people when they don’t have a stake in something (like actually paying rent) don’t actually care for the place. Just a fact.

Not talked about as much because people assume section 8 has only nightmare tenants which isn't true. And a 600k home is fine if that house will be worth 700k in a few years this model is more based on cheap properties with higher rent so you will cash flow on these properties but these properties will never appreciate in value most of the time, unlike that 600k home.

Biggest catch is the tenants aren’t ideal and trash the home but you can prevent that by pre screening tenants before hand

They want you to buy a rundown house with a laundry list of issues out in the middle of nowhere in the U.S for 80k and use section 8 to rent out the house. And these naive people who doesn't know anything about real estate actually think that a property manager alleviates all the burden of owning a rental property and you would have to do absolutely nothing. As an experience investor I could tell you that this is complete and total nonsense. Tom shows off his flashy cars, mansions, and yatch, that is being financed by his course selling Moreso then his section 8 properties and everyone believes that section 8 is a magic formula that will make you extremely wealthy in no time. which isn't the case.
